  • Welcome to Modern Gem in Crown Point, we hope to host you for your visit to San Diego! Please read through our detailed description below to learn more about the property and booking terms.

    Kick back and relax in this calm, stylish space. You will feel right home in this treelined neighborhood steps to Mission Bay! With an interior design that warms the space and state of the art appliances, this home is the perfect getaway. Pour yourself a glass of wine, prepare your favorite meal in the modern kitchen, put a record on the record player, open up the balcony doors, and relax!

    This brand new house has a reverse floor plan, 3 quiet bedrooms downstairs and the main living spaces upstairs including a 4th bedroom loft, roof deck, and two balconies. The house has Split System HVAC in each room for personalized thermostat preferences.

    PROPERTY LAYOUT
    Level 1:
    Master bedroom suite with a queen bed, ensuite bath, and AC unit.
    Bedroom 2 with queen bed, AC unit
    Bedroom 3 with king bed , AC unit, direct access to the front patio
    Shared guest bathroom between bedroom 2 and 3 plus, the laundry closet.

    Level 2:
    You`ll find the spacious open floor plan, perfect for groups of friends or family to be together!
    State of the art kitchen (the island seats 4!)
    Dining room with enough seating for 8 guests
    Living room with large and comfortable couch, 65` Samsung smart tv.

    Level 3:
    Loft with Queen Bed
    Roof deck with two chaise lounges and a bay view!

    THE LOCATION:
    Crown Point is one of the most sought after neighborhoods in San Diego. Sequoia is tucked away in the neighborhood while only being steps away from the Bay. Ski Beach/Park are across the street which is perfect for kids and families! Local eateries are only a half mile walk away!

    There are plenty of ride share apps that will pick up and drop off directly at the front of this house. Our guidebook also comes with recommendations for bike rentals and local favorites!

    OTHER THINGS TO NOTE:
    Garage Dimensions: 6`8 H/ 14`10W/ 16`D. There is also plenty of street parking available in front of the house that is available on a first come, first serve basis.

    You will have access to the entire home for the duration of your reservation! Check in is 4 pm on your arrival day and check out is 10 am on your departure day. Check in/check out times are strictly enforced, early arrival and late check out may be available- please check with us prior to your arrival or departure!

    We will provide arrival instructions on the Monday prior to your stay including access to our digital guidebook designed specifically for this home so you will know the ins and outs prior to your arrival!

    A RING DOORBELL IS USED AT THE FRONT DOOR OF THE PROPERTY.

    This house has three levels so stairs are used to climb each level.

    Pack n play provided. Pack n Play linens and bedding are not provided, please bring your own!

    Construction: The city of San Diego notified us on 9/1/25 that the park and parking lot located south of the home by about a quarter mile will be undergoing construction periodically. The project expected to be completed by October 2026.

    BOOKING TERMS:
    Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount. There is no grace period for Credit Card fees. Once booked credit card fees apply and can not be refunded.

    Age Restrictions: Primary Renter must be 25 years or older.

    Long term renters of 21+ days additional rules apply:
    Cleaning Fee is an additional $125
    Utility cap of $125/week

    Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

    NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

    San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

    Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

    No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

    Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

    Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

    Guest Occupancy:
    Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

    Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older.

    No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

    If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

    NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

    Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

    Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

    Check in / Check out:
    Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.
    Upon Vacating, Renters and guests will follow the provided Check-out Procedure.

    Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.

    City Ordinance/State law: Renters shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.

    Breach of Contract: The Owner may immediately terminate this agreement and take possession if;

San Diego

The property is well equipped with top rated appliances and kitchen ware. There is a propane grill just outside the kitchen on a balcony. The beds were comfortable. The living/dining/kitchen space worked well for our groups. The garage parking was essential as the streets places are full. Our only concern was that the cleaning job prior to our arrival was not thorough as I would expect.

We loved this house and would definitely stay here again. It’s close to the bay walking path and the water and it’s a very quiet neighborhood. We enjoyed sitting on the porches to eat breakfast and read books and enjoy the view and watch the activity on Mission Bay. We walked to Jamba Juice and had easy access to drive to the zoo and the airport just 15 minutes away. The garage parking spot was fantastic so we didn’t have to worry about street parking. We did use the air conditioning for a few hours during the hottest part of the day but were also able to open the sliding doors to get a great cool breeze in the evenings. I have zero notes to add anything for improvement.
