    **There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***

    1. The booking guest must have their ID uploaded to their profile.

    2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

    3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

    4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more. We also have a washer and dyer on site for your convenience.

    5. Smoking & vaping in the unit will result in a $500 deodorization fee. Additionally, smoking on the building grounds is strictly prohibited. Please smoke outside of the property.

    6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be asked to leave and charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, all platforms have specifically banned parties from their units. Violation of this rule will result in a ban from the platform.

    7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

    8. Please do not use face towels to remove makeup, it damages the towels.

    9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

    10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet friendly units.

    11. The building will not hold your luggage for early or late check outs. Please do not ask.

    12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

    13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

    14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

    15. Message us for long term stays.

    16. Trash needs to be thrown away in the trash chute at the end of the hall.

    17. All of our TV`s are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

    18. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it`s possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested after your additional time has been approved.

    19. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

    20. Unfortunately guest are not allowed on the rooftop deck. Please use courtyard area near the pool for outside space.

    21. Any damage to the building, equipment or Common Elements caused by a you or your guest shall be repaired at the expense of you.

    22. The HOA strictly prohibits hanging any laundry, towels, bathing suits, etc. from the balcony railings for drying purposes. Please use the dryer in the unit for those needs.

    23. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.

Great Location

Great location! Very Clean! Going to the WWII museum was on our bucket list for our trip to New Orleans. This location allowed us to walk to the museum within a few minutes. Got a Jazzy Pass with the RTA for only $3 per day and rode the street cars right outside the building. Pass includes street cars, buses and ferries so there was no need to use our car during our visit.

Beautiful condo. They had plenty of supplies. There was nothing we needed at all - being able to hear the water fountain from the courtyard was a bonus on the balcony. The only cons were that the pool was being renovated and not available to use. Also, there’s no smoking at all on the balcony so it was kind of a hassle not to be able to smoke in the morning on the balcony but other than those two things I would recommend staying here and well worth the money.

Perfect apartment in a great location!

We spent a few days in this excellent apartment in an excellent part of town--safe, artsy, excellent restaurants, etc. The building is modern, clean and safe-- security/concierge on duty at all times. The apartment itself is immaculate, well appointed, modern and spacious. The beds and bathrooms were in perfect shape. The kitchen was extremely well appointed (not that we wanted to cook meals with so many great dining options in NOLA). The property owner was a pleasure to deal with. Overall a perfect experience. We will be returnees to NOLA in the near future and will be planning on staying again at this terrific property.
