Nestled among pristine white sand dunes and surrounded by one of Florida's most popular state parks, Grayton Beach offers a unique retreat. Explore the area by bike, visit local shops and restaurants, or stroll to the beach on some of the most unspoiled sands along 30A. This home, built by a descendant of Grayton Beach's founding fathers, boasts custom features throughout. Relax on the porch bed swing after a day at the beach, or let the kids retreat to the carriage house for some quiet time.

    ABOUT THE AREA: The best of both worlds: be on the Gulf, walkable to the famous Red Bar (wait for the buzzer while relaxing on the covered porch) or Western Lake for paddle boarding. And if shopping is your thing, you have plenty in Grayton Beach, Seaside and Watercolor as well as farmers markets in both Watercolor and Seaside.

    BEACH ACCESS: Grayton Dunes is the beach access closest to home! When you get to the end of your road, take a left and the gorgeous turquoise water is directly ahead! Grayton Beach State Park is one of the most beautiful parks in the area. If you want access to winding trails amongst the massive dunes, strolling along a coastal dune lake as well as a stunning beach with all the facilities, then this is a perfect option. There’s a small entry fee for day use at 357 Main Park Road, Santa Rosa Beach.

    This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

    As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

    Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

    There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

    As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

    IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

Family Beach Vacation

This was a great house for my family of 5 to stay in.The house was just as described and the location was great. Walking distance to the beach and restaurant. My teenage kids loved riding bike inn and around the area when we weren’t at the beach. Would definitely stay again.

The house is super cute and very well laid out. The two bedrooms in the main house were extremely comfortable, both beds and bathrooms. Unfortunately the Murphy bed in the carriage house was not comfortable. The other issue was the internet was unreliable. Location is fantastic- walk to the beach and restaurants with a laid back feel, not nearly as crowded as some of the other communities along 30A.

Daughters birthday

We had my daughter and friends for 4 nights for her birthday. My husband and I stayed in the guesthouse. This property is the perfect location for the beach and restaurants. The beds are comfortable and the main house seemed well equipped. The guest house was nice too, it just needed a couple items: blow dryer, bathroom soap and a doormat to not track sand everywhere. We can’t wait to come back!

Great cottage and guest house, perfectly equipped and well maintained but - and this is truly no fault of management - there's a huge house presently under construction next door and the noise starts early. Didn't ruin our trip but it's fair to let prospective tenants know. We hadn't stayed in Grayton for the past 20 yrs and it was bittersweet to watch such an out-of-scale building going up, but the charm of the town somehow still hangs on.

Spring break 25

Property was perfect! Had young adult son and buddies stay in coach house, daughter and boyfriend stayed in main house with wife and myself. Front porch was amazing, bed swing mornings were spent sipping coffee and getting Lab snuggles from our furry daughter. Ketchen had everything we could ever need, extra fridge and icemaker were game changers. Best vacation hoise I've ever rented. Only challange were the locals county beach ordinaces which were ridiculous.

This was our 2nd spring break at Grayton Beach and 6th vacation on 30A. We're glad we found Grayton and can't imagine staying anywhere else now. Previously we stayed across the highway and used the shuttle service to get to the beach. This time we wanted to be in the old part of Grayton and this home fit the bill! We loved being able to easily walk with our kids to the beach. The weather was cold but the water was beautiful and it was sunny. The surf was calm that week whereas on our last trip there were red flags for 2 days. Don't be surprised to see some trucks on the beach. (There are permits for homeowners and locals.) The house is lovely! We loved the big front porch, nautical decor, large kitchen, comfortable furnishings, and wonderful location. The primary bedroom and bathroom are spacious and the bed was great. The second bedroom, bathroom, and bunk bed nook were good for our girls. We used the washer and dryer every day and they worked well. The kitchen sink faucet had to be replaced one day and the handyman who works for AvantStay was friendly and courteous. A large home has been under construction next door and I imagine the homeowners on the block will be relieved when it's finished. I'd seen this info in a previous review and was mentally prepared for it. It seems like they're almost finished. We loved visiting The Shard Shop (make a reservation), Saladita Taqueria, Crackings (make a reservation), Papa Surf, AJ's, and The Big Chill.
