Me and my family really enjoyed our stay. The fact that it came with a golf cart was absolutely a plus & convenient to go in to the beach. It is a 3 story building so going up & down the stairs is a workout but the place does have an elevator which came in handy to haul all our stuff up to the main floor. The only downfall was we paid the extra money to pay for the pool to be heated and it never worked until the last day we were there. But I must say when it was brought to the attention of the manager they were quick to refund my money back which was nice. All & all me and my family had a great time and that’s all that mattered

This place is exactly what it looks like online. It actually had 2 drip coffee makers and a Kuerig, which helps for a big group like ours. Golf cart right onto the beach, outdoor shower, everything's taken care of.

Misleading description

Although the property lists as accommodating 14 people, there is not seating in the living area for 14 people to hang out. The 3rd floor half bath was not functional. The 3rd floor attached bathroom to master had zero water pressure. And, the elevator was broken. I feel the property should have notified us of this. Luckily, we had enough young legs to haul our groceries up three flights of very steep stairs. Also, all outside doors were very rickety -- difficult to open and close. We were all comfortable enough, but for the price we paid (approximately 1500.00/night), I guess we were expecting a little more.

Amazing Home

This home was absolutely amazing and everything we were promised and more. Perfect area, amazing views and access to the beach. Great space for the 14 people that stayed. Will reserve again when we go back to Port Aransas.

Almost but not quite

Read the location description closely. It's not really very near the beach, lots of dunes between you & the ocean. It does have a long boardwalk pretty close. It's walkable but the golf cart is definitely the best option. 2 pool areas available but they're showing a lack of maintenance. The elevator was perfect for a family member with limited mobility. The shower & sink in her accessible room was functional, but the arrangement of the room made it impossible to move around in her wheelchair. The distance between the bed & the dresser was impassable. A different placement of furniture would make it more truly accessible. One of the racks in the refrigerator fell out the first time we opened it and one of the toilet seats was cracked. Either the previous renters failed to report they broke these or no one cared to get them fixed before our stay. There was so much sand under the rug in the third floor bedroom it slid out from under our feet. We couldn't get the TV in that room to work. Communication with the management company was confusing. I received a message from them that our beach gear had been delivered to the wrong address, I'm not sure how that's my problem. We left well before the checkout time but got a call saying we still had cars in the driveway needed to vacate immediately at 11:30. Not sure who was parked in the driveway, but it was annoying to get that call. Seems like they don't know what's going on. They did fix the tripped breaker for the dishwasher.

Great house, great area, great elevator but not completely handicapped accessible

Overall, the stay was great! The location, the golf cart, the house with all that it offers was FANTASTIC. The refrigerators on multiple floors, the fans, the AC, the washer/dryers, the views, the beds, the balconies, etc was AMAZING! The response by the maintenance staff to correct a few items was very timely and appreciated to make our stay more enjoyable. Communication from the owners was timely as well. Easy check-in Anyone considering this house should know these things: The house was pet-friendly but there was not a fenced-in back yard. This property would be greatly improved if a back and side fences were put up to match the neighbors on both sides. Needing handicap accessibility or staying with someone in a wheelchair should know a few things: -elevator works great so there is access and very roomy for moving around with a wheelchair. -there is no balcony access on 2nd and 3rd floors for a wheelchair (no ramps). We requested them to be added so my husband could see the ocean because he had no other way to see it, but they said that they would not be adding those ramps. -there is a wooden ramp on both entrances on 1st floor which allows access to back porch for grilling. About the neighborhood pools - they are not well maintained. We did not use them because the water was merky and green. Closest hot-tub was dark and almost blackish. The neighborhood association has great yard maintenance and trash pick-up but should add pool maintenance to its list.

