The neighbor is crazy and out of control. We left after first night. Waiting for a refund. We were in Kansas for a funeral and this neighbor made the stay very uncomfortable with threats. So sad!

The Good, The Bad, The Ugly
The Good - Owners set up a Christmas tree for our gathering. The deck and view is incredible. The neighbor up the road was nice and let us park in their area. The Bad - The house had a bad sewer smell that would not go away. There was no Keurig as listed in the amenities (we brought pods). The owner did not respond to either of the messages we sent. I know it was over Christmas but if you’re renting out your place you should be checking for messages. While we didn’t need to use the bunk room, if we would have, we would have needed to thaw out the people. It was FREEZING in there and one little radiant heater for the whole downstairs wouldn’t have cut it. The Ugly - the neighbor…. We explicitly followed the directions of where to park and got the cops called on us and were yelled at by the neighbor for trespassing. He told us the property owner was lying to us on where we could park. You can’t park directly in front of the house (unless you have a vehicle that will fit within a 2 foot area). We were also parked in the driveway only over 1 foot onto his property in (the road) and had to move a vehicle up a foot! Cop was understanding and frustrated as this is a common occurrence but he told us where we could park so we wouldn’t get charged for criminal trespass. The neighbor also has cameras all around so he can see and hear you.

Thanksgiving with my son and his unit buddies
I rented this house to host Thanksgiving for my son and a bunch of guys in his unit at Ft Riley that couldn’t go home. The house isn’t as updated as you would think, but it was clean and comfortable and the views are breathtaking. I did have to leave a day early to stay closer to the airport. The house is located quite a way from town on back roads that have some very steep hills and quite a bit of snow came in on Saturday. You almost feel like you are driving in the mountains. I would definitely rent this house again.

Rare Kansas Gem
Let's be honest, it's a beautiful state, but there aren't many rental properties in Kansas that have nice lake views or mountain/hilly vistas. So, we were thrilled to find a place that had a big deck with a spectacular view for a short fall getaway. We'll be back!

Good Property, Excellent Views
One neighbor is uptight about a VRBO being next door. Just park in the right spot and he'll stay off your case. Accomodates dogs but not much room for roaming or walking. The house is solid, though cabinets and the like are getting a little beat up (some drawers were falling off, etc.).

Beautiful View but Fear Thy Neighbor
The view was beautiful but the pleasure stopped there. I had seen other reviews that warned about the neighbor but I was not prepared for the greeting we got. The police were called within 10 minutes of our arrival as my dog (13 years old, blind and deaf) had stepped on his property. This was the 103 call to the police - his statistic, not mine. One of the other neighbors said he kicked my dog in the face (I did not see him do that myself). This man was rude and visibly shaking, he was so angry. I actually felt he knew we were coming and was waiting for us to make a mistake. Eventually, he calmed down and we didn't see him again on our visit which was great. So let's talk about the house... Overall, the house was nice however, there were drawer facings falling off, cupboard doors falling off the hinges, the spices were VERY old and the dishes/pans were a hodgepodge collection that desperately needs updating and a good culling. Andy was very pleasant to work with and I apologize for such a scathing review but when you're spending that much money to rent someplace, it should be a nice visit. The neighbor was dreadful and the property lines are way too difficult to explain but if this property is going to continue being rented, it really should be updated and a truce worked out with the neighbor. Then it would be a perfect place to relax and recharge.

Nice relaxing view of the lake.
The view of the lake is outstanding. The home was clean but not very well taken care of. Outlet covers missing, drawer fronts hanging off and the decor was minimalistic. The upper floor was good but lower flor was more basic. The cops showed up the first morning called by a tanned fat man. As far as pets it was kinda like they were in a prison. The back yard could have been nice but like the lower deck it hadn't been touched since last year (at least). I would stay in it again if there was nobody to impress and at about half the cost. We ended up leaving a day early.

Tuttle Lake House
Property over looks a valley a small body of water. The two decks provided a conducive view that supported an extreme relaxation for me and my family. In spite of the ongoing property line issues witch were resolved after our arrival, I recommend to others looking for a relaxing time away from home.

