  • About this place
    **A safe, quiet sanctuary for travelers in a nice modern home in a quiet neighborhood. You can fully enjoy your experience here in Colorado Springs, dubbed one of the best places to live in the country!! Go enjoy the beautiful mountains 14,000+ ft elevation, and amazing sceneries!

    **Private basement 1 bedroom w living room, private 3/4 bath, and separate bedroom (~850 sf total.) Modern home in quiet, very safe residential area.
    The space
    **Large flat screen TV with local channels only. DVD player. Desk/chair. Recliners in the living room area. Your own walk-out sliding doors. This requires you to access the private entrance from the side of the house which has brick steps. You have the option of entering through the main part of the house but it will not be "private" entrance.

    **Kitchenette consists of small (not mini) refrigerator/freezer, one portable electric cooktop, coffee maker, dishes/silverware and microwave. There is no kitchen sink per se. The kitchenette is located in a side room off of the bathroom. If you cook a lot, this may not be the best location for you.

    **Numerous restaurants, fast foods, grocery stores, gas stations, and Costco are within 2-3 miles.

    **Backyard is undergoing re-landscaping. Noise not an issue as work is done during the day on weekdays or around your work hours.

    **Due to outside stairs, this is not suitable for persons with mobility issues.

    **Not suited for home office. Best suited for those with a regular full time job.

    **ABSOLUTELY No smokers. No pets. No drinking, partying, or indulgence in weed. Not suited for gathering of non-guests. Thank you. Cannot guarantee consistent quiet during the normal working hours when regular guests are typically working elsewhere. Cannot guarantee perfect wifi conditions for heavy workload requirements. Wifi will not support heavy gaming.

    **There may be 1-2 guests at any one time staying upstairs in the main part of house but they do not have access to the basement except for access to laundry room certain times of the week (not part of your dwelling). Most guests are quiet but you may occasionally hear footsteps, conversation, etc. The basement tends to be cooler than the rest of the house.

    **I have had amazing guests these last couple of years. However due to a few isolated incidents, I have to make the following statement: While this is a very quiet neighborhood and I do a very good job of keeping this place very clean as you can see in my reviews, please keep in mind it is not meant for someone who needs absolute spotlessness and silence. If you are someone who expects perfection 24/7, this isn't the right venue for you. Good communication is appreciated if you need or find something amiss.

    **ABSOLUTELY No smokers (cigs, vaping, marijuana). No pets, drinking, drugs, partying, or gathering of non-guests.

    **You are welcome here if you have special dietary preferences such as vegan, vegetarian, etc. However the other guest upstairs may not have the same choices, and are not expected to abide by the same preferences.

    **Main house has one puppy. Noise has not been an issue.
    Guest access
    _ABSOLUTELY No smokers. No pets. No drinking, partying, or indulgence in weed. Not suited for gathering of non-guests.

    Guests has total privacy. TV is equipped with HDMI cable to connect to your own favorite entertainment programs on your laptop or cell phone. There is no cable at the house. One free load of laundry per week for guests staying a week or longer. Extra loads $3 each (includes detergent, wash and dry).

    Long term guests are expected to maintain cleanliness to avoid attracting ants and bugs. There has been a water shortage in Colorado Springs so showers are limited to about 6-8 min/day please.

    To access the basement unit, guests have the choice of using brick steps on a slope, or wooden stairs on the exterior of the house. Please use extra precaution during the winter when there may be snow and ice on the steps, stairs, lawn, driveway or lawn. Use at your own risk. Again, NOT recommended for guests with mobility issues.

    Starting April 15, 2023, I will have a little puppy of the Pyrenees/lab breed in case you have dog allergies. Noise not an issue.
    During your stay
    Guests determine level of privacy.
    Other things to note
    _ ADT security for doors and windows, along with security camera system for surveillance of perimeter and interior common areas. We live in a very safe neighborhood but please do not leave doors or car unlocked. Do not leave valuables in your car.

    _Take advantage of the 25% discount for monthly rentals! Message host with your specific reservation needs.

    _The basement tends to be cooler than the rest of the home. If you are someone who tends to get cold, maybe consider renting the 2 rooms I have available upstairs. We generally keep the home at 68-70 degrees Fahrenheit upstairs but again the basement tends to be cooler. We do have plenty of extra blankets.

    _Please please please no shoes in the house beyond the foyer to keep out dirt/dust. Most of my guests have been very respectful of this rule. If you abhor the idea of following rule(s), please book somewhere else.

    _Long term guests are offered fresh linens every 7-10 days for you to change out as you see fit. You can leave dirty linens outside your room after exchange.

    _Please park on the street in front of house without infringing on any neighbor's property lines. Host will instruct on best place to park upon arrival.

    _ABSOLUTELY not tolerated: drunkenness or getting high on any form of substances. NO smokers. No pets.

    _My high speed internet will NOT support heavy duty gaming or other entertainment formats or business work that requires high wifi usage.
