Professionally designed modern luxury home that sooths your mind by limiting distractions, providing functional space with desirable amenities for an unforgettable stay! Unique, private property overlooking Camp Helen State Park in the desirable Grande Pointe Neighborhood.

The space is created with the intention for loved ones to connect in a cozy, spacious, tranquil environment whether you are outside with nature or indoors unwinding.

Two large outdoor porches located on the 2nd and 3rd floor include lounge furniture facing Camp Helen State Park! Enjoy the peaceful outdoor sounds, serene views and privacy.

Up the first set of stairs, the second floor has dedicated space for kids to play and eat, cooks to serve up a gourmet meal with a gas cooktop accompanied with several cooking and baking appliances, expansive island bar that seats up to six, or gather at the large picnic style table to eat and play games! The living space has amble seating from poufs to two large comfortable couches that easily convert into single beds.

The first and third floors all have en-suite bathrooms, smart T.V.’s, usb charging lamps, working desk, and remote controlled ceiling fans. All bathrooms provide all hygiene necessities including extra supplies such as toothpaste and toothbrushes if needed, spacious countertops and bright chandeliers!

Never get stranded with an optional 6 seater street legal gas golf cart! Requires a separate rental agreement, terms to use with nominal price to rent. Must have valid drivers license, car insurance and be over the age of 25. You can drive to the beach, pool, restaurants and park in the parking lot.

Guests can utilize provided beach towels, umbrellas, cooler, beach chairs and gym equipment, games and bikes (4) located in the garage.

Pets are not allowed in consideration for those that have pet allergies to vacation in comfort. Dogs are unfortunately not allowed on the beaches unless you have a dog permit or visit the Pier Park Dog Park.

Must be 25 years of age to rent.

Entire home

All guests will receive a welcome basket containing a guide, information about the area, snacks and extras in case something was left behind. The co-host and I are available 24/7. Both maintenance and cleaning services live in the neighborhood for quick resolution to any needs!

The home is located on the outer circle in-front of Camp Helen State Park. Enjoy views of the woods and sounds of the birds from the patios!

The neighborhood is friendly and quiet located minutes to several public beach access points, 30Avenue, Rosemary Beach and the famous 30A!

A large community salt water pool with a backdrop of Lake Powell. From the pool you can access Lake Powell via the dock to kayak or paddle board.

Parking is available in the driveway and in the road in-front of the home. Additional parking if needed is located at the community pool house.

Any reservation made under false pretenses will be subject to loss of rent and/or eviction without reimbursement/refund.

Minimum age of 25 years old
No pets, no smoking/vaping, no parties, no illegal weapons or substances, no violence, must adhere to city ordinances, no refunds allowed, no refunds for early departures, see trip insurance options listed below
Only guests listed within the client reservation are allowed to stay at the property. Guest reserving the property is responsible for all additional guests.

Optional travel insurance such as: Guardian, CSA Travel Insurance, insuremytrip

Things that are beyond our control: cannot guarantee against such things as: breakdown of air conditioners, TVs, electronics and any appliances, interruptions of utilities, internet access, disturbances on nearby properties, construction noise, power or water outages, inclement weather/acts of nature etc. There will be no reimbursements/refunds for items such as those listed above.

Personal Property: will not be held responsible for any personal property left within the Rental Property nor any TV applications not logged out of properly.

Linens/Towels/Supplies. For Guests’ convenience, the property is equipped with fresh bed linens and towels. Beach towels, beach umbrellas, beach buggy, beach cooler are also provided if available and in working order. This is a complimentary service provided to our guests to eliminate the need for extra luggage and additional hassles. However, as the guest, Guests are responsible for any damaged or missing linens that occurs during their stay.

Release, Hold Harmless, and Indemnity Agreement for Bethany Ullig, 160 Grande Pointe Circle, Inlet Beach, FL 32461, Sunny B’s Rentals, LLC. In consideration for Sunny B’s Rentals, LLC allowing Guests to use all amenities, including but not limited items such as exercise equipment, bikes, appliances, games, ect during their stay at the Rental Property, Guests (for themselves, their children, and their guests) hereby release, hold harmless, discharge, and otherwise agree to indemnify Sunny B’s Rentals, LLC Vacation Rentals, their owners, the Rental Property owners, employees, agents, (“the Released Parties”) from and for any and all claims, demands, liability, lawsuits, injuries (including death), property damage, attorney’s fees, expenses, costs, causes of action, judgments, or awards of any kind or character (“Loss”) that may accrue, arise, or otherwise exist because of Guests use of the property and amenities. Guests intend this release to include any Loss sustained by a third party through whom or on behalf of whom (or whose estate) Guests may assert a claim, lawsuit, or cause of action. GUESTS UNDERSTAND AND AGREE THAT THIS RELEASE, HOLD HARMLESS, AND INDEMNITY AGREEMENT EXPRESSLY RELEASES, HOLDS HARMLESS, CONTRACTUALLY BINDS GUESTS TO INDEMNIFY (I.E., REIMBURSE THE RELEASED PARTIES FOR ANY LOSS THEY MAY SUSTAIN, RESULTING FROM A CLAIM BY A THIRD PARTY) AND OTHERWISE EXONERATES THE RELEASED PARTIES FROM THE CONSEQUENCES OF THEIR OWN NEGLIGENCE, WHETHER THAT NEGLIGENCE IS THE SOLE OR CONTRIBUTING CAUSE OF GUESTS’ LOSS. Guests intend this release, hold harmless and indemnity to be as broad and comprehensive as possible as Guests do not desire that the Released Parties have any liability, directly to Guests, their spouse (if any), their child, their guests, or indirectly to any medical provider or insurer, arising from their participation in the herein described activity. In consideration of the obligations hereinafter set forth, Guests hereby assume all legal and monetary responsibilities and risk for all use of the property and amenities provided, its employees, or agents, as a result of Guests use, transport, and/or possession of property and all amenities provided. Guests agree to return all property and amenities in same location and the same condition as when received. All unreturned or abandoned property and amenities will be considered lost and paid for at that time. Guests agree that Sunny B’s Rentals, LLC is not responsible for any fines, penalties or recovery fees that result from taking property or amenities off of the premises.

Check-out condition of the home must be same as the check-in condition.
For any damages or lack of cleanliness may result in additional charges for cleaning and/or replacements.

Non-emergency requests (does not require guest to find alternative housing) will be reviewed and if appropriate resolved within 48 hours of receipt. Emergency issues (AC not working) will be resolved ASAP.
