"Staff were lovely but the property needs a lot of TLC. The bathroom is tiny but well equipped. Good location for st Michael's Mount but not much else nearby. Bonus was, they offered breakfast included but we weren't hungry enough for a full English breakfast 😟"

The breakfast menu was a bit of a joke, they were trying to be a bit a la carte which unfortunately didn't pay off. The toaster didn't work and from one day to the next the menu changed. "I don't think I've ever been made to feel so unwelcome at a hotel or B'n'B. We were using public transport. We were dropped off by taxi at 10am. Obviously we weren't expecting to check in but I've never stayed anywhere where luggage storage isn't available. The owner's immediate reaction was to tell us we check in isn't until 2. She did allow us to leave the luggage but I was taken aback at the unwelcoming attitude. We came back at 2. Owner complained that she had no details about the booking....

"Such a wonderful property, and the rooms are so very clean and comfortable. We slept so well, and were treated quite nicely. Kate is such a lovely host, and her brekkie is top-notch. We enjoyed chatting with her as we ate, and found her delightful and helpful. The farm setting is so peaceful (for us guest that is, a lot of hard work for owners), and the location is great for visiting the Lizard and other places around south Cornwall. Thank you much for such a great stay!"

"If I could give more stars for the location I would have, this place is stunning! Waking up in the morning and have breakfast by the sea is priceless. The hotel looks newly refurbished and it is at 3 minutes walk from the train station, very convenient location. The staff was also great, especially at the restaurant for breakfast and dinner, I have got some food allergies and they took extra care which I really appreciated.
