    ☀ The home has an exterior security camera (facing boardwalk + alley). It is not located inside the home.

    ☀We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license as required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking.

    ☀ Unexpected circumstances happen - we HIGHLY recommend purchasing travelers insurance to protect your stay. No exceptions can be made to the cancellation policy or refund policy.

    ☀ All reservations are subject to a non-refundable 5% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)

    🌊 You have access on a first come, first serve basis to the kayaks located on the ground level (North side of house). Please understand these are shared with the downstairs unit.

    ⚠️ Please note: The Sandcastle property is a duplex consisting of 2 separate units:
    - The listing your currently looking at is SC2 (2 bedroom/2 bathroom), and is located on the ground floor only.

    (The middle unit and the penthouse with rooftop spa and elevated dining area is SC4 (4 bedroom/3 bathroom). SC4 is a separate property/booking from SC2)

    - Each unit has exclusive patios that are NOT shared.
    HOUSE RULES:
    **Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.**
    1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 6 people. There shall be a minimum fine of $500 for this violation.
    2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
    3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
    4. Must be 25 years and older to book.
    5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
    6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
    7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
    8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
    9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
    10. All reservations are subject to a non-refundable 5% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
    11. Additional rules may be posted at the property or provided in materials/information at the property.
    12. There are beach chairs, beach umbrella, and boogie boards and paddle boards in garage for your enjoyment. Please return where you found them.
    13. You have access on a first come, first serve basis to the kayaks located on the ground level (North side of house). Please understand these are shared with the downstairs unit. Ensure to lock them back up when done.
    14. NEVER leave garage door open while unattended.
    15. Please do not run AC lower than 68 and heat higher than 75.
    16. To avoid ants at the beach, please take out trash regularly. Please use recycle bin for recyclables.

    Rental Agreement
    Please read and sign the agreement below
    Guest and
    Host: West Coast Homestays LLC (“Host”).

    THE PREMISES. The Guest agrees to occupy the following residence from the Host.

    LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.

    QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.

    OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.

    CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests.
    Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

    SUBLETTING. Guest does not have the right to sublet the Premises, in whole or in part, or to otherwise assign, transfer, or convey any rights under this Agreement to any third party. Guest shall not list or advertise the Premises on any platform or service, nor accept any compensation from any third party in connection with occupancy of or access to the Premises. Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity.
    NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure.

Amazing perfect Sand Castle

The location is fantastic! The place was immaculately clean and very generously stocked with all the kitchen utensils, linen, beach towels, and beach toys to make our vacation fantastic. We loved this place and will definitely be back!

Wonderful location and property!

Although we have been to San Diego many times, this was the first time we stayed at Mission Bay. This condo was very nice and we appreciate the amenities. Having a garage and parking was also a big plus! The beds were comfortable the host was very kind.

We absolutely loved our stay here! The location was perfect. Having access to paddle boards, kayaks, boogie boards, chairs and beach cruisers was so convenient and allowed us to pack and haul less with us. Garage parking was an even better bonus! Great location to walk across to the beach, shops, and restaurants. We will definitely be back! Thank you!

Family Friendly

We had a great stay. We were there for a short 2 night stay till we left for a cruise. It was nice they had all the beach supplies, bikes, and things we couldn’t bring since we were heading out for a cruise. Very peaceful and calm great for the family. Honestly the pictures don’t do the view and location justice. Better than expected.

Loved this place. Amazing location and so relaxing. Had everything we needed. Property manager was responsive. Definitely can hear the people moving about above us but it didn’t impact the stay negatively.

Perfect Family Stay

This spot was the perfect stay for our family of 4. Watched the Sea World fireworks every night, walked and grabbed coffee every morning. We didn't want to leave! The property manager was so easy to communicate with and very helpful. We will stay here again!

Short Getaway

Family wasn’t able to take a vacation this year so we decided a short trip closer to home would be great. My kids love the beach and this was a great location. Lots of activities, food, and shops nearby. We rented a car but didn’t really need it. Cute place. Well decorated.

Outstanding in every way!

Perfect property - it has everything we needed for our family. We really enjoyed the activities available on the bay for our boys, while having the ocean across the street. Easy walk to several great restaurants. Kimberly and Michael are also incredible hosts. They went above and beyond to ensure we enjoyed our stay. We would definitely stay in this home and at a properly managed by Kimberly and Michael

Wonderful beach home rental in Mission Bay

We had an amazing time spending our Christmas holidays at this wonderful beach home in Mission Bay in San Diego. The home is located at a very convenient location close by to the pacific ocean, stores, restaurants, etc. We enjoyed the mission bay views from the beach home and loved getting cozy at nights in front of the fireplace. Great Location, Clean, Well Stocked

We loved our stay at this location. It is so close to so many things - restaurants, grocery stores, shopping, etc. but also just enough off the busy sections to be relaxing and quiet. The bay side is really nice is if you like things to be a little quieter. The place had everything we needed and the property manangement team was very repsonsive when we communicated with them. Some reviews talk about the noise from above and we did notice that but it would not stop us from staying there again. Just something to be aware of.

Noise from upstairs

The location is good, the inside is nice, but the design between the upstairs unit and downstairs unit is terrible. Do not count on sleeping unless the upstairs has the same sleeping patterns as you. You can hear them talk, walk, any stool or chair movement sounds like it is coming through the ceiling. I had read this issue in previous reviews, but never would have booked if I had known the extent of the problem.
