    • Age: All guests must be 25 with the exception of children with their parents.

    • Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

    • Trash: Before you check out, please place all trash in the bins by the garage or the dumpster.

    • Pets: Strictly a no-pet policy at home

    • Check-In/Check-Out: Check-in is at 3:00 PM and check-out is at 10:00 AM. Early check-in and late check-out requests are subject to availability. Fees apply and vary depending on the requested time, with a starting fee of $60. We may not always be able to accommodate these requests—please message us in advance for details.

    • Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

    • All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.

    • We look forward to hosting all of our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, with special attention given to high-touch areas. We use commercial-grade antimicrobial agents and ensure that bed sheets and bath towels are professionally laundered between each guest stay.

    • However, it's important to note that we cannot guarantee that our properties are 'completely sterile' or 'COVID-free,' just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

    • We do not offer rescheduled stays or refunds for cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is affordable and provides excellent protection against unforeseen cancellations.

    • We understand that last-minute cancellations can be challenging for guests who choose not to purchase travel insurance. However, we must uphold our owners' cancellation policies to protect their primary source of income and maintain their properties in business. Please book responsibly, and we appreciate your understanding.

    • Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund.

    • Same day move-ins will not be honored after 9AM AZ time. Please make an inquiry and we will accept or decline based on ability to accommodate.

    • All guests that have a confirmed criminal record shall be declined and asked to cancel the booking at their own expense.

    • Guest agrees to provide identity authentication to Guest Ranger operating for GoodNight Stay. They will authenticate name, address, phone number and photo ID verification. If this is not provided within 48 hours of booking, GoodNight Stay has the right to cancel the booking without penalty.

    • All listed amenities are to be used at guest’s own risk. The homeowner and GoodNight Stay will not be held liable in any way for the risk, danger, injury, or damages caused to the other party. Some amenities, such as a Pack 'n Play, are available upon request. Please let us know in advance if you need them!

Our first impression was lots of stairs which could be a real problem for some people. We looked forward to using the the rooftop decks but the condition of the furniture there was poor. The units provide plenty of room for sleeping and the bed rooms and bathrooms were nice. However, small living rooms and dining areas are not conducive to larger groups who would typically occupy both units. The quality of the furniture was less than expected, especially for an otherwise upscale rental. Communication with our host was prompt and excellent. Check-in and check-out were super easy. Overall, a good experience but not quite as good as expected for the cost.