Outstanding!!!
Overall it was outstanding!!! Did have a visit from the police because of the neighbor and how his property line is located. Apparently this is an ongoing thing according to the Officer. Lovely views. Spacious . Would stay again and definitely recommend.

Cozy property, questionable neighborhood.
We had one of our children accidentally step on the neighbors property and the police were called along with us having to move our vehicle mere inches away from where we weren't supposed to. Extremely rigid and definitely made us feel uncomfortable and not welcome! We were very respectful of the property. Owner did not reply to messages or text messages. It was a cozy property but there were some downfalls. PLEASE BE AWARE of the neighbor with no trespassing signs as well as the back decks railings, they are not stable and would be unsafe to lean on.

Good place and good host. Peaceful location. Be ready to deal with grouchy neighbor who unfortunately seems to have made a hobby out of harassing the owner. You'll be fine as long as you keep your cars away from the front street on the front of the house.

Quiet Lakeview Getaway
Once we got into the property it was a nice quiet home with a lake view to spend a relaxing holiday weekend. Be sure to ask for the lockbox code for the key in advance.

Beautiful...but
It was beautiful the senory was gorgeous the house was gorgeous as well. The only issue we had was it took over 12 hours to get ahold of the owner so we could get the ac working. Wish we would have had a little more communication

Meet the cousins
Vrbo description needs updated. No coffee pot most pans have scratches in the teflon coating. Beautiful views. Neighbor called the police and then announced through the camera, to my son in law, that he was on HIS property again when he stepped to get a frisbee… on the road. Check in process not updated on Vrbo website. There is a code on the door now. Took some time to get the owner to answer but the side door was unlocked!! Can’t use fireplace which was one of the enticements to choose this place as opposed to others in town. The family enjoyed the stay but the location was just okay.

Enjoyed our stay! Hopefully will come back one day
We enjoyed our 2 weeks stay at the cabin. The view was amazing. The check in process was easy and cabin was exactly as described. House was very clean and beds were comfortable. Andrew the owner gave us our privacy but was a call away if we needed him. Parking is tight. We had 3 large trucks and made it work. The neighbor to the north has no trespassing signs everywhere and cameras set up. There is a white post that is landline so don’t cross that line or he will call police. He was even kind enough to spray paint a arrow so we knew which side of post to stay on. The neighbors to the south uphill were great! We visited several nights with them and they even cooked us a homemade meal after a long day of hunting. Very nice folks. Overall we give it a 5 star rating.

Great place to stay, plenty of room for every and fairly comfortable beds. We enjoyed the location. But beware of the neighbor across the street. He’s prickly about encroachment on his property. Got a visit from the cops for standing too close to the curb by the shed to watch the aunrise

Amazing sunsets!
Andrew was an amazing person to work with! Helped me out with a last minute request! The deck and views are amazing! Beautiful sunsets! Inside was good for what we needed. Could use an updated grill but it worked for what we needed it to. Had a great time!

Parents weekend at Manhattan Christian College
Andy was great. He was easy to communicate with. The neighbors to the south were very enjoyable. The house was quiet, clean, comfortable and very nice. Beds were comfortable. Great view! I would definitely stay there again. The location is in the country but with quick, easy access to Manhattan.

Not worth the price or hassle of dealing with neighbor
Good-beautiful view with large porch but no access to any yard Bad-WiFi isn’t consistent. Only got it to work the one night. Neither bath is connected to any bedroom. Property needs updated and maintained better. Fridge was dirty, freezer still had someone else’s food and the showers had used loofahs hanging still. No direction or communication for check out procedures. Ugly-BE PREPARED TO HAVE THE POLICE CALLED. We were given incorrect information about parking. The property line is ONLY TWO FEET OFF THE PORCH. If you WALK or park outside of the small parking pad or step out off the porch, the neighbor ABSOLUTELY WILL call the cops. We were given NO warning that apparently the drive used to access the house is someone else’s property. The police said he come nearly every weekend and if he was called a second time, he would be forced to write a trespassing ticket. Not such a friendly welcome when you have a knock on the door before we even put out suitcases away.

