Rome was difficult
Entrance hall floor is dirty and hall is not well lighted. Msged owner day before that we would arrive at noon and would we be able to checkin. No reply. Msg again early morn of arrival and response was “ yes will meet you at apt”. Arv at 11:50 as of 12:30 no one had come. Called owner and she said checkin 3:00. Replied “ you said ok to check in early and we were on the sidewalk with luggage. Finally after another call she arrived at 1:40pm so our first hour and half in Rome was spent standing on a sidewalk. We also arranged car service with her for airport and never heard from them on confirmation so msg owner to cancel it and we took train

Dear Keye I'm sorry for our misunderstanding, unfortunately can also happen to us hosts to have difficult days, and coming from 2 days in hospital, unfortunately I misunderstood the message. anyway you did your early check in, and I told you for yel to go to a cafe for a coffee, that I would call you 5min before my arrival. all the rest i'm sorry but it's fake, the floor was clean, but when you came in with the suitcases you left a trail of dust, which was clearly sidewalk dust, certainly not the one that forms in the house. in fact when I went out I heard creaking under my shoes in the corridor, near the door, like the typical mud that comes from outside. As for the car service, you have canceled it, certainly not me, I also have the screen shots of the messages on WhatsApp, where I pointed out that the cost of the train was equal to that of the car ... inviting you to reflect, but I have not received a reply. But I imagined this review from your angry faces, but I'm okay with me and my staff, next time you raise your budget maybe you will find better. as you can see the other reviews are all very positive, his is a voice out of the chorus that I expected, given the persistence of your rude intransigence, which I am very sorry not to have been able to sweeten Best wishes

Close to good restaurants
My roommate from college and I liked being close to the train station. The Metro stop was also very close. We didn’t use the kitchen but it looked like it had everything you would need to cook. We liked having two bedrooms and two bathrooms and slept great. Good restaurants just a few blocks away. Francesca was an excellent communicator.

Burden should not fall on the guest
I really thought about this review.Every time I look for a property on VRBO, I look at the reviews & know that some of us are a little more picky than others so I read the reviews & take them with a grain of salt.When I communicated w/Francesca, she was awesome.She was attentive & gave me a lot of info She seemed to have a bit of a problem with the English language, but she is Italian & why should she know how to speak English & more than that, write it.When I booked my stay, I made a mistake on my check out date & the length of the days the extra guest would stay, ( there is no box to check how many nights an extra guest will stay) . I had reserved & paid for 6 nights and had added an extra guest for 6 night when in reality the extra guest was there only 3 night & I needed a reservation for 5 nights.Francesca was kind & worked with me.Because I reserved the property after the 100 % refund policy, I could only received 50 % of the amt paid. Francesca was kind & refunded me 50 % of 1 night.Yet, I am still waiting on the 50 % of the amt for the extra guest.I feel she did not understand English well enough so I am giving her the benefit of the doubt.Regardless, it has been over a month for that 2nd refund to be done.I still do not have it.Moving forward, Francesca had a health problem so when we arrived we met her mom & son.Our stay was for 5 days.In those 5 days, there was no water in the mornings for 2 days which I can understand might not be her fault, but I feel she could have given us the heads up.We did email her through VRBO and texted her through WHATSAPP with our concerns about the water and also asked her in the same emails and messages about our problem with all the drains being clogged up.She only replied about the water being a city thing, but never addressed our concern about the drains.So we showered when we could, with our feet immersed in dirty water.I do feel badly about her not being well and I hope she is well now. I wish she would have had a back up contact for us to communicate with & get things resolved. I took responsibility for my date mistake & was ok w/the rules of getting 50 % back for my mistake.If you do chose this property,make sure contacts are readily available in case issues arise. As much as I dislike to say this, successful businesses have a contingency plan and after all, the burden should not be on the guest to resolve any issues with the stay.

