The Space:
Tucked away in Edinburgh’s UNESCO-listed New Town, this private room is located in a charming guest house on Frederick Street that blends historic elegance with contemporary flair, offering a cosy and characterful retreat for travellers of all sorts. Just a 12-minute walk from Waverley Train Station, a mere 2 minutes to George Street, 4 minutes to the famous Princes Street, and 5 minutes from a tram stop with direct airport connections, it’s perfectly positioned for discovering the vibrant soul of Scotland’s capital. Many of Edinburgh’s top attractions—including Princes Street Gardens, The Scott Monument, the National Gallery of Scotland, the Royal Mile, and Edinburgh Castle—are all within a 6 to 20-minute walk, placing the city’s cultural gems right at your doorstep.
Beyond your private room, you’re invited to enjoy the communal Guest Lounge, an exclusive space reserved for those staying at our guest house. OVERVIEW OF THE PRIVATE ROOM:
Imbued in soft sage hues, this spacious family-sized room offers a serene blend of comfort and style. With large Georgian windows allowing natural light to pour in, the gentle green palette creates an inviting and tranquil retreat.
At the centre, a super-king and single bed await, each adorned with crisp white linens, plush velvet cushions, and traditional tartan throws that add a touch of homely charm. A third single bed ensures ample space for family or friends. Beside each bed, warm bedside lamps cast a golden glow, enhancing the soothing atmosphere.
The room’s thoughtful design extends to a charming seating area, where a velvet armchair and marble-topped coffee table provide the perfect spot to relax with a book or enjoy a morning coffee. Elegant touches, such as the decorative fireplace and gold-accented mirror, bring a sense of heritage and sophistication to the space.
You’ll also find a bright en-suite shower room, where elegant tiling creates a spa-inspired feel. With soft towels and all the little necessities provided, your mornings and evenings are made effortlessly comfortable.

Important
Please note: The guest house spans the 2nd, 3rd floors and the attic of the historic building at 53 Frederick Street. As this is an old building and there is no lift, access is via stairs only.
Room 6 is located on the 2nd floor and is therefore not wheelchair accessible. Nor is it suitable for guests who have difficulty climbing stairs.

PARKING INFORMATION:
As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.
PARKING OPTION: On-Street Pay and Display Parking bay:
The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Heriot Row, and surrounding areas.
Metered hours:
- Monday to Saturday: 8:30 a.m. – 6:30 p.m.
- Sunday: 12:30 p.m. – 6:30 p.m.
- Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).
Free parking (outside metered hours):
- Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)
- Saturday to Sunday: 6:30 p.m. – 12:30 p.m.
- Sunday to Monday: 6:30 p.m. – 8:30 a.m.
Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.
PARKING OPTIONS: Multi-Storey Car Parks
For longer stays, we recommend using one of the following multi-storey car parks in the city centre:

To ensure a peaceful atmosphere for all, the Guest Lounge observes a quiet time from 10:00 p.m. each evening. You can view images of the lounge in the gallery section of the listing.
The access details will only be shared with the confirmed guests. We will send you the access details for your private room via Airbnb at least one day prior to your arrival date.

Getting Around:
From 53 Frederick Street, you are ideally situated to explore both Edinburgh’s elegant Georgian New Town and the historic Old Town. Convenient public transport, operated by Lothian Buses, connects you effortlessly to destinations across the city.
Waverley Train Station is just a 12-minute walk away, while Haymarket Station is just over 20 minutes on foot, both accessible in roughly half the time by car.
Just 5 - 6 minutes from your doorstep, Princes Street serves as a major hub for both bus and tram services, offering convenient access to the entire city.
Heading to or from Edinburgh Airport? The Airlink 100 bus stops are located within a short walking distance of the guest house, offering direct transfers to and from the airport. The tram stop on Princes Street is approximately a 5 to 6-minute walk away, providing another convenient option for airport travel.
Other Things to Note:
