Family Stay with Game Garage, Fire Pit, Streaming TVs and Private Yard

This Libertyville home is set up for a polished family friendly stay with space to spread out, a finished basement, a converted game garage, and a fenced backyard with a fire pit. Guests can enjoy Samsung TVs with popular streaming apps, a kids’ zone downstairs, arcade basketball, ping pong, foosball soccer billiards, and a bright kitchen with a gas stove. With sleeping space for up to nine, the home works well for family visits, longer stays, and plans near downtown Libertyville.

Main level living feels bright and welcoming, with a Samsung TV and a full sofa bed for additional sleeping space. Nearby, the kitchen is ready for vacation meals with a gas stove, full-size appliances, island seating, and room to prep and serve three full meals a day.

Finished basement space adds a second living area with a large sectional sofa sleeper, Samsung TV, electric fireplace, kids’ zone, board games stored in the closet, and a minibar for drinks and snacks. It gives guests an easy place for movie nights, younger travelers, or a quieter evening after time around Lake County. Samsung TVs include access to Netflix, Apple TV, Hulu, Prime Video, Disney+, YouTube, HBO Max, and Peacock.

An enclosed 4-season room gives guests another place to sit between the main level and backyard, with natural light and easy access to the outdoor areas.

Guest amenities also include the gas BBQ grill, fire pit, minibar, board games, kids’ zone, arcade basketball, ping pong, foosball soccer billiards, two living areas, laundry room and private driveway parking. Garage game space is a major part of the stay, with dual electric shot arcade basketball, a large ping pong table, foosball soccer billiards, and space to keep the tournament going away from the main living areas.

Outside, the fenced backyard gives guests room for the gas BBQ grill, outdoor games, and time around the fire pit. A long driveway with a wood gate adds privacy around the garage and parking area.

Libertyville gives guests an appealing Lake County setting with a real downtown close by. Main Street has local restaurants, independent shops, and a village feel that makes nights out easy without driving far. Independence Grove offers lakefront trails and time outdoors nearby, while Six Flags Great America is an easy drive for a full day out. Chicago is close enough for a city plan, and O’Hare is typically about 35 to 45 minutes away depending on traffic.

Our home is a short 19-minute walk or 3-minute drive to Downtown Libertyville, where guests can find Condell Medical Center, Salt Cave Spa, boutique coffee shops, ice cream, dining, and shopping.

Because the garage is set up as a game area, it is not available for parking. Guests may park in the private gated driveway when the bonfire area or outdoor dining setup is not in use. The driveway can accommodate two good-sized vehicles, and street parking is also available.

Rates & Guest Count
The base rate covers the first 3 guests.
Each additional guest beyond the first 3 (age 3 and over) is $30 per person, per day. Select the correct number of guests at booking time and the system will calculate this fee automatically up to the limit of the platform. Additional guests at the property will be charged manually.
Children 2 and under stay free and do not need to be included in your guest count.
This fee applies to anyone who comes onto the property, not just overnight guests. It helps cover additional wear and tear, increased cleaning/disinfecting, and higher utility usage.
Pets:
- Pets are welcome for $300 per pet, per stay.

Events
- Events may be possible depending on the type of event, number of people, and number of cars.
- All events must be approved by the host.
- Typical cost is $30 per person.

Smoking
- No smoking inside the house or garage.
- Evidence of smoking indoors will result in a $1,000 fine.

General Rules
Respect & Noise
- Respect neighboring properties—no trespassing into yards or driveways. Treat neighbors with courtesy and respect.
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours begin at 9:30 PM.
- Any amplified outdoor music must be pre‑approved by the host.

Parking & Property Use
- Park only in the garage or driveway. No street parking is permitted.
- Fireworks are prohibited anywhere on the property.
- No off‑road vehicles are allowed.
- Lock all doors and windows when leaving the home.

Safety & Liability
- The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings during your stay.

Refunds & Fees
- Refund Policy:
- 100% refund (less a 3% credit card processing fee) up to 30 days before arrival
- 50% refund (less a 3% credit card processing fee) up to 14 days before arrival
- A pre-authorized damage deposit hold of $2,000 is required or a non-refundable damage waiver of $100/day up to $400. If the damage deposit is chosen it is released a few days following check out provided there is no damage during the guest stay.
- Early arrivals and late departures incur a $200 fee.
- Neighbor complaint: $500 fee.
- Security dispatched: $500 fee.
- Police called: $1,000 fee and guests may be required to vacate immediately without refund.
- Unregistered guests: $500 penalty plus $60 per person for anyone on the property not included in the reservation.
Home Care
- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges.
- Return any moved furniture to its original position. A $100 fee applies if items are not reset.
- Pets are not allowed in the hot tub.
Rental Requirements- Minimum rental age is 25.
- Guests must sign the rental agreement prior to check‑in. Instructions will not be released until the agreement is signed.
