This is a truly wonderful place to stay, and we had an amazing vacation. The property itself is beautiful—the view from the deck is stunning (though slightly less private than the photos appear, but not a problem), the kitchen is spacious and well-equipped, the king bed is comfortable, the outdoor shower is a fun touch, and we enjoyed all the wildlife around the property. The property manager was also wonderful and worked hard to make our stay enjoyable.That said, I think the listing details are a bit outdated and could use an update to better manage expectations. We switched to (and splurged on) this property specifically because the listing mentioned a heated saltwater pool in addition to a hot tub. In reality, there is a hot tub and a regular (unheated) pool. The pool also did not seem to be saltwater. While this didn’t ruin our stay and is understandable, it was disappointing since the heated saltwater pool was a major factor in our decision and the higher price point. I personally didn’t use the pool since it was a bit chilly for me, but my husband enjoyed a refreshing post-beach dip most days while I sat out and enjoyed the view with him. We realize now all we really need are those beautiful St. John beaches anyway.Overall, we loved staying here and would absolutely recommend it to others. If a heated pool isn’t important to you—and you don’t mind the adventurous (but totally manageable) drive up the switchbacks—you’ll have a fantastic time. Great location too.

SeaPalace is a beautiful spot in St. John (Coral Bay) with an unbeatable view, and we enjoyed our stay overall.What we loved:•The property was very clean.•The view is incredible—about as good as it gets.•The master bedroom A/C was cold and worked great.•Paul, the property manager, provided first-class communication—quick, clear, and helpful.What could be improved / clarified:•The listing described the unit as a two-bedroom, but we only had access to one bedroom.•It wasn’t clear from the listing that the top and bottom floors are separate from one another.•The pool/spa jets and heater weren’t working, and we weren’t informed beforehand—we only found out after reaching out to ask how to use them.Bottom line:Good value and I would recommend it, especially for the view and the cleanliness. I just think the listing and/or pre-arrival communication should address the bedroom access and the pool/spa status up front to avoid confusion.

The stay and view was amazing and the property manager Paul was an absolute blessing. He made sure that all of our prayers were answered, he even took time out of his own day when he was around to talk me through a lot of the things to do around the island. Also gave us a huge insight on what we should look forward too from such things as restaurants gift shops ect. Amazing property with an amazing host/manager we will definitely look forward to coming back sometime.

Words cannot describe the beauty of this house, pictures do not do it justice. We had an amazing time celebrating our 20th wedding anniversary from snorkeling every single day driving around in our Jeep checking out the cute little restaurants and then relaxing at night watching the moon and enjoying the pool. We will definitely be back to this beautiful gem of a house. Definitely check out the Windmill Bar!! The most amazing views!!

Excellent stay. House was clean and fully stocked for our needs. We cooked dinner there every night and always had what was neede, even an extra propane tank for the grill. Greg was very responsive and Paul was very helpful and was immediately there when we needed him. The pool was great! the jacuzzi/ hot tub was warm, but never did warm up or turn on. The only thing i would say is bring bug spray if you get bit by bugs frequently, and bring a small fan. The bedrooms are air conditioned but the rest of the house is not and it was quite warm. We were there the last week of July. Other than that it was a wonderful stay.

Amazing week at Sea Palace. We are definitely a Coral Bay family and St.J is really just a magical place. It's our 2nd visit and stay on Sea Grape Hill and its tough to beat. Really preferred this location from our previous as offered cooling breezes and an super view of Hurricane Hole. Special shout out to prop mgr Paul for being very responsive and to our new best buddy Sebastian.

This is a beautiful home for your visit to St. John. The balcony and a pool overlooking to separate day views are unmatched. There were only two of us on the trip, but this home could’ve easily fit a larger group. We love the seclusion of the east side of the island well still being close enough to restaurants and he read access to North Shore beaches. I would highly recommend this rental.

Great property very convenient to Coral Bay and beaches. Paul was very helpful on arrival and throughout the trip. Great pool, very refreshing at the end of a day of beach or trails. Great views of the bay, and beautiful sunrise from the back deck.

