Welcome to Your Coastal Urban Retreat, 7 Bed, 25M Pool, Pet! We’re delighted to host you and want to ensure your stay is both enjoyable and seamless. Please take a moment to review the important information and house rules below. By booking and staying, you agree to these terms.
~~~~~~~~~~~~~~~~ ✦ Important Information ~~~~~~~~~~~~~~~~ >>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking. >>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes. >>For reservations made within 3 days of arrival, we require guests to provide a selfie while holding the credit card used for the booking as an added security measure. This helps us verify the validity of the reservation and protect against fraudulent transactions.
>>A security deposit (bond) is required and will be authorised separately. Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction. >>No schoolies or toolies permitted.

There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges. >>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets). >>No pets on furniture, no excessive barking/shedding >> We need to know the breed, age and size of the pets, and the type of pet. Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house. Pets cannot be left alone in the house. You are responsible for any mess or damage your pet leaves behind or injury to another person. If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement. All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee.
➖ No loud noise/ no party or events of any kind ➖ Quiet hours from 10 pm otherwise eviction could occur ➖ No more than 8 adults ➖ Pet fee of $37 per pet per night max 2 pets. MUST BE PRE APPROVED. ➖ We take a external bond to Airbnb $2000 ➖ Respect our neighbours ➖ Call out fee from our security $150 first call out. 2nd Call out $500 charge and immediate eviction ➖ We require all guest to inform us ahead of time for any special request eg. cot, high chair, baby gear etc. These are subject to availability and needs to be requested in advance or you may contact the local baby hire places if items aren't available. No last minute request.
NEIGHBOUR COMPLAINTS/SECURITY CHARGES: ➖ Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and a additional charge of $3,000 the above charges. Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorized guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood, a charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff. Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances. ➖ SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens. -listing must be left in a good cleanliness condition and furniture put back to original position otherwise, extra fee will apply. ➖ Bins must be put out for collection by Wednesday evening (excess rubbish will incur an $88 charge) - BBQ must be cleaned or guests will be charged $100. - Only guests who are staying are allowed unless prior arranged. Charges for guests not authorized $500 per night for the length of the stay. ➖ Check in from 3pm checkout 10 am unless otherwise organized. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back to back booking a half day charge of $400 will give you a 2pm checkout with 24hrs notice ➖ Only guests who are staying are allowed unless prior arranged. Have a great stay in our beautiful home strictly quiet hours 10pm as it is a residential neighbourhood
