    This rustic house has lots of charm (Not your Sheraton). The house has a private shaded backyard with large trees, large fire pit (FREE WOOD) lawn chairs, hammocks, picnic tables, games, provide a fun place for kids & adults to play & talk (Outdoor games provided), Two outdoor grills provided (FREE CHARCOAL). The frontyard has large trees and a garden/goldfish pond with a fountain, makes walking around the house a treat while drinking your morning coffee (Included). Enjoy rocking chairs or benches inside screened porches. Front & backyard are fenced in for pets. Very well heated and cooled for year-round lodging. (FREE INTERNET), Ruko TV/movies, ATARI video games & work place desk. This lake front property is walking distance to the community park that has, a large fishing dock, boat slip and swimming area. (Boats, Kayaks, canoes & meeting hall for rent for events). Lake Tawakoni State park is near by. You can also visit flea markets & antique shops in the area. Ham Orchards (Peach farms) & Canton flea mkt is a must see.

    We also rent fishing Kayaks, canoes, bikes, and fishing poles on request. Professional fishing guides at discount rates during your stay. There is an extra charge for the $Hot tub$. Please ask.

Came in for an overnight stay during a bass tournament. Was able to park boat next door behind locked gate. People were nice. Overall pretty clean.we were there just long enough to rest before tournament.

They say was amazing the home owner went above and beyond for us. Location was great the house was great and if you miss the country stay there it was just that. We really enjoyed the stay and will do it again.

Nice trip

Definitely older and rustic but close to the lake and what we were looking for. Ben was a gracious and attentive host that made are stay that much more enjoyable.

Scenic and Great Getaway

Weekend stay was perfect for breaking away from society with family and spend time grilling, games, and outdoors! Ben was great on recommending activites and making sure we had everything needed! Highly recommend!

The host was super friendly and accommodating. The The home was cozy and had everything we needed. Was much more comfortable than a hotel room for my family. The yard was ample space for a gathering. The kitchen was small but efficient, except the water. The water doesn't boil. It gets hot enough to cook food but it doesn't boil. Also the master bedroom doesn't have a TV and the tv in the kids room doesn't have an HDMI hook up. It was off season so I wasn't able to do much on the lake, but it was a cozy little stay for the holiday season.

Great Little Spot With FISHING!

We had a great time. Ben is a great host. Lots of games, indoor and outdoor available for all ages. TV and internet both work great. Will definitely book here again.

Nice house

The house simple, but very cozy and has everything you need for living. We loved nature there, especially birds songs. The big tree provides shade and comfortable temperature in and near the house.

Comfy and Cozy

Stayed here with four teenage girls for a birthday slumber party. The house was cozy, comfortable and clean. The kids had a good time and there were a lot of games available for them to play. The neighhood was quiet and felt safe. The owner was very nice and very helpful. Would recommend. Thank You 😊

Great little house

Had a great time, house was perfect! no its nothing fancy which was perfect as we spent most of our time on the lake or in the back yard. house had everything needed to make our stay e joyable without having to bring our whole kitchen of go to the store to buy stuff. to top it all off Ben was amazing! called the morning of with the instructions and a list of things to do on or near the lake! also had a great selection of DVDs to watch

Relaxing getaway

We had a relaxing couple of days here - enjoyed the games, Frisbee by the lake, fire pit etc. The owner has definitely made updates in most of the rooms but not all. If it's chilly, be prepared that one restroom is off the front porch (but has a heater in it). The upper deck above the house was a treat for the kids.

Enjoyable

We had a bad fishing weekend because of the wind,but the house is stocked with everything I was told. It's very quiet. Very clean. Fire pit, charcoal grill, gas grill. Plenty of indoor and outdoor furniture. We had six men take a shower all in a row and never ran out of hot water. Those are what I care about. Two thumbs up.

Quiet GetAway

We enjoyed the quiet relaxing atmosphere of the backyard. It is private and the outdoor area is a great place to hang out and let the pets run free. There is covered parking, two screened porches with a swing and rocker on the front porch. It was lovely listening to the song birds as we sat outside, beside a fire watching our dogs play in the leaves. The house is cozy and the bathroom is updated. The kitchen has all the utencils needed to cook breakfast, lunch and dinner. Wish we could have stayed longer. Ben is a great host who is easily reached and responds quickly to text and phone messages. He was very helpful and accomodating, helping us to schedule our weekend getaway. When we return to the Lake Tawakoni area we will surely look to see if this property is available. It is affordable, we give it two thumbs up!! Thanks Ben!! God Bless!!

Grandma's house

Nothing pretentious in the property's description. If you don't find something here 'like' at your Grandma's house at Ben's property then I'm so so so sorry for you. Everything isn't for everybody so if this isn't your cup of tea I was taught by my mother and grandmother 'if you can't say something nice don't say anything at all, they'd say shut your mouth. But again the description says it, it is what it is!!??!. Communication with the property owner was wonderfully easy, timely and enjoyable. To sum up our stay I Googled it LOLHehe "" nos·tal·gia"" a sentimental longing or wistful affection for the past, typically for a period or place with happy personal associations. "I was overcome with acute nostalgia for my days 'OF SITTING ON A SCREENED IN PORCH'!!!! Thanks for the experience. And oh by the way, the fishing anywhere at Tawakani is always great, even when we don't catch anything. See ya again soon.
