    The Space:

    Welcome to our bright and beautifully designed 3-bedroom, 2.5-bathroom home, perfect for families, professionals, or guests on longer stays who want a peaceful base near central London.



    Step into a spacious living room with natural light, complete with plush seating and a Smart TV. A sunny conservatory opens onto a private rear garden featuring a raised deck with a table and chairs, perfect for morning coffee, evening wine, or letting the kids play freely.



    Kitchen:

    Cook with ease in the fully equipped kitchen, then gather around the dining table for shared meals and quality time.



    Bedrooms (located upstairs):

    -Bedroom 1 - Master bedroom with a super king bed, Smart TV, garden-view French doors, and a large ensuite with a walk-in shower.

    -Bedroom 2 - Beds with zip & link, can be converted to king or twin, smart TV, desk, and large wardrobes.

    -Bedroom 3 - Beds with zip & link, can be converted to king or twin depending on your group’s needs, with Smart TV and built-in wardrobes.



    * Main family bathroom with a shower-over-bath, sink, and toilet



    * Enjoy a dedicated workspace in the front bedroom, plus strong WiFi throughout the house for seamless connectivity, perfect for those working remotely



    Laundry:

    There is a washer and clothes rack, an iron, and an ironing board for your laundry needs.



    Parking:

    We do not offer on-site parking. However, there is free street parking available from 6:00 PM to 8:00 AM. During the day, street parking is available at £3.30 per hour, with a maximum stay of 4 hours.



    Guest Access:

    Guests have full and exclusive access to the entire home.

    You’ll also have access to fast WiFi and smart TVs in each bedroom.



    Self check-in is provided for ease and flexibility.

    The house is perfectly positioned in a peaceful residential pocket of Kingston Upon Thames, just a short walk from the town centre, local transport, and the vast greenery of Richmond Park. It offers the best of both worlds: leafy surroundings with excellent access to shops, dining, and Central London.

    Norbiton Station is a 3-minute drive or 12-minute walk, with direct trains to London Waterloo every 15 minutes.



    Kingston Station is just a 4-minute drive or 16-minute walk.



    The journey time to Waterloo is just 25 minutes.



    Local bus routes also serve the area, and Richmond Park’s Kingston Gate entrance is only a 4-minute stroll away, ideal for walking, running, or spotting deer.

    Kingston town centre is within 16 minutes walking distance and offers a fantastic range of shops, restaurants, riverside cafés, cinemas, and the popular Bentall Centre.

    Getting Around:

    The property is well connected for both local travel and trips into Central London.



    Norbiton Station is just a 3-minute drive or 12-minute walk away, with direct trains to London Waterloo in around 30 minutes.



    Kingston Station is also nearby, only a 4-minute drive or 16-minute walk.



    There are multiple bus routes nearby that connect you to Kingston town centre, Richmond, Wimbledon, and beyond.



    Uber and Bolt are readily available, and walking or cycling is a great way to explore the local area, especially with Richmond Park just around the corner.



    If you're driving, there is no on-site parking, but street parking is available nearby.

    JustPark or similar apps can help you find and reserve a local space if needed.



    Other Things to Note:

    Smoking is strictly prohibited inside the house. If you wish to smoke, please do so outside and ensure that all cigarette butts are disposed of safely.



    Sadly, we are not able to accommodate pets, apart from guide/assistant dogs. This house is located in a peaceful residential area, so we kindly ask that you respect our neighbours and keep noise levels to a minimum after 10 pm.



    We provide all guests with fresh towels and linens, and we can also offer mid-stay cleans and linen changes for an additional cost.



    Additionally, Roost does not provide storage for luggage, personal belongings, or mail, and cannot accept post or packages under any circumstances. Guests are not permitted to use the property's post boxes, and any mail received will be returned to sender. Lost property must be collected within 14 days of checkout, after which it will be disposed of. Return of lost items by mail may be offered at the guest’s expense but is not guaranteed and is at Roost’s discretion. If you need anything during your stay, please don't hesitate to contact us. We're here to help you have the best possible experience in our home.



    We provide a complimentary welcome pack to help you get started. Please note that this pack is not replenished during your stay, so you’ll need to purchase additional supplies as needed.
