the good: looks nice, the view is great, the people at AMI who dealt with our many problems were polite and they tried to be effective.
the bad: it started at the front door, the coded lock didn't work and could not be fixed all week. it wasn't the end of the world but more a sign of things to come. One of two furnaces didnt work. There was a delay in getting it looked at (I wont push since one of those days was Christmas) It was unusually cold out - the entire main floor was upper 50's at night and too cold to enjoy during the day. Our texts are promptly answered but the delayed vendor missed the fix on cold day 2, ordered a part on cold day 3, and we went 3-4 days with no heat in the main living and 2 bedrooms.
>no water for the great looking master bathtub - unusable all week I was told a part was ordered but in 6 days they didnt get it operable
>things missing or falling off walls - missing toilet paper rack (replaced after 2 request and 2 days) hanger, towel rack that fell off (fixed that week) The main living room curtains fell off the wall. I asked that they just take them away if they couldnt fix since we didnt need them - after a few reminders they were taken out of the house on day 5-6.
>the pool and hot tub wont heat when the air is below 50 - (I would say that is closer to 60) the system also only heats one or the other. I'll spare you the details on the service requests for this, I just dont think its the right system for a house that rents for this price range. Even the pool service person told me that a cheap screen to block the air off the bay would help
>a shower didnt drain, this was fixed pretty promptly.
>Service people and service texts: again nice people but I had to do all of the follow up. and they seemed to have little vendor control. I was constantly texting for updates. most calls you get different person and have to start over with them.
Anyone would expect so much more for the money. It's a good house in a wonderful location. It wasn't prepped well and there are some cheap materials. I would have thought that having what seems like a large rental company with staff would be an advantage, a call line, vendor pull - but in this case i think it hurt us. I got a credit but was told I couldnt have the amount I thought was fair. I dont need an apology, just improve for others, but I wouldnt do what I see you do with others and refute facts, I have a long embarrassing text list available.
