**Short Gaps = Special Rates**
Some gaps between bookings may be available at discounted rates- even during peak seasons. If you see a few open days (2–3 nights) between longer stays, you can still book them at a reduced price. Check the calendar for these pricing in every season.

**IMPORTANT**
Villa Maximum occupancy: 2 persons. All individuals on the property count toward the maximum occupancy limit regardless of age, including infants and toddlers. This is a noise-sensitive property. Quiet enjoyment is required at all times. Violation of occupancy limits or noise rules is grounds for immediate termination without refunds.
To comply with City of Newport Beach short term rental rules and regulations, which require renters to be age 25 or over, you will be required to present a valid photo ID.
Guests are required to sign listing agreement via an outside electronic platform

Each reservation includes one designated carport parking space. The garage is not provided for guest parking or storage. E-bikes, scooters, and similar recreational equipment must be stored in the designated carport area and secured by the guest. Guests assume all responsibility for storage and security.

TVs are configured for easy streaming using built-in apps. External devices are not supported.

NOTES:
For bookings over 2 weeks, there is an extra cleaning fee for every 2 weeks of the stay, with a minimum basic cleaning fee of $120 per cleaning. System will automatically calculate this fee for bookings of up to 28 days. Anything above the 28 days bookings will be an extra fee.
If you cancel within the first 24 hours of booking, there will be no transaction fee. Otherwise, your credit will be reduced by a 3% merchant processing fee.
