Features distinguishing this home and not offered in other vacation rentals include a 12' Andersen entry pivot door, automated Italian kitchen with contemporary ceramic cladding, Miele intuitive appliances, Warmboard advance sub-floor radiant heating system, 10' x 12' Andersen sliding glass doors, noise-reducing cedar ceiling, Carmel Stone Import tile and Epic Smart Homes automation: temperature, security, shades, lights, audio and video.

    Parking on the street is strictly prohibited by Washoe County STR permit regulations. All vehicles must be parked in the driveway and/or garage at all times.

    Please be advised that access to Incline Village's three private beaches is limited to property owners only. The recreation center is open to the public, for a daily guest fee. The rec center includes a heated swimming pool, basketball court, fitness equipment and classes, tennis courts, pickleball courts, and three bocce ball courts. There is no fee to enjoy the pump track and disc golf course at the rec center.
    Enjoy Village Green and the Incline Village Fitness Trail (an 18-station exercise course adjacent to the Village Green. The 8/10 of a mile course winds through the forest next to Incline Creek. The course contains accessible walking, running, snowshoeing, biking & exercise trails). Dogs welcome when organized activities are not scheduled.
    Pets Considered

    SECURITY CAMERA(S): Please know that the home's security cameras are active on the front door, garage, and/or driveway, outside of the downstairs primary bedroom, outside facing the back hill, and back outdoor entrance.

    Pet Policy
    Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required and a pet fee will apply. Please call our office to inquire about your pet, as homes may have varying policies.

    County Rules
    Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.

    Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
    Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.

    Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.

    Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.

    Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

    Winter Driving
    Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. You may find valuable winter driving tips from the CHP website.

    Summer Patio Furniture
    Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.

    Be Bear Aware
    Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

    Office Holiday Hours
    The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

This property was perfect for our large family vacation. It was easy to access, very comfortable, and thoughtfully set up. Communication with the manager was excellent and all of our questions were handled promptly. We ordered a baby crib and baby gate for our stay, and that service was also outstanding.We especially appreciated that the home is dog-friendly. The downstairs felt like a separate apartment, which was ideal for extra guests and kids. The linens and towels were first-class, and everything felt well cared for. We truly enjoyed our stay and look forward to returning in the future.