It was a beautiful place to stay. We had everything we needed. Paul was an amazing resource and really knowledgeable about the island. There was an amazing breeze the kept us comfortable on the back deck and Maine part of the house, the mini split air conditioning in the bedroom worked perfectly to keep us cool in the bedroom at night! We will definitely return

Incredible Views, couldn't ask for anything more

We loved this house. There were thoughtful touches everywhere and a lot of amenities we appreciated. It was very homey and a good place to call home base. Some of the furniture could be updated and the hot tub is not a hot tub. It's a warm pool with soft jets. The property manager Paul was very prompt with advice and help. We would definitely stay here again!

Spectacular Views and Immaculate Home

This home is absolutely beautiful! We loved the spacious Lanai with the amazing views. This home was fully stocked with everything you could possibly need for your trip, I have rented over 20 VRBO's and no other property comes close to offering what this home does. The property was very clean and the beds were comfortable. It was extremely nice to have a washer and dryer as well. The property manager, Paul, lives near by and is a great guy and is super helpful as he has lived on island for quite some time. If you are looking for a great experience in a peaceful community look no further!

Beautiful views, wonderful property manager

Despite arriving hours before a Tropical Storm hit, we were able to make the best (for the most part) of our stay. Sea Palace Retreat offered wonderful views and was well appointed. The house was clean upon arrival and we appreciated being able to mail a package in advance. Paul was a wonderful property manager and attentive to our arrival and needs throughout our stay. We are used to more privacy than offered here - which sits almost directly above a neighboring house and looks down on that house's deck. Power went out several times - once for 2 days - but obviously not the property owner/manager's fault. I was told there is a generator but it was actually an inverter that could only run the refrigerator and required a cord to be run in through the main door which prevented us from locking the door during the 2-day power outage. During this time, we had no running water and had to use a bucket of water (from the pool) to flush the toilet. The listing shows there are "2 powerful air conditioners in each bedroom that can handle either entire floor" which is not accurate - there was 1 mini-split AC in the main level bedroom and upon arrival we were told it would not cool the entire floor and definitely found that to be true. Mid-80's with high humidity were a bit too much for the mini-split to keep up with so it was quite warm in the house even when the power was on. Hot tub didn't get warm, no jets. Recommend a 4WD to access the property but deck views are amazing!

Absolutely Amazing!

We are so pleased with our stay at Sea Palace. The house had everything we needed and then some. We never turned the AC on, had open windows and a lovely breeze off the bay all week. Sebastian, the cat, visited us daily, which we adored. It was quite difficult to say goodbye to him at the end of the week. Beds were comfy, kitchen fully stocked, amazing outdoor shower, incredible views from the upstairs patio, refreshing pool and hot tub. Goats, chickens, deer, Sebastian, and another young cat made the rounds daily. Plenty of privacy from the neighbors. Stunning views of Coral Bay and Hurricane Hole. So many stars at night. A great homebase after beach, snorkeling, and hiking adventures. We're already planning a return trip and plan to book this house again!

Great view of Coral Bay and National Park

The property is well maintained and clean. We liked the location in Coral Bay. The entrance to Seagrape Hill is right above Skinny Legs... We walked it, but do not recommend! Very steep hill. The property manager was great. We enjoyed our stay even with an unplanned power outage. It comes with the time of year, but the one critique of the property would be to have AC in the main kitchen area. We found it quite hot in the evenings, even with all the fans running and windows open. Otherwise, no issues! Bedroom AC worked great, and we enjoyed use of the washer/ dryer during our stay.

Clean and well stocked!

The villa was beautiful. It was very clean and well stocked with everything you would need. I liked how there were flashlights plugged in throughout the house in case of power outages. There were coozies to take to the beach and even plenty of sunscreen. The breeze was lovely and the outdoor patio/deck was beautiful and comfortable. The view was spectacular. One thing to note is that there is a lack of privacy if that is something you’re looking for. It didn’t bother me, but you can the neighbors from the pool and and deck. There are 3 houses close by and you can see on their decks, vice versa. We really didn’t see much of the neighbors. Overall it was a great villa and I would stay again. We loved the villa cat, Sebastian!
