We've saved material and kept the ceilings just 6 feet tall! Giant for a hobbit! If you're tall be prepared to duck!!!! The space This place is tastefully and artistically decorated.
Pet friendly (see house rules below) $25/night fee added through alteration and “zero impact pet policy” must be agreed to.
The basement ceiling height is low. WATCH YOUR HEAD! There are also spots as you enter bedrooms, laundry-room, bathroom, that are even lower the the rest of the basement so WATCH YOUR HEAD.

This house is a non-shared space. Entire house listing. Great backyard area. Amazing porch area to hangout in the morning and have coffee and donuts (you can walk about 30 steps to the popular donut shop on the corner)
Off-street dedicated parking with a very deep driveway means you can get your vehicles off street and even large/long vehicles can park! So, if you are a traveling tour bus with 10 people, some tall and some small, this place may be great for your crew!
Full fenced back yard area. Guest access You are able to use the whole place. Check the pictures as they say 1000 words. PLEASE NOTE: the dishwasher has been removed due to a leak and has not been replaced yet.
HOUSE RULES- 1) LOCALS MUST MESSAGE US BEFORE BOOKING.
2) Occupancy limits: We do not allow more than 10 guests in or this listing or on the property at any time, violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the "additional guest fee" associated with your reservation if applicable (just because it can sleep up to 10 doesn’t necessarily mean its all included in the nightly rate). You understand that this is located in a nice family neighborhood and you agree to be respectful of noise and quiet hours. 10pm-8am.
3) This is a self checkin property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or checkin guide. You can find our house manual and checkin guide here on the VRBO platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.
4) Fee's: There is a minimum $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a minimum $150 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking of the rules set forth. You agree that you automatically authorize VRBO support to remove your review if you leave a review after breaking any rules listed on our description.

6. Please remove shoes/boots as you enter the house. SKI Equipment and bike or other recreational equipment must be kept in our garage. 7. WE DO HAVE, AND DO MONITOR OUR EXTERIOR SECURITY CAMERA(s) for guest count compliance and for the safety of our property and that our our guests. :) The front and rear cameras on the main house, the side Cameras, and the back yard and garage cameras, are motion activated and can record video and audio. 8. Alternations may result in some cases include a change fees, as much as 50% of the lost revenues with a shortened stay. In some cases, like when a trip has already started or is close enough to the start date, there are no refunds offered for an alteration shortening your stay. You host reserves the right to decide case by case otherwise. 9. Pet policy- We do allow one furry friend To accompany you in this property during your stay however you agree to pay an additional $25 per night throughout your booking and agree to an alteration to your booking to add this fee. This fee is not an additional cleaning fee as we do require you to agree to a “zero impact pet policy” which means that when you depart there will be no additional work required as a result of your pet being on site. This fee helps us to shoulder the additional cost to have a short term rental insurance policy which allows a pet. If you book and do not tell us that you are bringing a pet the fee may increase to $35/night. Please notify us when you book that you are bringing your pet. If you are traveling with more than one pet you must send us a message prior to booking and we may not host you. 10. Shoes off at the door
11. Un-Notified lost keys are billed at $150. If you lose a key and tell us our normal key replacement fee is $75 but we can be flexible if you tell us in advance.

Great Spot to Stay!
We rented out this VRBO for a small work get together and enjoyed it. It had plenty of space for our group of 8 to have a nice dinner, hang out, play games, and not feel cramped!
Based on the neighborhood, I assume this is an older home, but with the updates that have been made to the place you wouldn't even know it! The place is up-to-date, modern, and the description is incredibly accurate! We loved the overall vibe and felt safe in the home.
The "Hobbit Hole" that they mention is the listing was probably a favorite! The low sealing helped it feel cozy and warm, and the signed LOTR decor was a bonus!
The wi-fi was great and we were able to work on some work projects during our stay including video calls, emails, streaming, etc.
Honestly, not a bad thing to say about the property itself!
The property managers operate primarily with automated emails (I don't think I got a single personalized email the entire duration of my interactions from booking to the end). Ultimately, it didn't particularly hinder my experience as the automated messages really did answer most of my questions.
I did share with them notes and images of a few things that looked like they may have been damaged by previous tenants to make sure we weren't held responsible for those damages, and never got a response. Similarly, I had a question right after booking (not answered in the automated message) that was never addressed.
I'd would recommend this property as long as you are self-sufficient!

Very clean house. Host was very friendly and communicated very well. Perfect area and great proximity to downtown. Highly recommend and would definitely stay there again!