Dear Cecilia thank you for your truthful reconstruction of the facts. For first i understand very well ENGLISh, SPANISH. AND LITTLE LITTLE FRENCH I will attach at the end of my replay, all the Infinitys messages you sent me practically every other day, of similar length to this review. it's not a question of not understanding a language, but rather of getting lost in rivers of words that could be summarized in 4/5 lines. Surely I unfortunately felt very bad on the morning of check in, the other two staff members who are my employees were to do another 2 check ins, for this I had to send my 72 year old mother and my 16 year old son, who certainly don't speak languages like me. I do this job from 2010 , managing 10 apartments. So to say that I don't understand English seems silly to me, like trekking that a painter doesn't know how to use brushes and colors. Unfortunately I was really very bad, until yesterday I was still bent with pain. But that doesn't have to be your problem. But your continuous and infinite messages, with requests to which I had already answered several times, made me uncomfortable. It was as if you didn't listen to my answers. Moreover I have guides and info already on the different sections of listing, you can find more of your repetitive questions in the portal. I'm sorry if the water went out for half an hour in the morning at 6.00, but it happens all over the world, when the electricity and gas and water companies make jobs. I cannot do nothing for this. I never said that they are city things, but they are things happened in big cities,,mostra in so hot sumero.. . but we always talk about half an hour of time without water in the early morning.!!!! The drains were not at all clogged, the cleaning company cleans every the drains of the showers after every stayed,from the hair of the guests, especially women, who end up in them. Maybe yours had ended up there too? No guests in 12 years has ever told me to wash in my showers having their feet in dirty water, I have replied to all your observations now? I think having to use a modality like yours,. Almost as novel. I hope I can attaching the screenshots of what is described, of all your messages Like your review. I'm sorry if I could not be up to you but I did my best anyway, I am comforted that you are a voice out of the chorus of the other 152 reviews. Good Life and good luck for everything Hugs

Central location for visiting Rome
The appartement next to Termini station is nice and well located to reach by public transport any places of the city. Francesca and her partners were very friendly and helpful, proposing solutions to any problem. The apparement is clean and easy to leave. He somehow needs some repairs to be perfect.

Dear Vincent Thanks 7for your words, you have reason about little details to repair, but from April i had having ever the apartment full,, fortunatly!!!, so I couldn't do them. Anyway more of them were damages of some guests, that didn't have your behaviour and polite. So thanks again to rispect my home and the rules of it. Average apt.
Good property manager. Average apartment. Close central train station and subway. Area is OK. Storage area off kitchen needs to be cleaned up. A/C did not work one night, but probably the remote needs replacing. There is a lift, but tiny.

Central Location
Francesca was extremely helpful and friendly and rented us her apartment for two nights near Rome Termini. It has excellent access to the metro, train, and local sights. It was a great place to crash after a long day of sightseeing.

We love Roma!
Had an unforgettable time in Rome! Francesca was very helpful and her partner is very nice and clean. The nice shower at the end of a very hot day was the best! There were some city taxes that we did not know of that we had to pay in euros. Just FYI! Enjoy!

Next to Termini
Francesca is a great host, accessible, responsive and helpful. The location next to Termini is nice. We thought the Termini food court was awesome with fresh foods and a bar. The apartment and rooms are roomy, the beds very comfy. The bus stops were close. As we’ve found around Italy, there are no trash cans in bathrooms or bedrooms. I think it would be nice if Hosts always leave a bottle or two of water in fridge in summer. Good price, good location, comfy beds! Thanks Francesca!

Casa perfetta in posizione strategica
Casa perfetta....arrivati anbiamo trovatoad aspettare il ragazzo del check-in che ci ha mostrato la casa e ha fatto tutto in poco tempo per non disturbare più del dovuto. Casa pulita e con acqua fresca in frigo che abbiamo gradito data la calda giornata di viaggio. Camere spaziose e pulite con bagni separati.....ben puliti e appena rifatti. Aria condizionata in entrambe le camere e cucina fornita dell'indispensabile per cucinare. Da tornarci sicuramente per un prossimo viaggio nella capitale.

Very nice - Great location, Clean, Comfortable, Equipped
Stayed four night here is the middle of a 23 day European jaunt. Francesca was absolutely delightful.. Our flight arrived Rome early and she met us at the apartment and allowed us to drop our luggage before check-in while it was being cleaned so we could start exploring Roma. She talked with us about the best ways to get around. She advised us on things to see and the best times to see them. She made several excellent restaurant recommendations as well. The apartment was very nice and location was perfect. It is near the metro (1 block) and Termini (3-4 blocks). Leonardo Express from FCO and it's a very easy walk to the apartment. There are lot's of places to eat near by. We walked to the Forum in about 20 minutes. The apartment was very clean and will maintained. There was a fully equipped kitchen but we only used the refrigerator and made coffee. It was early May so we left the windows open and didn't need to use the AC and the apartment was very comfortable. There is a washing machine that we took full advantage of as we were 12 days into a long vacation. There are groceries near by and a pharmacy for C19 testing around the corner. Both beds were very comfortable. I can't say enough nice things about the host. She was marvelous and very helpful and easy to reach. Francesca, thanks for all your help. You and your apartment are phenomenal. We will be in touch again when we come back to Rome.
