    The Space:

    Welcome to your tranquil jungle retreat, a ground-floor home designed for relaxation and comfort. The private pool offers a refreshing spot to cool off and enjoy the tropical surroundings, perfect for lounging or a gentle dip. Around the pool, you’ll find comfortable seating amid greenery that enhances the peaceful vibe.



    Step inside to a bright living area with natural light flowing through floor-to-ceiling sliding doors that open to the patio, creating a seamless indoor-outdoor flow. The tasteful Yucatan-inspired decor features natural wood finishes and soft earth tones for a calming atmosphere.



    The fully equipped kitchen invites you to prepare meals easily with modern appliances including a stove, oven, microwave, and coffee maker. A spacious dining area is perfect for enjoying your meals or gathering with friends and family.



    Bedroom details:

    - Bedroom 1: King bed in the master suite, ensuite bathroom, and access to a small private patio

    - Bedroom 2: Two double/full beds with access to a private garden patio

    - Living area: Double pullout sofa bed for extra guests



    There are two bathrooms in total, making it easy to accommodate up to 8 guests comfortably. A safe box is provided to secure your valuables during your stay.

    - This condo has a perfect location just about 1.7 km | 1 mi to the vibrant Tulum town or "El Pueblito" and is located in an upscale residential neighborhood with beautiful lush walking trails with easy access to the beach road to walk around town.

    - The start of the beautiful beach road at Avenida Coba is 2.6 km/1.6 mi, and from there, at the fork in the road, you can go north towards Tulum Ruins or south pass loads of shops, boutiques, cafes and jungle eateries, beach hotspots and beach club entrances.

    - You'll be near the ancient Mayan ruins, incredible cenotes, water sports, Tulum's famous dining, and beach hotspots, all only a few minutes away from your door.

    - Close to commercial shops and grocery shopping.

    - Golf courses within reach as well as cool X-park/Eco-park attractions too!

    Electricity & Internet outages are a reality in Tulum and completely out of our control. If our guests experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.



    Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.



    This condo is in an area with its own 24-hour guarded security.



    There is no daily housekeeping, but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.



    Electricity is not included for stays of 7 days or more. A meter reading will be recorded on arrival and check-out days. Long-term stays are charged a fixed rate of $5.22 pesos per kWh. Consumption will be charged through the booking platform or deducted from your security deposit.



    Guests will be requested to sign a Rental Agreement upon booking confirmation.



    A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



    HOUSE RULES

    - Travelers must be at least 21 years of age or older to book.

    - No smoking of any kind (tobacco or cannabis) is allowed at the property, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.

    - No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.

    - No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

    - Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.

    - Renters may be required to provide a government ID on the day of checking in or during their stay.

    - Please avoid moving furniture.

    - Pets are not allowed on the premises.

    - The use of music devices and speakers in common areas is prohibited.

    - We ask that you please adhere to the rules of the condominium complex during your stay. You’ll be required to acknowledge and sign upon arrival.

Wonderful condo close to the city and beach

We had a wonderful stay. Everything was as described and we had no problems. It’s a beautiful property in a great location. Highly recommend.

We didn’t have WiFi the first 24hrs of our stay &’ I missed business calls The next the the water was off all day long couldn’t shower after the beach was dirty all night until the next morning when water finally came on … great room but not the best host

I spent 40 days in this apartment, and I must start by giving credit to the management company, Stella Rentals, for making every effort to make us feel comfortable in what is otherwise an outdated place.For starters, let me highlight the good: great location, private, with easy access to restaurants, supermarket, and the beach (note that Tulúm beaches are mostly not public and you’d need to pay a minimum consumption to get in). The apartment is spacious and has a good layout.Now the apartment itself is old, outdated and like I said, some things are damaged. I believe it’s one of the many cases in Tulum where the owner does not want to invest capital in a town that no longer has the appeal that it once had. The pool is concrete and has a cloud of dust once you get in, even after many cleaning attempts. Inside, the kitchen and utensils are old and not in good condition. The internet does not work well in the bedrooms, even after the management company installed a booster. Again, much credit to the management company for trying to make us feel comfortable and being nice about the almost daily issues that appeared during our stay.Overall I suggest that if you’re sure about visiting Tulum, you look for other options as I later found here.

No running water

The property looks very nice and is well designed. The main issue is with the water. On day one the water seemed to be flowing somewhat okay. There was very limited hot water but it was not much of an issue. On the second day things began to go sideways when water was cut off completely which was very annoying. It made showering impossible which is not ideal when you are covered in sand from the beach. We were very lucky to have a pool to use as a reservoir to flush the toilets. Management attempted to fix the water situation which worked for about an hour prior to cutting out again. Management did not offer to help in anyway after the water cut out a second time and even requested verification that the water was truly not flowing. After a day of using pool water to flush the toilets the smell of sewage began to woft through apartment. Having no water and no help from the host just made the experience terrible for us. Water was not restored prior to check out which means I smell terrible on my flight home. I would avoid at all costs
