The property is advertised as a premium accommodation with a 10/10 rating; however, based on our experience, it did not meet that standard. I would rate it closer to a 7.Upon arrival, there was an unpleasant odor throughout the home, and the property appeared quite dated. The furnishings, appliances, and overall condition felt old. Cleanliness was below expectations, with visible sand and dirt in the bedrooms and bathrooms, stained linens, and some broken furniture.The location is not convenient for Kona attractions, grocery stores, or activities, requiring approximately a 30-minute drive. The property is also not within walking distance of a beach and offers no ocean view. Given the expensive nightly rate, nearby resorts with inclusive amenities may provide better value.Pros: The owner/manager was very responsive and friendly, and the home is spacious.Overall, this property does not align with a premium or 10/10 rating.

The property manager was really great and the unit was really clean and well stocked. We love the location and the amenities. The furniture is fairly old and pretty uncomfortable (lumpy beds, easy chairs that have broken seats, couch that you sink into without support). Luckily we spent most of our time at the beach or sitting on the balcony (those chairs were excellent). Would stay here again in a heartbeat if they got new mattresses and living room furniture.

Been to Fairway Villas many times. Always a great experience. The AC didn’t work after day 1 Property manager came once. Worked for a day and broke again. He never returned. After repeated texts and texts to property owner, we spent remainder with fans. AC wasn’t working for 5 of the 7 days we were there. It was disappointing and willNever use this particular property manager or location again. I return to Waikoloa beach often. Will avoid this one due to poor treatment. We contacted them and gave them a chance to make it right and was ignored. Would Not recommend.

We had a wonderful stay here. The photos and description in the listing were accurate. Beds were comfortable and the area was quiet. Check in and check out went smoothly. We didn't have any issues. Kitchen had everything we needed (we ate all our meals at home). The place was clean and we appreciated all the extra beach gear. We would gladly stay again in the future.

This is the place you want to stay!

Our stay here was wonderful, from booking to check out and everything in between. The hosts were responsive and helpful, the beds and furniture were comfortable, there was plenty of space for my wife and I, our three kids, and my in-laws. The view from the lanai was gorgeous for sunrise and sunset. And they had lots of extras: swim fins, boogie boards, 4 beach chairs, multiple umbrellas, coolers, etc. Nearby A-bay offered a great beach to relax at while the kids swim and play in the sand. Some fish and turtles there if you’re snorkeling, but of course there are better snorkel spots. Queen shops and king shops had lots to offer for food and shopping, with miniature golf at the kings shops. All around great location, and fabulous place to stay. I honestly couldn’t say enough about it. Will look to stay here again any time we come back to Big Island.

This is our second time to this area but first time staying at fairway villas. This unit was wonderful, fitting 6 people (4 adults, 2 teens) comfortably. We loved the deck overlooking the golf course and lava, the pool and hot tub were beautiful, and it was conveniently close to the shopping areas and public access road to A bay. We also made good use of the beach chairs, umbrellas, boogie boards, and snorkel gear! Mahalo!

Enjoyed our 8 night stay at this third floor condo. Very clean and well stocked with kitchen and beach supplies. Comfortable king bed.We do wish there had been a reserved parking spot for this unit as we have had in other units in this area as it was sometimes difficult to find a parking place close to the condo. Other than that we did enjoy our stay very much!

Really enjoyed our stay. Elegant but relaxed is the way I would describe the feel of the unit and complex. We all enjoyed the mountain views: from the balcony Kohala, Mauna Kea, Mauna Loa, and Hualailai can be seen. Our college age kids loved having breakfast and lunch on the Lanai. There were plenty of beach supplies including folding chairs, umbrella, book exchange in the office, and coolers and everything needed in the kitchen.Peaceful and Relaxed just like the Big Island itself.

Wonderful Home Away From Home

The property was perfect for the six of us (two teens, me, my husband and my husband’s parents. There were enough beds for everyone. The condo was well stocked with a full size washer and dryer, a fully stocked kitchen and beach and pool things (towels, chairs, cooler backpack, umbrellas, boogey boards, etc). We enjoyed watching the sunrise on the lanai. The condo is walking distance to the shops and restaurants. We enjoyed our trip immensely and would definitely stay at this condo again. Mahalo.

Beautiful quiet condo and golf course views

The condo was beautifully decorated, spotless, and furnished with many cooking staples in the kitchen. The layout was perfect for our party of 3 adults, providing us with our own separate private bedrooms and bathrooms. Every morning we enjoyed our coffee and the golf course views from the lanai. After exploring the island, we returned to the refreshing central A/C in the warm afternoons. The shops in the nearby Queen's Marketplace were fun to explore and the deli in the Island Gourmet Market had a great assortment of food items to grab and go, along with some well-priced souvenirs to take home. We're already looking forward to our next visit!

Wonderful Family Getaway

We had such a relaxing stay at the condo. The condo was clean and equipped with all that we needed. We sat on the balcony every morning, drinking coffee and watching the sunrise. We used the beach chairs to enjoy A-Bay, a beautiful beach for swimming, snorkeling, and seeing turtles. There are two small shopping centers within walking distance, and a hiking trail around the property. The pool was nice and a perfect area to watch the sunset. All in all, we had a wonderful stay.

Clean piece of paradise

All the VRBO's we've stayed in have been clean and ready, but this place was above and beyond ready for guests. We had a great stay. The only drawback was when the golf hole was placed behind the palm tree (just kidding). Excellent location in a fantastic complex.

Great Condo in a Wonderful Location

The condo was beautiful and well equipped with lots of water sports equipment and extra linens. The location is superb, being within a short walk of both Kings Shope and Queen's Marketplace. The owner was great to work with in formalizing the arrangements. All in all, we had a great 20 nights in Waikoloa.

Close to everything in Waikoloa

We had a nice stay at this property. The pool is very nice, relaxing and quiet. We love everything Waikoloa and this location was close to everything we do in this area. Bonus was having two rooms with King size beds. We had quick responses to an issues we had which were not much. We recommend this property to anyone wanting a nice relaxing Hawaiian vacation. The home had every amenity we needed.

True Paradise

Our stay was amazing. The grounds are beautiful and the pool and bbqs are so close to the unit. The condo itself was perfect. Very comfortable with everything we needed included like all the beach gear and the kitchen was well stocked. Our whole group had an amazing trip and we’re sad to leave. Would definitely like to stay again in the future.
