This property was extremely clean and modernized. We enjoyed the proximity to a very beautiful and quiet beach. We loved the convenience of the chair/umbrella service and spent more time relaxing and watching dolphins pass by than we originally intended! Shopping at 30Avenue and visiting Rosemary Beach were favorite activities, as well as taking neighborhood walks to admire all the beautiful homes. We'll be back :)

We will definitely be booking again! The overall experience & stay were great. The outdoor private shower to rinse off before going inside was a huge plus with kids. The walk to the beach being legit across the parking lot was another huge plus when carrying all the things back & forth. Highly recommend staying here!

Nice place but needs some TLC

We overall enjoyed our stay and would stay again. The place looked just like the pictures. But at a closer look there were definitely some things needing updates. The sliding door on second floor was very hard to close and the screen on the door is almost broken/rusted. Outside the unit was very worn and in need of some TLC. Most of the beach toys were cracked, broken, or very worn as well. Thankfully we brought some of our own so that was just a very minor inconvenience. The beach chairs and umbrella supplied could be replaced as they also were rusted and looked to be well loved. The outside water hose we used to rinse our feet and beach items was badly cracked so it sprayed everything. Outside shower did work though! We had no WiFi for our entire trip since there was no router upon arrival and also no tv since it required internet to connect for streaming. But we were there for the beach so my kids also got a detox from their electronics. Management was very responsive and apologetic. We loved the short walk to the beach and the view from the top balcony was wonderful! Our stay was overall very relaxing and we enjoyed it!

10/10 recommend this townhouse for your stay on the Gulf! Host was incredibly quick with responses and made the stay that much more enjoyable. Only a 30 second walk to the beach and a short drive to many restaurants and shopping. We will definitely stay again for our next visit!

Awesome Place, Steps from the beach

Great location, inside was just as pictured. Quiet, even with the construction nearby. Outside shower and beach chairs and toys were nice added bonus. Beautiful furnishings and can’t beat the short walk to the beach.

Great Location!

Loved the location and property. Easy walk to the beach with a view. We could walk/bike into Rosemary and drive to seaside and PCB. There was construction work going on all day at the unit next door which ruined the relaxing vibe during the day, but nothing the owners could do about that. The master bedroom sink didn’t drain well, which was a little frustrating so I hope that gets fixed. Overall, we would love to stay here again!

Beautiful Views!

This condo was perfect for our summer getaway. The location was just a short walk to the beach and the views from the top floor balcony were amazing! The interior was well designed and comfortable for the whole family. We will definitely look to stay here again on our next beach vacation!

I will be back!!

This property was just what we needed. The house was clean and updated. Hayden, with the management company, was responsive and quick. This house was so wonderful to provide extra umbrellas, chairs, and even kayaks! The location is so close to the beach and easy to go down early and set up our beach chairs. The view from the balcony was perfect! From the living room looking out the windows all we could see was water and waves. This was a great space, well equipped and so comfortable! I will be back, looking at dates for next year already!!!

Third year in a row

We just got back from another wonderful week at 12 on Inlet. This was our third year in a row to rent it and it was just as good as the first year. The water was more beautiful than ever this time and the views were amazing. You can’t beat a 30 second walk to the beach. We brought our tent and had lots of privacy on the beach which is a big reason we chose Inlet over Rosemary. Thanks again, we will be back next year!

Stayed here with my family and loved it! Beach views of Tom master bedroom, 1 minute walk to the sand! Easy parking and access to the unit. We’ll furnished and maintained unit!

Great place just a few things to fix.

Grill would have been nice, also fix the bathroom door by the kitchen. It doesn't close all the way. Stairway smelled moldy.

Overall a nice experience!

