Great location, all the amenities were as outlined. Tim was very thorough in what to expect and also gave recommendations and suggestions for transportation and local cuisine. We did the all inclusive that you buy daily and felt the value was worth the money for the stay we had.

The view was beautiful! The hotel was very worn, and the pool was small. You could opt in to all-inclusive, which we did the first day. The food was not good, so we didn't do all-inclusive the rest of the time. If you didn't do all-inclusive, you couldn't even buy a drink or any food. The hotel treated us like we didn't belong there after that. The spa, on the other hand, was fantastic! The penthouse and the hotel were not kid-friendly. The doors and windows didn't all lock, and the spiral staircase was a nightmare with a 2-year-old. The hot water took 10 minutes to get warm, and the first-floor bathroom had a hole in the ceiling, and water and debris fell down continuously. For the money, I was expecting better! Live and learn.

Cancun jaunt

The condo was great, very nice to have 4 rooms each with a queen or king bed and their own bath for my family. Views were great. Elevator often not working, so 7 flights of stairs up and down a few different times was a lot, but that was a resort maintenance problem that was ongoing while we were there. The airport transfer company and the whale shark tour operator that Tim recommended were both great. Tim was very responsive to all questions and very easy to work with. The resort is at the end of the hotel strip, so if you are looking to take advantage of the shops and restaurants on the beach you will need to rent a car, take a cab, or use the bus to get around.

Large space, beautiful views, and great location

Group of 6 staying end of July. Plenty of space for all. Large bedrooms with dedicated bathrooms/showers. The deck is well positioned to see both sunsets and sunrises. Beds were very comfortable as were sofas. We spent a lot of time in the suite playing cards and watching F1 racing in addition to several meals. Oleo property and staff were all very pleasant. Afternoons at the pool included aerobics, bingo, music trivia (great fun). The AC struggled a little to keep up with summer heat but that's been my experience at most Caribbean rentals. The unit had a fan which we used most of the time and temps at night were fine for sleeping. One elevator for the building was not functioning which was a bit of a pain but manageable.

Wonderful place!

We took our three teenage sons to experience Cancun for the first time to celebrate our oldest graduating from high school. Unfortunately, there was a massive tropical storm that literally rained on our parade for the entire week. This penthouse was our saving grace. We were stuck inside the vast majority of our 9 day stay but still had a great time and made the best of it. If we had been paying a bunch more for a tiny room at an all inclusive resort, it would have been awful. But the huge amount of space, comfortable amenities, and attentive staff (including a delicious meal prepared for us in the condo) made the trip worth it. Can’t wait to come back for a re-do and enjoy some sunshine and snorkeling with Mike. Thanks Tim and team!

Lovely Stay!

Glad I found Tim's condo after making a last-minute decision to take the trip to Cancun! Communications with staff were excellent! Arrival instructions were great so there was no hassle at the airport or transfer to penthouse. We were met by Abdiel who gave us a quick tour of the area as well as the condo. The condo itself is wonderful, clean, with plenty of natural light filtering in through the ceiling to floor windows (in several rooms) and roomy bathrooms. Having the balcony to look out at night was great, especially during sunsets. Although we didn't take full advantage of it, there was plenty of kitchenware available to make meals/drinks. Tim and staff made our first day stress free as we booked the dinner at the condo; it was excellent. Highly recommend. The other nights we opted to pay for daily all-inclusive eating/drinks. The restaurants were all excellent. Thanks guys!

Find Somewhere Better or Lower Your Expectations

The condo layout and the view of the ocean and lagoon are the only nice features of this property. If you rent the penthouses without the $90 per day per person all inclusive option, you are excluded from everything. You cannot even order a drink on the property, you may not sit in the chairs, you may not order the food. When taking a shower, usually in the morning the water will remain cold and sometimes lukewarm at best. Upon arrival, me and my family showered in cold water. The water does take a while to heat up as the owner says, however after warming up for 15 minutes, the temperature be only tolerable. The property managers say there’s no issue when me and 7 other guests have experienced this issue. If you’re washing clothes, the dryer takes at LEAST 2 complete cycles of 1 hour intervals to dry a small load of clothes without towels. Again the managers said there’s no issue. The AC during the day does not work well, even when all doors and windows remained closed. The noise from the nearby street is loud and constant and travels very easily into the condo. There is a hole in the window framing of a guest room upstairs that leaks rainwater heavily. It splashes from a lower area of the window onto the bed so you have to close shade to prevent it from getting on you while sleeping but then form a large puddle at the foot of the bed. The cooking supplies and utensils are of the poorest quality if you’re planning on cooking. You will have to supply EVERYTHING because what they give you initially will run out quickly. It is not set up for guests in a 4 bedroom unit. Specifically paper towels, toilet paper, trash bags. WiFi only works in the living room, if you’re planning on bringing any work with you, you’ll have to work in the common area of the condo. The elevator is horrible and unsafe, there’s a two person limit now. My niece and her fiancé were stuck in the elevator for about 5 minutes but quite often only one lift was working. Dining room table is missing a chair making a setting of only 5 people per table for a 4 bedroom condo. DO NOT BUY FROM THE GIFT SHOP!!! We bought 2 small bottles of sunscreen, a tiny bag of stale Mexican coffee, and a bottle of hot sauce that usually costs $1USD and it cost us $95 USD!!! I’ve never seen such exorbitant prices in my life for such. There’s so many other resorts to stay, I would steer clear of this property.

We had a wonderful Spring Break holiday at this property. Abdiel, Paola and Tim were wonderful and accommodating. The penthouse was perfect to spread out and come together as we all wanted. The views were stunning and the overall experience was unforgettable. Book this - you will be glad you did.

This place was great and so was communication with management throughout the process. Outstanding views, comfy beds but we most enjoyed the large common area in the living room and the very large patio area. Would highly recommend to anyone.

Book this place you won’t be disappointed. 1. Accurate description of the property. It actually exceeded our expectations . 2. Views: breathtaking… I have the main room so I has a view of the bay from the bed and ocean views from the bathroom. 3. Navios is a restaurant across the street and it was so good we went twice in a row…..get the ceviche you won’t be disappointed. 4. Top tear communication at all times. 5. Safety: I’ve honestly never felt as safe at any other resort. Hands down the best vacation rental I’ve ever stayed at. Thank you Tim and your team is awesome!

Beautiful view

If we forget the unfortunate start, the first impression was “spacious condo with a great view from the terras”. The kitchen equipment was perfect, but the dishes etc could do with an update as there was only 1 wine glass, no corkscrew, 2 coffee mugs, very used beer glasses etc. We were with 4 couples, so the 4 bedrooms were perfect. A pity the dining table had just 5 chairs. The swimming pool + jacuzzi + beach are at your disposal but you must know is that getting drinks or dining is only possible when you pay the additional all-in fee of the resort. People are friendly and we felt absolutely safe. We had a great time with the family.

Pro's : The penthouse was beautiful. The resort was nice we enjoyed everything Con's : I had injured my knee and The elevators were not working and we had to go back n forth up and down 7 flights of stairs . We were on the 7th floor that was the worst.

I plan to rent this place again during my next visit to Cancun. It’s in a central location. Very easy to get where you need to go whether it’s by Taxi, Rental Car, or City Bus. Convenient Store across the street. Several restaurants on the property and across the street. There are even options for jet skiing and parasailing right on the water at the location.
