Beautiful, clean, perfect location. We stayed last Christmas and it was just as fantastic! We saw dolphins every day. Beach access was super easy. Down the elevator & out the door. Management checked in on us. Hope to reserve again next year.

This condo was absolutely wonderful—beautifully equipped with everything we needed and stunning views of the beach. We especially appreciated the thoughtful touches, like USB chargers conveniently placed next to each bed. The space was spotless, very spacious, and felt instantly comfortable. We also loved the location, with great restaurants and shops just minutes away. The Property Manager was fantastic—friendly, responsive, and made check-in a breeze. We couldn’t have asked for a better stay.

Pros: Property was very clean; well-taken care of. Views are amazing. Property manager was great with communications through-out our stay.Cons: Just a couple - Balcony furniture on both balconies were extremely uncomfortable and cheap looking. TVs were small and difficult to navigate. These two things should be upgraded considering this is the Penthouse.

Book It!

Group of three couples stayed together at the condo. The bedrooms were very comfortable and the bathrooms well stocked and clean. The view was absolutely beautiful! We ate twice at the outdoor restaurant which was nice. Parking wasn’t a problem and the shopping carts and luggage carts were certainly a plus. We would definitely stay here again!

Florida Beach 2025 with Friends

Property was perfect, amazing and simply spectacular. It had everything we needed, was in the perfect location, right on the beach but peaceful through-out our stay. The hosts were great - the amenities were super fun like paddle-board, gym, pool, balconies, view and chair/umbrella rentals at the beach! We will definitely be back!

Comfortable feel

Beautiful property with space for everyone. Comfortable feel, very inviting. Kitchen is well stocked & appliances were nice as well. Now for the negatives, that aren’t really negatives, just preferences. The master bath does not have a door. It you want a little privacy you will need to visit one of the other 2 baths In the condo. Balconies are small but the view is incredible. Again, these are just personal preferences. I would definitely recommend this property, it is well taken care of and the property management company is incredible.

As soon as you open the door the views take your breath away. The 3 beds and baths are perfect for larger groups and speed up time to get ready for everyone. We cooked a few meals, had no issues with the unit, and had everything we needed for this. The location is perfect, been to Tops'l a few times and it never disappoints.

Family Trip in paradise

Beautiful beach front property. Very clean and beautifully decorated. Our first time at Tops’l Beach Manor. We enjoyed all the amenities and garage parking. However, we could have taken our truck or SUV with the whole family but had to take two cars because contract stated only 6’5” clearance. Only to show up with large trucks and SUVs all over. Misleading.

The condo was absolutely amazing with breathtaking views, easiest access to the beach with tons of amenities. I love love, love, the fact that there was shopping carts and luggage carts to use so you didn’t have to lug everything up. also love the all three bedrooms, had king beds, and separate bathrooms, that is hard to find sometimes Great communication. We will definitely be staying there again.

When can we come back?

Our family enjoyed our stay at Beach Manor. This condo was one of the nicer ones we have stayed in while at Beach Manor after staying in various units for the past 10-12 years. We had great views from the 14th floor and even had a fireworks show right in the window from a few hotels down the beach. This condo was stocked with trash bags, hand soap, laundry detergent, dish detergent, laundry baskets, full length mirror, etc. that just normally isn’t provided in other beach manor units. The floors could have been cleaner but given that it’s the beach, sand and grime is inevitable. The bathrooms were clean. The beds could use two pillows per guest but overall, we would absolutely stay in the unit again.

Property was fantastic

Overall the property was fantastic, and is one of our favorite places we've stayed in the Miramar Beach area. The property manager was very prompt with communication, and gave us all the info we needed and even proactively checked in with us on day 2 to make sure we were all good. The view from the 14th floor was great, and the unit, and the entire resort grounds, were very clean and well kept. The welcome package was more generous than most, and we ended up not having to buy/bring some of the staples like dish / laundry soap. They also provided travel toiletries (shampoo, body soap, conditioner, nail file), which we didn't need/use, but would be a life saver on night 1 if someone on your trip forgot theirs. The amenities on site were well maintained, and tons of fun. Everyone on property, from staff to other guests/owners, were extremely friendly and helpful, although interaction with resort staff was very limited, which was a huge positive for us, no lengthy check in/out. There was some construction going on while we were there, but it never bothered us, all of the contractors were very observant of the quiet hours and resort rules, and in general were very courteous. The only negative we experienced, which was only a minor inconvenience, was that one of the elevators seemed to be having issues on and off during our stay. It seemed like they were actively being worked on, so I assume that will be fixed before peak season when it would be a much larger issue.
