    This modern 93-sqm apartment is designed for comfort and convenience. The living area includes a sofa bed, flat-screen Smart TV, dining table, and chairs. High-speed Wi-Fi is suitable for remote work or video calls. The fully equipped kitchen features an electric kettle, refrigerator, stove, toaster, Dolce Gusto coffee machine, and all necessary dishes, cutlery, pots, and pans. Two bedrooms have street-facing views with comfortable double beds and premium mattresses. The third bedroom offers a quieter, more private outlook. All beds include professionally laundered linens, comforters, and pillows. The apartment has one full bathroom with a shower, toilet, and sink, as well as a separate WC with an additional toilet and sink. Toiletries such as shampoo, shower gel, and hand soap are provided for your arrival. Additional amenities include a clothes washing machine, drying rack, iron, ironing board, and cleaning tools. Bath towels are provided for each guest. Portable fans are available for warmer months, and heating is included in winter. The flat is professionally cleaned and sanitized before each guest’s arrival to ensure safety and comfort.

    Important Policies:
    Check-in is from 3:00 PM, and late check-in fees may apply after 7:00 PM. Late check-in must be arranged 24 hours in advance. Check-out is by 10:00 AM. A refundable damage deposit of £800 is required before arrival. The property is non-smoking and pet-free. Parties, events, and photoshoots are not allowed.     Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to £800.

    Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.

    Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.

    Cleaning and Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to £800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.

    Check-In/Check-Out Times:

    Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
    Late Check-In: £50 fee between 7:00 PM - 10:00 PM; £90 after 10:00 PM. After 1:00 AM: £120.
    Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
    Keys: Lost or damaged keys/key fobs will incur a fee of £200 for keys and £300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.

    Mail and Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.

    Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.

    No Pets Allowed: Please refer to the pet policy for further details.

    No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to £10,000.

    Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.
