I can rate the house and host a 5 star, but my 3 stars is based on an overall rating which will list and hope it helps!Owner does stay in touch with you and will respond any question. House is not recommended for 12 people I would say max 8-10. Entrance to the house is through the garage and you go upstairs to the home1st floor - Rooms: -1st master: 1 bed, TV, dresser, closet and and desk/printer. *Full bathroom double shower.Access to outside balcony and sliding door to the back of house 2-3 feet away from the HOT TUB...and fastest way to firepit area. -1/2 restroom hallwaycloset in hallway with cleaning supplies.Game room- sliding doors: TV, board games, 2 couches which 1 has a bed. We unfortunately couldn't use the bed as it had a few springs missing that caused mattress to sink down. HAD 2 persons (a couple) sleeping on the floor. - Kitchen: Fully equipped, they do have all you need it was had no complaints about it. Host does offer a few spices and samples for your coffee. WE also added a few items for the next people to use. - Dining table is for 10 people, great views -Living room area: 2 couches and fireplace ALL in same open area and 2 doors to access the balcony. UPSTAIRS:2nd room: 2 full size beds which sleeps 4 people maxBathroom is shared with 3rd room (2 doors)3rd room: 1 bed, couch and tv 2 Air mattress were offered ahead of time but unfortunately 1 (Queen) had an air leak and the other one was twin size not enough sleep area
