"The villa is run down - as we expected from previous reviews, but I think it's reasonably priced considering when it's a large group. I'm not sure the pool area is safe, or how clean the kitchen is but we had a nice time. Leo was really lovely and it gets the stars because of him. It's a shame the owners don't invest in fixing things up and investing in it because it has a lot of potential. "

"This house was in a great location. There were so many things we loved about the house, mainly the out door areas. The deck areas and pools were perfect! The house had plenty of room for people to relax on their own. And it had great access to the beach. Just know that it is an older home, it is well cleaned but things need upkeep. Also know that the mattresses are very firm, they were ok for us, but softer would have been nice. And it was a bit hard to not flush toilet paper, but they did...

"The design of the house is beautiful, however not functional for a group of 10 because of the bathrooms. There are 2 en suite bathrooms and another single bathroom for all others to share. It ended up being 6 of us trying to share a single bathroom. We thought we could share the en suite bathrooms but it wasn't easy if someone was in the room, the door was closed, or during bedtime. "Villa Mayan Breeze was such a great experience for boys trip. There were 13 of us. The loungers and the vibe outside by the pool were immaculate and a short 2 min walk away from beach. Would recommend 10/10."
