6/10 Aceptable

We’ve been coming to Salisbury Beach for 16 years, usually staying at Michael’s Oceanfront Hotel before it sadly burned down. This trip we came for a Hampton Beach concert and chose this property for the promised beach access and convenience. Unfortunately, the stay didn’t match the ad.The listing was outdated and misleading. It described the unit as “ground level,” but it was more like a raised basement. The space was much smaller than expected, with a tiny stand-up shower (not ideal for my 6’2”, 300 lb husband) and a toilet so low it was uncomfortable. Two stove burners didn’t work, making cooking hard. The “shared yard” was really just a narrow strip of grass with a table and cornhole set.Beach access was another disappointment. The ad’s aerial photo showed the lot across the street as vacant, but it now has two tall, gated 4-story buildings blocking the view and direct beach access. We had to walk several blocks to the next open path—tough since my husband has two recently repaired knees. On the plus side, the condo was cute and well-decorated, with towels, linens, and kitchenware provided. The property manager also offered us an extra night at a discount. Still, there were signs of poor maintenance, from the broken stove to the bathroom cabinet. Based on the guestbook, past guests had far better experiences, which suggests upkeep has slipped under new management.Overall, while we love Salisbury Beach and will return, this property didn’t live up to expectations.