Best Beach stay ever

This place was fantastic. The kitchen was well stocked with pots, pans, dishes, utensils, and even some condiments. There were 9 of us from 87 to 9 years old. Plenty of beds, plenty of bathrooms. Having the elevator for my mom made the trip as enjoyable for her as the rest of us. Including the golf cart was such a bonus. This house is only a block and a half from the boardwalk letting us load up and drive it onto the beach. The beach area was not as crowded as it is closer to road access. Being able to take our pets was a another great perk. And even though it was outside Port A, it was literally 5 minute drive to the shops. We just loved and look forward to our next trip there!

Summer retreat.

Great place to stay, I highly recommend. The home is more beautiful than the pics show. Royal Sands is really nice. Very quiet neighborhood. We felt at home from the moment we arrived. House is beautifully decorated. Kitchen is well stocked with pots/pans, etc.. All bedrooms have plenty of room. The 3rd floor balcony provides view of the ocean. I highly recommend the golf cart rental. While the boardwalk is close, the cart made it much easier to get the easyup, chairs. Etc to the beach. The elevator was a life saver since we had elderly & handicapped in our group. I wish we had rented for an entire week.

Summer Getaway

Very nice property with excellent views of the water..Had some issues with cart and elevator but staff fixed the issues right away.. Elevator helped my mother in law and helped move heavy ice chest to kitchen..Place just needed to be cleaned a little bit better due to pet hair everywhere.. m

Perfect home for family vacation

Comfortable home for a family vacation right next to the boardwalk to the beach. Cinnamon shores is right next to it for easy food options. Home has many rooms and I especially liked the bottom floor having a separate living space for the grandparents.

Great House Easy Walk To Beach

Location of House is perfect, we had grandparents to 6 year old stay. Very easy for all to walk to beach but highly recommend the golf cart. House has everything you need. Great water views from deck can hear the waves ….as third floor is above dunes. Excellent family spot. Home Construction next door and in community but no issues with noise.

Nice home, great location, but challenging management company communications

Property was clean and well equipped for our group of 8 with ages from 2 to 50. We especially appreciated that the townhome was only about 100 yards from the boardwalk to the beach. While the convenvience of renting golf carts is nice, its really only about a 5 minute walk from front door to the beach. The golf carts should be called gold carts since they cost $100 a day to rent though. The property has a dehumidifier that runs all day and thats terrific to make the house more comfortable, given the humidity of the area. The room with twin beds is a den/game room not a bedroom. The complaints we have are with the reservation and checkin process. Shortly after reserving and paying with VRBO we got an email asking us to complete additional paperwork. "Please click here to sign your electronic rental agreement to confirm your booking. " Wait! didnt we juist reserve and pay through VRBO? Reluctantly we did this after calling to confirm that it wasnt a scam of some sort. This was definitely a secondary contract. Part of it required a selfie photo and copy of picture ID to be sent to them. In the dozens and doezens of VRBO rentals we have used, this has NEVER been asked That contract asked to download an app "Happy Stays" to get additional information regarding our property including check in instructions. What about the VRBO app? The morning of our stay we had not received any instructions and the app didnt show anything either. We had a 7 hour drive to get there so we called on the way about this. We were told that as soon as the propery was ready we would get texted the check in info. BUT I needed to send a picture and photo ID. I explained that I had done that already and it should be in their system. we were told that was a different department and the group that handled checkin didnt have access to that. we raised a little stink and after 10 minutes they found the info. Check-in was at 4pm and at 3.51 pm no door code was sent to access the property. we called again and was told the prep crew hadnt notified them that the property was ready. 3:55PM we got the access code. Email Happy Stays App VRBO App Text Telephone There were 5 different methods of communication needed just to confirm the rental and get checkedin. This process should be made easier for guests. The property management personel were very nice and polite though. There was someone availabe to answer the phone during business hours and we appreciated that.

Clean house nice neighborhood

House was great and easy to get to. Neighborhood was great and had a great board walk. Back yard and outside sitting areas on ground floor are almost none existing which is disappointingwhen cooking out. Decks on upper decks are nice.
