Important Details to Note
Alpine Climate (No A/C): In keeping with typical high-elevation Tahoe architecture, the home does not feature central air conditioning. Summer evenings cool down significantly; opening windows creates a refreshing cross-breeze, and portable fans are provided in each bedroom.

Winter Driving: AWD/4WD or carrying snow chains is required in the Sierra Nevada during winter storms. Kingsbury Grade is regularly plowed, but winter traction is recommended.

Permit & Local Regulations: Douglas County Vacation Home Rental (VHR) Permit # 08402220. Quiet hours are strictly enforced between 9:00 PM and 8:00 AM. Unpermitted exterior noise or exceeding maximum occupancy may result in county fines.