Relax Before College Move-In
This property was clean and neat. Quiet neighborhood with pleasant neighbors and close to boat docks. We enjoyed the outdoor deck and beautiful sunsets before moving our freshmen in at K-State. Would definitely stay again.

Kind of iffy
The property has potential. But never was able to turn on the TV in evenings, though the property manager said it was fine. WIFI password was written wrong on the blackboard, so took a while to get that hooked up. No walking path, way to overgrown to hike, and just general lack of care. View was great, beds nice, and house was clean with decent furnishings.

Overall really enjoyed staying here. Had issues with ac when we first got to place. Owner was able to get someone out to fix it quickly. Also had cops called on us for trespassing onto neighboring property within first 2 hours of being there. Cops were very nice and explained this happens often. They said we did nothing wrong but neighbor to the north is a grouch. Neighbor to the south is very welcoming and allowed us to park on his property if need be. House was very nice and had all the amenities we needed. Spent most time out on the deck while we were there. Overall enjoyable experience

Nice, but
Mostly new inside, clean, well prepared kitchen, comfortable beds. Keurig did NOT work. Grill technically worked but was rusted out on inside could not regulate the cooking process. Overall good stay.

Very nice
The house was clean, comfortable and in a great location. Pay attention to to warnings about the neighbor! We were there to celebrate my 65th birthday and had the police called on us in the first 15 minutes. It has been a good 45 years since that has happened! The police officer, however was very nice. For the rest of our stay we were very careful to follow the rules and had no trouble, the neighbors on the other side were friendly and welcoming. The police episode gave us a fun story.

Beautiful Views
The house was very pretty and had a great outdoor space with a view of the lake. It’s very peaceful at night, and has great stargazing. We were pretty bummed because, although a fire pit and fireplace are listed as amenities, posted house rules adamantly stated that we weren’t allowed to use either. Also, for those who have children, the front door does not have a deadbolt. My toddler could pull the handle open, and we spent half the time chasing him away from the door that we couldn’t lock. I would come back again, but with different expectations.

Amazing view, great little house!
The house was exactly as described. The beds were in good shape; the house was quite comfortable. The internet connection was spotty, as was our phone service, but I suspect that may have had something to do with the weather. The cooking supplies weren't the best -- older non-stick cookware isn't my favorite -- but everything was adequate. Suggestion for the host: put a couple of screws from the dishwasher into the counter so it doesn't tip and move so much!

The Lake House
My husband and I, and our son who we came to spend Christmas with from Fort Riley Had a wonderful Holliday. We were very comfortable there. We just wished we could have went down the hiking trail, It was so over grown and unkept we couldn’t walk it. But the view was beautiful. We would and might rent it again. Thank you

Scenic Manhattan House
Overall a really nice property with scenic views of Tuttle Creek Reservoir. We used this for our wedding. House was pretty clean but had a few dead bugs laying around the carpet. All amenities were accurate and cozy. The king bed could be replaced with how lumpy it is on one side. Would highly recommend the house for future visitors.

Property was older but nice. Views were great! Wonderful deck for star gazing! Never could find a phone number for management and we had a couple of questions but didn’t have a way to get them answered. We weren’t prepared for a single Keurig so be sure and bring coffees pods! But we managed to have a good time together. The hike was a bit challenging for us older people and had a hard time finding our way to the water, finally got in the car and drove to it.

Locked Out
Keys were supposed to be in the mailbox ready for us to open the house. Keys were in a lock box in the mailbox but we were not told that nor given a combination to the lock box. Cell reception was bad so we had to drive to town to call owner. First couple of calls went to a full voice mailbox with no way to leave a message. Kept trying and finally got the owner and the access code. Checked in late due to the problem and missed the best part of day on the deck that attracted us to the property. Fortunately the owner finally answered the phone and we didn't have to stay in a motel for the night.
