The villa had the most stunning view of the water and palm trees. The villa was clean and spacious. We used 3/4 rooms . The pool was wonderful to cook off . Villa right on the beach - just need to ask for someone to set up chairs - beach has large rocks , so you must walk a short distance to swim at next hotel. Irma prepared food 4 days - cooked and cleaned . So amazing to have Irma make delicious food . Ubered to mall and went to Oxxo for drinks Short walk . Great trip , quiet and beautiful.

Wow! This place is amazing! Plenty of room for the 6 of us with 4 large bedrooms each with their own bathroom. The home is clean, nicely maintained, and stocked with all the linens, towels, and kitchen gear you’ll need. The pool is quiet and warm with a lifeguard or security on hand. The seaweed in the ocean and beach was bad, but it’s that time of year! Steve, the host, is incredible! His communication was top notch and he went above and beyond to make sure we had everything we needed for our vacation. I highly recommend that you connect with Steve to rent the catamaran for a day. This was the highlight of our trip. The crew, food/drinks, and stop at Isla Mujeres were wonderful. I’ve saved the best for last….Irma! Irma, the housekeeper, is one of a kind. She cooked us lunch and dinner for 3 of our days and her authentic, homemade Mexican cuisine was better than any meal we had at a restaurant. She refused to let us help clean up and shooed us off to enjoy our vacation. Her grandson came along to help her and I loved watching her teach him her kitchen skills. I can’t recommend this place enough. Thank you Steve, Irma, and crew for an unforgettable vacation to Cancun.

Amazing place to stay. Pictures do not give justice to this place. Your as close to the beach and ocean as you can get. The housekeeping was included and it was amazing. They cleaned and scrubbed every day and included laundry. If you left clothes on the floor they were washed and folded for you. The best kept secret was Irma the cleaner, she also would cook and buy groceries for you. She charged 50 to cook what ever you wanted and she did an amazing job. No restaurants could compare. Steve the owner was a communicator like no other. Quick response and always helpful. We went there with seven people to celebrate a graduation and were not disappointed. Way better than the all inclusives. Sea turtles came up every night to lay eggs right in front of us. At least 5 or 6 a night. Thanks to Steve and Irma for an amazing 8 days.

Highly recommended! Perfect location and amenities!

We had a fabulous time at this condo. The location was exactly what we wanted, in hotel zone but on the quiet end. The condo was great, all three levels were ours and the location was right on the beach. The beach and ocean were literally in our front yard, waking up to sit on the patio each morning was awesome! The pool was very rarely full, most of the time it was only our family. Irma and her son were there each day to clean, and boy did they clean! It was always so nice when they were finished. And we utilized her cooking 5 of the nights we were there. I definitely recommend her cooking. The dinners she made were better than we could get at a restaurant and overall the price was better. Homemade tortilla chips every day, her fish was spectacular, tacos, chicken, steak!! We aren’t picky eaters so we said they could cook whatever they wanted. I also requested some groceries for us, which we reimbursed her at the end of the trip. And Irma and her son were the nicest! If you’re going to book this condo then definitely let Irma cook for you, you won’t regret it, definitely worth the price. And the best part is that she cleans up after dinner so you don’t even have to do the dishes. This was a great trip and I would definitely recommend this condo!

Fabulous view, great location

This was our second time staying here and loved every minute! Irma and Lisa were wonderful, spoiling us and creating the most delicious meals. The villa was clean, comfortable and had everything we needed.The location is fabulous with a beach often times to ourselves and Navious restaurant a 3 minute walk down the street. Navious is a must as the atmosphere is amazing and the food excellent. Steve was very responsive to any questions. We hope to make a third trip next year!

Toller Ort zum Entspannen

Wonderful experience

My daughter and I spent a week in Cancun at this condo. It was the most relaxing vacation I have ever had. Everything about the condo is wonderful and the location is stunning. The property is extremely well kept, quiet, and safe. The views of both the ocean and the Lagoon are, awesome. Access to all areas of Cancun or the hotel district was simple via the bus or Uber. The owner is a very good communicator and is very accommodating and kind. The highlight of our trip, however, was Irma. She took care of our every need, and Cooked our meals for us. She also purchased groceries for us and even had things there for us that we had requested when we arrived. She is simply a delightful person. Also, indefatigable, and very talented. The beach here is beautiful. The pools are magnificent and all of the staff are friendly. I hope that I am lucky enough to return to this place soon.

Summer Vacation

Our family of 8 stayed for a week and most definitely enjoyed the property. It was very peaceful and private. Irma was amazing! She shopped, cooked and cleaned for us almost daily and she is a joy to be around. The only less than positive item that we encountered was the pool lifeguard was a bit over the top but once we completely understood him there weren't any issues.

Perfect family get away

Perfect place for us and our family. We loved being right near the beach and having a pool. We were able to see turtles laying their eggs on the beach which was an additional bonus. Everything was clean and in a more private area on the hotel zone. It was easy to catch the bus in front of the condo. Irma was there to clean and she cooked several lunches and four dinners for us. She was a delight and a great cook. We had a wonderful time. The owner was great at communicating with us and responded quickly to any inquiries that we had. We highly recommend this place and would love to go again!

Spoiled at Villas Nizuc

The villa is spacious, cleanly and relaxing. The pool was very nice and we often hasd it to ourselves. Irma is such a wonderful housekeeper, cook and sweet person she makes the trip. Her coconut shimp is the best. Tip her well she deserves it.

Gorgeous view, great location and clean!!!