We loved both the location and the layout of this property. It suited our family of five well! A couple of things to note: 1. a "fully equipped kitchen" does NOT include salt and pepper. If you plan to get groceries and actually USE this kitchen, you'll want to bring your own seasonings because they don't even have leftover restaurant packs of these basics. Also, if your group of 5 (or 6) uses more than two kitchen trash bags, you'll want to bring more than that, as well. Overall, the "fully equipped kitchen" seemed a bit chintzy to me, considering what we're paying... 2. The storage room downstairs has quite a few wonderful things for the beach, including multiple chairs and beach toys. I asked the manager two separate times via email for an idea of what exactly was in the storage closet but never got an answer on that. It would have been good to know because I arranged for a beach rental for items that we could have just used had we known what was available. Additionally, upon arrival, we noted via email that the downstairs balcony door does not lock, creating a bit of a security issue. Management said they would get in touch with the owners to see if a locksmith could address the issue, but again, I never heard any more about the issue throughout the duration of the stay. I definitely give the communication with the property management a thumbs down and certainly wouldn't want them to manage any place I owned. This experience could have easily gone from good to great with a few thoughtful touches AND with a step up in communication.

Had a great time at 12 On Inlet! It is literally 30 seconds from the beach in a quiet neighborhood. The condo is very nice with a beautiful view of the ocean. Hayden is great to work with, very responsive! Recommend highly.

Enjoyable stay

Great location- steps from the beach. Beautiful view. Enjoyed the extra chairs and beach supplies. Kitchen needed to be more equipped. Plenty of dishes but There wasn’t enough silverware for us to eat. Was missing some basics like a cookie sheet. Other than that we thoroughly enjoyed our stay.

Another wonderful stay

We’ve been vacationing on 30a for 15 years and this is the first time we have stayed in the same place twice. We love the condo and it’s location. You get a beautiful view of the ocean from the living room and master bedroom and it’s literally a 30 second walk to the beach. We really like the condo itself as well. It’s well designed and has plenty of space and sleeping arrangements for our family of 4. Last year we brought our nephew as well and it fit us comfortably. Thanks again for the great memories.

Excellent location

We loved our Spring Break trip at 12OnInlet! The condo decor is so fun and the amenities were perfect. The location (out of the Rosemary crowd) was fantastic and the proximity to the beach was excellent. Having all the chairs, umbrellas and beach toys was really really convenient. Plenty for all of us. A cookie sheet/baking pan would be nice:)

Anniversary stay

We were looking for a quiet place near the beach, but still close to things to do... and this checked those boxes. Rosemary beach & seaside were our favorite nearby places to visit. The place had bikes, chairs, umbrellas, toys for kids, washer/dryer, etc, so we were set! Plus the decor/aesthetic was very nice.

Relaxing vacation

Location to the beach was great! Plenty of beach chairs, umbrellas and other beach supplies. Bring your own towels. We were there 9/6-9/10. We didn't have hot water the first day and last day. Contacted the property manager a few times but never texted or called me back. Beds were very hard for me but the rest of my group enjoyed them. Place needs a good dusting but overall the place was good and close to the beach. A little confused on checkout time since one communication said 9:30 but others said 10. Seems a little early.

Week in paradise

Our family of five spent the last 7 days here and we will definitely be back! Everything was updated & perfect! We have stayed at many different places on 30 A in the last 12 years and this was by far one of our favorites. The beach view & access can’t be beat.

We can’t wait to go back!!

We just got back from a fantastic week at 12 Inlet. We’ve stayed all along the Florida panhandle for many years including Rosemary and this was one of our favorites. It’s very nice and clean and literally 30 seconds from the beach. It also has a wonderful view that I wasn’t expecting. It’s still on 30a yet away from the crowds in Rosemary so you have lots more space on the beach. A suggestion I have is that the kitchen could use another dish towel or two, more silverware, and a few basics like salt and pepper. My only complaint is that the cleaning crew was running late and the condo wasn’t ready till almost 5pm on check in day. Aside from that everything was perfect! We can’t wait to return!

Great location

We very much enjoyed our stay. You can see the beach from the balcony. You are steps away from the sand. It was a perfect location. The condo is very close to shopping and dining. The decor is modern and beautiful. I would absolutely stay here again.
