An amazing place in an amazing location.

This is an excellent place to stay and as a base to visit the surrounding area. Such a great location and an excellent host who has attended to every detail that makes for an excellent stay. I would recommend Coal Yeat to anyone who wants to visit the area. Thanks Emma for your hospitality.

Perfect bolthole

Lovely, well equipped and tastefully decorated. Such a peaceful position with beautiful views. We really enjoyed our stay, the games room was a real asset for our boys (age 11 & 14). Great access to Coniston & southern Lakes.

Wonderful

We had a fun and relaxing stay with our four kids and two dogs. The cottage was clean and comfortable. The kitchen had everything we needed. There was also loads of games and plenty of information about the local area in the cottage. Thanks for a great stay!

An incredibly beautiful home in an incredibly beautiful place!

We absolutely loved our stay and would return in a heartbeat. Great location, amazing home and surrounded by great places to visit. I loved the book that the hosts have created where they answer a million on one questions and provide some great recommendations. I have absolutely no hesitation in recommending this dog friendly, family friendly and well being friendly holiday home!

Quiet getaway

Yan cottage was well equipped and comfortable. We particularly enjoyed the games room and honed our pool and table tennis skills. Parking was excellent as were directions. Too much to do in the local area over the weekend so we're sure to be back.

Very good accommodation

We had a lovely long weekend here, the cottage was very rural with breathtaking views. The cottage was beautiful with everything you needed with welcome pastries and fizz! The only downside, we had a family upstairs with children running around early morning and late at night which was a little disruptive but overall a fabulous place and would definitely recommend.

Outstanding location and property

We have been staying in the Lakes for over 30 years and this is definitely the best ever! The location is superb and the views amazing! We loved the very rural setting but it wasn't too far to nearby villages and Booths (our favourite grocer) in Ulverston. Emma left us a fantastic selection of welcome goodies, along with toiletries and kitchen consumables. We have already booked to return in May - can't wait!

Amazing!

Emma is the perfect host. She is close by if any help is required but not imposing allowing you to have your own personal space. The location is perfect, over-looking the mountains and in a very quiet environment. The local town is only 5 miles away to access local pubs and shops. We look forward to returning in the near future.

Couldn’t ask for a nicer stay

Emma is an amazing host and went out of her way to make sure we were comfortable. The welcome pack was lovely and she had put the heating on to ensure we were cosy from the moment we arrived. Everything you could need in the property for a comfortable stay, in a beautiful setting which is very tranquil - ideal for us as we wanted somewhere quiet where we could go for some beautiful hikes. Very dog friendly and a wonderful place to base yourself for stay visiting the Lake District. Highly recommended.

Luxury Cottage

We stayed in Yan cottage for 6 nights and Emma couldn't have been more welcoming or hospitable. The cottage felt like home from home and was extremely well appointed throughout. The little touches like the welcome card and a bottle of wine were much appreciated ( Emma left much more for us in a welcome pack) and we all immediately felt comfortable and at home. Our two dogs were also welcomed and loved the walks and freedom of the stunning area. We would recommend Coal Yeat Cottages and hope to return again soon. Thank you Emma.

Beautiful rural get away!

Just spent 3 nights staying at Yan cottage with my family, lovely warm welcome on arrival from Emma who also left us a generous welcome pack of goodies inside the cottage. Coal Yeat is situated in a absolutely breathtaking rural setting yet close enough to local amenities and lake district attractions within a short car drive. We found the cottage spotlessly clean and furnished to a beautiful high standard, with lots of cozy cushions and blankets to snuggle up on a cold evening. Always plenty of hot water and lovely thick fluffy towels in both bathrooms. The games room next door was a big plus ensuring our family fun continued after returning from our day activities. The only disappointment for us was noise from the above cottage (Tyan) we could hear and feel every footstep the family upstairs took, so was unable to get the full all round peaceful atmosphere this tranquil setting could provide, this aside, I would 100% still return however staying in one of the other cottages next time!

Quaint and beautiful

We stayed in yan cottage and Emma welcomed us with cake and wine. Following the Covid instructions everything was clean and safe,thanks to Emma. Beautiful home and wonderful views. We hiked nearby and being with nature brought lots of peace after staying indoors for 13 months. I felt very safe and in love with disco(Emma’s dog).miss her too much.. If you want a beautiful and quiet place away from city but not very far away.. it’s the place. Emma had clearly put all the instructions and nearby roadmap. We felt very safe and do recommend it

Perfect

Absolutely loved our break. Cant fault it. The cottages are beautiful and really well stocked, the dogs loved it. The scenary is fantastic. Games room an added bonus. Hosts are brilliant and really did think of everything and more from bread, milk, butter and wine on arrival to one of the nicest homemade ginger cakes I have ever had. Thank you Emma, we will all look forward to visiting again!

Wow!!

The views from this place are amazing! I could not stop looking at them. The house is perfect, so well decorated and very homey. We did not want to leave. Emma was fantastic! She left us delicious goodies and some farm fresh eggs. I highly recommend this home, it was great!

Perfect

There is nothing that gives you that get away feeling like driving down a track! Then you see the lovely properties that make up Coal Yeat. We were in Yan and it was perfect for our needs. You are close enough to the motorway and also to go into the Lakes. There is a butcher and chippy nearby, plus a couple of pubs. I was reminded of Christmas morning when my excited husband woke me to tell me I had to get up to see Coniston old man in the sunshine, the view from our front door! Everything you want is there and more than in most places you don't need to buy the little bit of salt, oil, herbs ketchup etc as that's in the cupboard. You have bread, butter, tea and coffee and milk provided and eggs are sold right outside from the farm chickens. Look out for Milo the very friendly dog who loves a pat! Thanks Emma for a wonderful stay.

Lovely well equipped property all round

Would like to recommend Yan to anyone seeking a lovely quiet location. Fantastic for children with a well equipped games room. Had a lovely 4 night stay and look forward to returning sometime soon.

Luxury in the middle of nowhere

A lovely property. Top spec with fitted kitchen and an en-suite master bedroom. Full Sky package, DVD's and board games. An adjoining Games Room with pool table, table tennis and darts. 200m from the nearest main road so really peaceful.Clean and well maintained and the owner was on-hand and made us feel very welcome. I would highly recommend this cottage. We used it as a base for a weekend of cycling around Coniston Water and Windermere. Too far from the nearest pub which shuts at 20:45hrs anyway so stock up with booze!
