    NO PARTY RULES and QUIET HOURS

    Our home is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.

    Our quiet hours are 10pm to 8am on the second day! Thank you for your understanding and help in keeping a friendly and peaceful neighbourhood.

    CHECK-IN and CHECK-OUT instructions

    Check in instructions will be automatically made available to you no later than 1 DAY BEFORE your stay. It is a mobile app link which fits on iOS, Android, phones and tablets as well as desktop computers. By clicking on the link, you will be able to see detailed instructions with images, locations, nearby cafes and restaurants! If you have difficulty accessing the link, please message me anytime for assistance :)

    Check out instructions will be automatically made available to you no later than 1 DAY BEFORE your departure! You can find how to check out in either the link provided to you before or on the Airbnb app! Please remember to take a photo of returned keys once you have checked out!

    We will provide you with 1 set of keys by default. If you require extra keys it is subject to availability. Key replacement and ordering can be very expensive for private apartments and therefore we will require a separate key deposit of $100 if you need extra keys! Thank you so much for understanding!

    LAST MINUTE BOOKINGS

    We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!

    EARLY CHECK-IN REQUESTS

    Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!

    LATE CHECK-OUT REQUESTS

    We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.

    STARTER SUPPLIES

    We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!

    Please make sure to book for the actual number of guests so that linens & towels can be provided for all!

    HIGH CHAIR and PORTACOT

    They are both available upon request at a cost of $40 which can be paid through Airbnb. Once payment is received, we will arrange them to be set up for you. We provide regular sheets to our cot and it will be made for you. It is also recommended that you bring your own fabrics to protect the sensitive and delicate skin of your baby!
    Strictly prohibited. Violation results in eviction without refund and a $1,000 fee + security/police call out fee.

    1. Check-In & Check-Out
    Check-out: 10 AM. Unauthorized late check-outs incur a $50/hour fee. After 12 PM, a full day’s rate applies.
    Early or late check-out must be arranged in advance.

    2. No Parties or Events

    3. No Smoking
    Smoking indoors incurs a $250 cleaning fee.

    4. No Pets
    Pets are not allowed. Violations incur an extra cleaning fee.

    5. Noise Curfew
    Quiet hours: 7 PM – 7 AM. Noise complaints may lead to eviction without refund.

    6. Damages & Lost Items
    Report damages immediately.
    Items left behind are stored for 2 weeks. Pickup is free; shipping costs $50 + postage + GST

    7. Keys & Lockouts
    Lost keys: $500 fee (locks replaced).
    Lockout assistance: $50 ($150 after hours).

    8. No Unregistered Guests
    Unauthorized guests incur a $100 fee per person, and bookings may be cancelled without refund.

    9. No Illegal Substances
    Illegal substances result in eviction without refund.

Great position, close to shops, restaurants, railway, and all medical facilities, some things need fixing, exhaust fan in ensuite non operational, air con in main bedroom doesn't, seem to work, all air cons need filter clean, exhaust fan and light over the hot plate area non operational, otherwise all good.
