-Locals are not allowed to book without contacting for permission first, this includes guest from Miami-Dade, Broward, or Palm Beach counties (identified by guest phone number or address)
-Late check out not permitted without express approval. Penalties for late check out will be charged at $150.
-Guests must take out trash according to garbage schedule provided in check in email.

-Quiet Hours 10PM-7AM. If neighbors complain that this is violated you will be removed. At any time of day, loud noise above 50dBA is not allowed as this is the municipal threshold - subject to removal and penalty of $1,500.

- Guests must review and sign safety disclosure and waiver form.
- Guests must reach out if they are uncertain of how to safely use the Fire Pit or BBQ (turn on propane slowly and remember to turn off!).
-Guests must take out trash according to garbage schedule provided in check in email (penalty of $135 will be charged if this rule is not followed with evidence sent) and consent to being texted about their stay.

-Guests may not touch the pool equipment without permission, and may not set pool temperature above 85 degrees. If our team finds the pool has been heated beyond this there will be a penalty charge of $500 assessed.

-Violation of any of the house rules will result in cancellation of the reservation and eviction without any refund for remaining nights.

-By booking this property, you accept and agree that you and your party of guests assume any and all risk of loss, including, but not limited to, bodily injury or loss of life that may occur arising in connection with your stay at the property and any loss or injury from activities such as use of the pool, jacuzzi, fire pit, watercraft, or anything else connected to your stay at the property, whether based on the owner’s, management company’s, or their agents’ negligence, or otherwise. You release and waive your right to file a cause of action or claim which you may have against the owner, management company, or their agents of such property. You and your party of guests hereby acknowledge and agree that the owner, management company, and their agents shall not be liable for any damage or injury to guests on or around the property and you hereby agree to indemnify, defend, and hold the owner, management company, and their agents harmless from any and all claims or assertions of every kind and nature.
