Lower Coombe Royal is hidden away among acres of historic gardens on the edge of Kingsbridge in South Devon.
There are 8 acres of beautiful gardens and woods to explore and all within 10 minutes walk of the amenities of Kingsbridge and 15 minutes drive from the beautiful sandy South Ham`s beaches. The Loft is a great base to explore the local area, we are also within easy reach of the South West Coast path and Dartmoor, but there are many wonderful walks straight from the property too!
The Loft is located above the garage of the main Edwardian House. It is accessed through the garden and is located directly next to the play area, it has its own private seating area with a small lawn and a BBQ. The Loft has its own allocated parking space, approximately 50-100 metres away.

An open plan kitchen/dining/living room with a double sofa bed which can be made up to sleep an additional 1-2 guests. Alternatively an extra single bed or travel cot can be erected in the bedroom for a child. There is an bathroom with a shower, toilet, basin and heated towel rail.

Well behaved dogs are welcome- £25 surcharge applies.
Please be aware that the garden for the Loft is immediately next to the play area, this may be a little noisy at certain times of day mainly in the school summer holidays when we have families with children staying on site.

We understand that travelling with babies and children can be stressful at times. We hope we can lessen this by providing everything you could possibly need during your stay. Please see the list below for items available:

The front door enters the open plan living/kitchen/dining area, there are hooks for your coats and space for your shoes and wellies. The open plan living/kitchen dining area has a large leather sofa with a television with FreeSat/Netflix/Amazon Prime and BBC IPlayer.
A well equipped kitchen with dishwasher, induction hob, oven, microwave and an undercounter fridge and freezer, allow you to enjoy cooking in as well as eating out in the many lovely local eateries.
There is a small utility area, with a washing machine and a drying rack for your use.
There is a bathroom with a shower, toilet, basin and heated towel rail.
In the bedroom there is a king size bed, chest of drawers, wardrobe and bedside tables. There is space for an additional single mattress if needed for an extra guest.
Please be aware that there is a family home adjacent to the property. Whilst every attempt has been made to sound proof, it may still be possible to hear the sounds of children playing outside on occasion. We are more than happy for you to let us know if you are being disturbed in any way at all.
The Loft has its own parking space and is accessed down a path across the play area, down 3-4 large sleeper steps.
You are welcome to explore the 8 acres of gardens and woodland.
On site we also have the Coach House (a cottage sleeping 6) and 3 safari lodges with hot tubs. Each lodge sleeps up to 6 people. They are located in the orchard and beyond in the woodland and on the hillside.
In addition Eucalyptus lodge is specifically set up to provide accommodation for those with accessibility needs to include a hoist for the hot tub.
Myself, my husband Paul and our three children live in the main house next to the Loft. We will usually be on site and are available to answer any queries you may have, but will also give you your own space to enjoy your holiday.
Kingsbridge is a historic market down situated just 10 minutes walk. It is situated at the top of the Salcombe estuary. Local amenities include supermarkets, restaurants, cafes and numerous independent retailers along the bustling main street. During the summer the ferry runs down to Salcombe and back.
There are numerous beautiful beaches within 15-20 minutes drive including the surfing beach of Bantham.
You can access Lower Coombe Royal by public transport. There are buses to Kingsbridge from Plymouth and Totnes. The Totnes bus stops near the end of the drive. There are regular trains stopping at Totnes. From Kingsbridge it is also possible to catch a bus to Salcombe and other surrounding villages/towns. Please do not wear shoes inside the property. Please leave the property clean and tidy and do not leave dirty dishes etc on departure.

The Loft
The property was lovely and was everything that we needed. The bed was fantastic and the best sleep had in a long time.
Lovely walks around the gardens with lots to explore for kids ,parents and especially the dogs 🐕

Great location for a wander down into Kingsbridge for breakfast before heading out for the day. Close to the places we wanted to visit. Property extremely clean and modern. I hadn’t really realised the impact of the slanted roof so Chris banged his head a few times! We felt next time we would happily pay the bit extra to stay in one of your bigger properties so we have windows, an outlook and more ventilation. That is not criticising The Loft as we enjoyed our stay and it had everything in cupboards we needed. The fan was appreciated too thank you!

Can’t praise this place highly enough!
Gorgeous little place. Fabulous location for getting to Kingsbridge, Dartmouth, Slapton etc. immaculately clean & has everything you could need, fully integrated kitchen & modern bathroom. Bed is so comfy! Lovely lovely owners, go out of their way. Nice touches like a welcome basket with local produce. Lovely outdoor bit to sit in and BBQ. Would definitely stay again. Big thank you!

The Loft at Coombe Royal
A contemporary open plan apartment with excellent shower and toilet room and sizeable bedroom. We used the kitchen facilities extensively, loved the induction hob (must get one!). Very clean and comfortable and excellent information pack with several great walks in the beautiful Devon countryside. Ten minute walk into Kingsbridge which was a nice buzzy little town on an estuary. We had our dog with us and there were plenty of good walks in the immediate vicinity. I over-enthusiastically made toast on arrival, setting off the smoke alarm, which meant we got to meet Julie, the host, who was very friendly and helpful. No problem in recommending it for a couple, with or without dog!

No windows!
I know there is a photo online but we didn’t realise until we arrived that there were no windows at all with clear glass. We felt as though we were in a dungeon, admittedly a very clean and nicely presented one. The bedroom had a small frosted glass window, and the door had frosted glass. I like to be in touch with the outdoors, so it didn’t suit me.
Also it was extremely irritating to receive an email and two texts with instructions on the cleaning and tidying required on check out, and two remind
