VRBO Booking: The correct amount for taxes is 14% of the total amount for nightly rate, service (cleaning) fee and host fee. For some guests the VRBO system has charged twice that amount for taxes. They will refund the overcharge but you have to let them know. Please check that when comparing prices with other options!

Hike or bike the Buttermilk Trail and Forest Hill Park. Kayak the James River or just sit by the water at Belle Isle. Walk along the Potterfield Bridge for an up-close view of the river. You will be just across the river from the Virginia Museum of Fine Arts (VMFA) and Maymont Park. Perfect for outdoor lovers who need to be in the city.

The entire guest suite is yours to enjoy! This intimate one bedroom suite was bulit in 2023 and featues an open concept design, lots of natural light, a comfortable queen size memory foam bed, a rainhead shower in the bath, a small kitchenette and an electric fireplace in the living room for a cozy evening in.

Kitchenette: This small area includes all you need to cook simple meals when you don't feel like venturing out to one of the many excellent resturants that Richmond has to offer. Appliances include a single-burner Cusimax hot plate, microwave, toaster, and blender. The coffee maker offers several options so you can brew a single cup or carafe with ground coffee or use a K-cup for single servings.

Living room: Relax and enjoy the large 4k Roku TV. You have free access to Disney+, Hulu and live TV via Youtube TV (which includes live ESPN and ESPN2). Feel free to sign into your other streaming services as well. The desk includes a bluetooth keyboard and mouse and high speed internet.

Bathroom: Full bathroom with all the essentials, including a hair dryer and makeup mirror. The large shower with seat has a rainfall shower head and separate shower wand. And the heated floor adds an extra touch of luxury.

Bedroom: The bed has a queen size memory foam mattress with several styles of pillow so you can choose what suits you best. There is a second 50" Smart TV in the bedroom. To reduce the amount of light in the bedroom there are blackout curtains for the windows and in the openings between the bedroom and the living room area. The mid century style sofa in the living room can accommodate one person for sleeping. It does fold out to provide extra sleeping space.

Deck: There is a private deck in the rear that is just for your use. Enjoy a cup of morning coffee in your own outdoor space. In the spring the camellia tree just off the deck offers wonderful red blossoms.

This guest suite is a separate section of our personal residence. We understand that most guests prefer the privacy of independent travel so you probably won't see us at all during your stay! The household in our portion of the home does include three cats. While we try to restrict their access to the guest suite at all times it is possible that one of our kitties has spent some time in the area prior to your arrival. All bedding will be freshly laundered and the sofa will be covered until just prior to your arrival. We mention this just in case someone is HIGHLY allergic to cats.

Parking and access: This first floor guest suite has it's own sidewalk and separate entrance. You can park just in front of the sidewalk on the street. There is a wheelchair ramp about 100 feet from the sidewalk and no steps from the sidewalk to the suite. With the smart lock you will have your own code for entry.

• To the Hollywood Rapids area of Belle Isle 1.2 miles
• To the Reedy Creek Trail Head (river access for kayaks, etc and a good spot to join the Buttermilk Trail) 0.5 miles
• To Forest Hill Park 0.5 miles
• To the Potterfield Bridge 1.1 miles
