  • Luxury Old Town unit with private hot tub! This high-end unit in a historic side-by-side duplex features a private entrance, patio, and one car garage parking(plus an additional driveway spot). You’ll find two living areas (one with a queen sleeper), a main-floor queen suite with ensuite bath, plus a full kitchen, dining, laundry, and hall bath. Upstairs offers a queen loft bedroom and a cozy twin-bed nook. Walk to Main Street, dining, and trails! No better location to experience Park City!

    Welcome to your luxury Old Town Park City retreat — a beautifully furnished, high-end home just steps from Main Street, dining, shopping, and Park City’s famous ski culture.

    This is the entire private right side of a side-by-side duplex. While the building is shared, your space is completely private with:

    Your own entrance

    A private patio

    A private hot tub

    And your own one car garage parking space. You also get one parking spot on the driveway so a total of TWO parking spots

    It is a Smaller garage that is 6.8`H x 7.75`W

    **NOTE***
    (When pulling into the garage, you’ll see the long-term tenant’s vehicle on the opposite side — but your unit, entrance, patio, and hot tub are all fully separate and private.)

    This is the entire private right side of a side-by-side duplex. While the building is shared, your space is completely private with:

    Please be aware that we do have quiet hours between the hours of 10 PM and 8 AM because the other unit in the duplex is rented. Guests and you will need to be respectful of one another. Although this unit is remodeled and insulated, you may from time to time hear some noises travel through walls (similar to a hotel). Your host is here to help with any noise issues from the other unit you may encounter. We do not allow parties and we do not allow any additional guests who are not part of your actual reservation.
    House Guidelines
    I’m excited to host you. These simple guidelines help us take great care of the home, respect the neighbors, and ensure a smooth and enjoyable stay for everyone.
    1. Local Guests
    If you live locally, please send me a quick message before booking so we can briefly connect prior to confirming your stay.
    2. Occupancy
    The home comfortably accommodates up to 7 registered guests.
    If you’re planning to have additional visitors — even briefly — please check with me first.
    For safety and insurance reasons, all overnight guests must be included on the reservation.
    3. No Smoking
    This is a strictly non-smoking property, inside and outside.
    If smoking occurs, a $200 per day cleaning/remediation fee may be applied due to odor removal and deep cleaning requirements.
    4. Check-In & Check-Out
    I’m happy to accommodate early check-ins or late check-outs when the schedule allows. Just send me a quick request in advance.
    Unapproved changes that interfere with the cleaning schedule may result in a $50 fee.
    5. Quiet Hours
    Quiet hours are 10:00 PM to 8:00 AM in accordance with local guidelines.
    Thank you for helping keep things peaceful for the neighbors.
    6. No Pets
    Pets are not permitted at this property.
    A $200 per day fee may apply if pets are brought without prior approval.
    7. Hot Tub
    To help keep the hot tub clean and enjoyable for everyone:
    Please rinse off lotions, oils, and dirt before entering
    No food or drinks in the hot tub
    Use is at your own risk
    Children must be supervised at all times
    If extra cleaning is required beyond normal service, a $125 fee may apply.
    8. Mail & Deliveries
    There is no mailbox available for guest use.
    For deliveries, please use an Amazon Locker or similar service.
    If you’re staying for an extended period and need mail delivered, just message me and we can coordinate options.
    9. Reservation Changes
    If your plans change after booking, just reach out as early as possible and I’ll do my best to help where I can.
    Adjustments to dates or guest count may affect pricing or availability.
    Please note that changes removing reserved nights may still follow standard cancellation terms.

    These guidelines are just here to help keep the property in good shape and make sure everyone has a great stay. Nearly all guests are wonderful, and when the home is treated with care, I’m very easygoing and flexible. It is my pleasure to host you.