This place is incredible! The views and location are excellent. The pool was never crowded and the beach was beautiful. It is located in a quieter area (which was perfect for us) and a quick bus ride if we wanted to enjoy some of the nightlife. Irma comes every day to check in and clean - the place is very clean!!! She is super sweet and an absolutely amazing cook. For $40 a day (plus food) she makes to die for meals - she spoiled us all There is a little store a 5 minute walk away where you can pick up everyday items, beer, wine and spirits. Right close to the store is an excellent restaurant called Navios. The tables are out over the water on the lagoon side. We ate there 3 times because of the delicious food, ambiance and scenery. Our last visit there a crocodile came for dinner and provided additional entertainment! Communication with Steve was easy and immediate. We all highly recommend!!!!

Family vacation

Our family of six adults stayed at this beautiful condo at Villas Nizuc. It’s a great location, easy access to the public bus system, and do yourself a favor and hire the lovely and talented Irma to take care of all of your needs! A few things to note, the queen/twin bedroom on the second floor has a bathtub, styles shower, so keep that in mind, for whom ever you place in that room. The the pool is lovely and never crowded, direct access to the beach, with lots of shells and beautiful water! Keep in mind this beach during the time we were there had relatively strong currents, so I wouldn’t recommend it for swimming, although lots of people next door did! Irma’s cooking was delicious, and she took care of our every need! I did not realize that she would be keeping the house tidy every day, making our beds, doing our laundry! If you really want a vacation of relaxation and pampering utilize her skills. She’s a lovely and talented woman!

Home is fantastic! Plenty of room for everyone. Literally steps to the beach and pool! Grounds at property are well maintained and staff are all very friendly and helpful. Beach was mostly empty as was pool which was perfect for our group. And Irma's cooking was such a treat! We will definitely be back!

High Standards and Beautiful . . .

So I and 3 guys went to Cancun for the first time, for 7nights to celebrate my birthday... After hours of searching various options, including resorts, we ended up with Steve’s place. This accommodation was more than perfect with the 4 individually high spec ensuite rooms with beautiful views (the pictures don't do it any justice). The private pool and beach were exactly as described, and we went swimming in the sea, in the mornings, and the seaweed was not as bad an issue... It was also pleasant having a dip in the pool in the evenings, after a long day in the sun... Regards to traveling, you have buses to take you into town or taxis, but not a bad idea to hire a car, for more freedom... Now, the cheery on the cake staying at Steve's property was the lovely & special Irma (pronounced Aima)... Irma is an absolutely amazing person and as a housekeeper, hostess & chef, she went far beyond. Nothing was too much, as she went that extra mile to ensure that everything was just perfect. We had the chef service for 'brunch & lunch for 5 days, and her food is outstanding!!! Not only in taste & quality but also in the presentation, at the table for every meal, and with freshly made frozen margaritas & pina Coladas. She even put up surprise decorations, on my birthday and got me a surprise birthday cake, and, with my name on it. Wow, just wow! And 5 Stars ***** to you Steve, for the whole package you delivered, especially Irma 😊 It was a beautiful home and we hope to be back soon to enjoy it again, and we need to extend our special thank you to Irma as she really made a difference to the whole experience, given it was our first time in Mexico, and it was the celebration of my birthday! She's the jewel in the crown!!!

Stayed 5 nites. No issues with the property. Ms. Irma kept the place spotless. Cold AC in every room. A few steps from the beautiful beach. Security provided umbrellas and chairs to use by the beach. Awesome place.

This condo is fantastic and all the reviews and pictures are accurate. Our group of 6 were very comfortable, Irma is the best and prepared incredible food for us, and Steve the host was so easy to communicate with and responded quickly to all my questions. Since I planned our trip I sincerely appreciated the communication I had with Steve. You will have no regrets renting this condo.

Perfect place to stay!

This was our first trip to Cancun and we weren't familiar with the area. We looked at quite a few options in the hotel zone and narrowed it down to Steve's listing. The house is incredible and had plenty of room for all 7 of us. We went in July which is obviously a little warm, especially with the humidity. We were constantly on the move and all of looked forward to the A/C that is in every room of the house. Each bedroom has an individual unit, which made it very comfortable for each bedroom to be custom tailored to our own comfort levels. The guys (security) at the front gate were extremely helpful and were there 24/7 for us in anything we needed help with or even advice on. Being near the bottom of the "7" in the hotel zone makes it extremely easy to travel the strip where most of the shopping, night life and restaurants are. We quickly learned the red buses travel a big loop on the main avenue and will stop for you anywhere to get on or off and it's only 12 pesos to ride each way. Quite the adventure on them and we were constantly on the go. The property is immaculate and a centrally located pool is just steps away from the patio, as well as a few steps farther down to the white sand beaches. Our balcony looked right out into the Caribbean where the water is beyond description. We have been to Hawaii and all over the west coast and nothing comes close to this. Excursions are very easy to book and everything is relatively close to this location. I would recommend booking excursions that include transportation, especially when you travel farther south and outside of the normal bus routes, as taxis can be a little pricey. Don't be afraid to negotiate with them (before you leave), because they don't use meters like here in the US. One thing that I have to mention is Irma. I knew she would be available to us for cooking if we opted, but I didn't completely understand that she would be there daily, making our beds, doing laundry and keeping the house spotless. She is a dynamo and it was so nice to come back exhausted after an all-day excursion to find the house immaculate. This property beats the heck out of any hotel you could possibly think of to stay at. We were so busy trying to experience the area, that we missed out on her cooking which was greatly disappointing. Steve was always quick to respond to my numerous silly questions and offered his advice, which was greatly appreciated. If you want an incredible place to stay, look no further!

A rating in my book. We will come back. If you decide to spend some time have Irma do the cooking. She is unbelievably talented.

Perfect getaway!

This was the second time our family of seven stayed here (ages 10 to adult). The property, grounds, pool and beach are all beautiful; the space is comfortable and roomy; the location is superb; and Irma's cooking was phenomenal. We couldn't have asked for a more welcoming host. She's amazing!
