We loved the house. location and have booked again for next year. That being said, the house is tired. The carpet needs to e replaced or at least get all the trip hazards out of it. The rug in the family room needs a rug pad, it kept bunching up. Dishes and wine glasses were sad and hard to get a table set for all that the house holds. In the primary bathroom, both faucets drip constantly. The outside grill had no handle. Hard to lift it up while cooking on it so a burn hazard.

This house was terrific for our family! The location was perfect and the living area super spacious. The bedrooms met all of our expectations. The owner was extremely attentive to us and communicated regularly. We would definitely stay here again!

We had a wonderful stay. The house was perfect for our group. Tim was very responsive when we needed anything. It was clean and in good condition. The hot tub was perfect after a long day skiing. The place was a very convenient location with an easy walk to ski. We will stay here again if we return to Park City. Thanks for sharing it with us.

This home met the needs of our group of five very well. Great common space in which to hang out together, while each of us had our own bedrooms. The home is very well located near downtown Park City and across the street from the base of the PC ski area. We visited in September and enjoyed hiking in the area.

The layout of this property is great, and well suited for large groups. The kitchen and large dining room table are nice and the movie room is a fun perk. That said, overall, the place needs some simple upgrades to improve the experience, including:--sheets were old, some even had rips--wall to wall carpeting was very stained and smelled--towels were old and very scratchy--despite a lot of throw pillows, the main sleeping pillows were not plentiful, old, and not soft-outside seating area was very small, with extremely dirty plastic chairsAlso, I would be remiss to not add that the owner "forgot" to change the code to the garage and left us outside of the house for two hours with no way to enter the house or contact him. We had people aged 8-80 on this trip, coming from three different places, all of whom had traveled over 8 hours to be there and there was no way to get in. Owner said he was out of range for cell phone service and because of a crazy day had forgotten to change the code. He did apologize, but have to say it is an extremely unsettling way to start a trip.Finally, although you are walking distance from one ski area and a couple of restaurants, I would note that you are about a mile from Main Street. Perhaps it is my mistake, but from the reviews, I thought we were going to be able to access Main Street much easier. It's a short drive but I just wish I had understood this upon booking!

Perfect house

Wonderful house for our family. It has become our yearly tradition. This was our 5th stay and already booked next year.Perfect location, across the street from the base of the slopes. The town is a short drive.Tim is very helpful and excellent property manager.

Ski trip 2025

5 ski friends enjoy skiing all day After skiing hanging out at the house. Hot tubbing, having a relaxing drink, making dinner and playing pool or ping pong if available. Next day having breakfast and repeating.

5 stars across the board

We’ve done our annual college buddies ski trip here and it’s a perfect location with everything we need. Tim is a super responsive and very helpful host - only a text or phone call away. Highly recommend and grateful for the time spent here!

This is the second time we've stayed at this home and will be coming back again! We take a couple of family vacations each year, and this house in Park City, at the base of the mountain, leaves our adult children wanting to come back again....and spend time with their parents. The home is close to skiing, restaurants and downtown. We look forward to our next family vacation here!

Great house for our spread out family to meet. Absolutely loved the easy access to PC Mountain. Especially with little ones, being close to the mountain allowed the parents the opportunity to go back and forth during the day. Plenty of room for 8 adults and 3 babes. This was our second visit

Our second year at this outstanding park city large house, located literally across the street from the resort center parking lot. Tim excellent property manager. Could not ask for better accommodations. We will be back again next year

Wonderful Location & Host, Spacious Home

Our two-family vacation was nothing short of amazing! The location couldn’t have been more convenient—just a quick walk across the parking lot to the lifts and a 20 minute stroll to Main Street. Plus, the free shuttle was steps from the front door, making it a breeze to get around.The host was fantastic, staying in touch and answering all my questions before we arrived, which made the trip stress-free. The open-concept layout and the spacious, fully-equipped kitchen were perfect for hanging out together, while the theater room and five cozy bedrooms provided the ideal retreat for quiet moments when needed. The hot tub was a plus after a day on the slopes. It was the perfect setup for a memorable week-long holiday!

Great extended family house

We had a family Christmas Week in Park City at this house. There were 10 of us. Six adults and 4 children five and under. The house suited our needs perfectly.Plenty of bedrooms and bathrooms. Nice great room and dining area large enough for all of us.Highlights were the great stone fireplace, the hot tub, the theatre room, comfortable beds and superb location across from the PC Mountain ski resort. We were also able to walk to Main Street.Also five minute walk to Museum Park/Library which had sleds and a gentle banked hill for small kids.The house is well laid out with a big garage, entry mud room and lots of space. Being a rental it does need more TLC, and there was normal wear and tear. Lots of TV’s and nice outside grill.Besides being a great house, it has an exceptional host. Tim Richardson was involved with every step of the process. From our early confirmation, to planning our arrival, servicing our needs during the stay, and helping us with checkout. He set us up with Guardian Angels for getting baby gear (7 mo, two almost 3yo’s and a 5yo). He helped with tech questions (TVs/WiFi). Best thing he answered all our text questions with immediate responses.We would highly recommend staying here.

Great house for families
