Great Beach House for Large Family Getaway

This was a wonderful house for a family reunion. The house easily accommodated our group, with great indoor and outdoor space. The house was well-stocked, and the beachfront location cannot be beat.

Fine choice!

This was our first time to AMI. It was my husband and I with our three kids (1, 7, and 9) AND both grandmas! We certainly didn’t need all the space but we enjoyed the beauty of the house. The ease and access to the beach was the best. The towels are nice (not always the case for VRBO) and there are a lot of kitchen essentials for plenty of people to use. The pool and hot tub are wonderful and our kids were obsessed with swimming there even when it was chilly outside. We highly recommend!

Great spot on the beach

We had a great time with family at this location. The beach is beautiful- white sand, calm, clear water. The house was mostly clean upon arrival, a little trash in the pool, but a representative from the pool co. arrived shortly after we did and took care of it. The kitchen was well stocked. The keurig didn't work, but was promptly replaced with a regular coffee maker. Any issues we had (all minor) were addressed and handled quickly. Overall, this was a great property to spend the week. We do, however, recommend a few updates like new sheets (they felt a little pilled), and the glass doors were difficult to lock - we never did figure those out. Bonus is the restaurant Salt is right across the street. Great happy hour and dinner.

Gorgeous Home! Book Now!

This home comfortably accommodated my family of 17 (14 adults, 3 children) for a week. The home's layout is great for a large group. The living area is spacious and opens to a large balcony overlooking the pool and beach/ocean. The kitchen is well equipped. Each of the 10 bedrooms allow for privacy. The master bedroom suite is fantastic; spacious bedroom, large bathroom, balcony overlooking the beach/ocean. The beach is literally a few steps away from the pool. We were there in late July and early August. Never felt crowded on the beach. The pool is a nice respite if you get 'tired' of the beach. The pool area has ample seating for a large group, with a bar and dining table. The location is great. There are restaurants, grocery and convenience stores less than a mile away. I highly recommend this home!

Family Vacation

This is a beautiful home with access right to the beach. We have all of the family here so all 10 bedrooms were used! Spent lots of time in the large pool and hot tub. There are lots of extras for the kiddos too like a small mini put, ping pong, etc. The only bump in the road is now they have an awesome golf cart and bikes that go with the home, we did not have that option when renting and I asked to rent mid week and they did not know how to break down the fee for just that but now that should not be a problem for future renters. The home was clean, yes from other reviews there is an alarm on the doors but with a very determined 3 y/o who wanted to be out at the pool all the time, we were very thankful to have it!! I would go back again to this beautiful home. There is an elevator which we used for my mom who could not do all the steps!!

Next Level Service In Paradise

This home is stunning. There are views from every floor, and the location couldn't be better. The convenience of the private beach access WITH a private pool meant we hardly left the area. We came with a large party of 14 people and had a fantastic time because everyone could do what they wanted. Snorkeling for sand dollars was our crew's favorite activity. Initially, I was concerned about parking, but we quickly realized it was a breeze if we parked our cars at an angle on both sides! The home has everything you need to enjoy your stay. Ping pong, bikes, beach chairs, and so much more. We didn't even use half of it! The kitchen is well-appointed and even set up for you to cook large meals for all of those people! (something often lacking in other large properties we've stayed at). Now, the thing that REALLY sets this property apart from all of the others is the management company. AMI Local is probably the most thorough and attentive management company I've ever encountered. They had quick responses and tons of information, so we always knew what was going on. I can't say enough about them and their team. You CANNOT go wrong with this property.

Amazing location

The house had everything we were looking for as far as size and location. We had a party of 21 and the house fit us comfortably. There were plenty of beach towels in the cabinets and beach chairs in the garage. The house was beautiful but the cleanliness was a bit lacking. When we went to check in the code didn't work and it never ended up working. We never left the property, so it wasn't a big deal but the company had to unlock the house remotely. The company was easy to get ahold of though. They didn't offer any early check in or late check out. We were only there 2 days and as much as cost to rent it for the weekend iit would have been nice to get a couple extra hours on either side of our stay. The house had an alarm on the door leading to the pool for child safety that went off at least 15 times an hour because everyone kept forgetting to push the button to deactivate it before they went through it. It would have been better if the button unlocked the door so you couldn't get through unless you hit the button to keep that from happening. The observation deck on the roof was awesome and it made fir amazing views of sunrise and sunset and the weather couldn't have been better. Overall it was a great weekend.

Not enough seperate living spaces

There is only one living room area. It looks like there are more in the pictures, but the pool table is in the garage, which is not cooled and there are no seating options. Can't leave the door open to get air as the pool alarm will go off. Not good for a large group. The furniture in the living room is disgusting. Dirty. Everyone was either in the one living area or in their bedrooms. Put a wall mount air conditioner in the pool table room with a few chairs. The internal house thermostat will only go to 72. You cannot set it lower at any point in time. The patio doors are not in good working order. Very hard to get them open - especially the one in the master. The blinds in the kitchen don't fit the windows and then some windows had no covering. The pool lights do not work. The spa did not work. The kitchen was nice. The supplied essentials were nice. There were plenty of beach and bath towels. The bedrooms were nice, although in need of repair as wall items were not attached to the walls very well. The bed mattresses are average. Supplied sheets and bed covers were acceptable. The elevator did not work until our last day there! Then it magically worked??? Hmmmm The beach was covered in Sand Fleas. We got bit up horribly and the noseeums were horrible on the upper deck and lower patio. Mosquitos were horrible as well. We couldn't sit outside at any point in time. Need to do some treatments for bugs.

Wonderful home, brand new, just a few tweaks to make it perfect

This home was lovely, and the location was wonderful. (Not technically beachfront, but maybe even better since it has a private pool backyard and the beach access is only about 100 ft. away.) Perfect for a big family. The home is evidently nearly brand new. As such, there are a few kinks still being worked out. Giving these comments just to help make it a perfect place. A window leaks upstairs in heavy rains as explained in text. Bedroom fan remotes upstairs interfere with neighboring rooms and need to be adjusted, as explained in text. Need to have some trash bags available. A few other things like salt and pepper would have been helpful. We were not prepared with these. Most bathrooms have only one towel hook available. Nothing at all in shower to hang wet bathing suits. Could just buy some suction cups hooks and put a couple in and outside of shower stalls in each room. Also the bath towels themselves could be better. While I did not read the entry instructions carefully, I also had at least two staff also provide incorrect instructions on the phone. Only the third person I talked to understood that the highlighted code in the welcome instructions was not a keypad on the exterior of the house. Suggest highlighting the garage door code first in the instructions email. There is a faucet on the side of the house which we used to wash sand off of feet after coming from the beach. One guest accidentally closed the valve right below that, which turned off water to the entire house. Label that value so it does not get turned it off. Unfortunately, we grew to not entirely trust things we were told on the phone by AMI Local staff. When we could not open the garage door, we were told that there was an island-wide power outage. (We told them that lights were on in the house.) Then when we had the issue with the water, before we figured out the problem I called the concierge line and then received a text that there was an island-wide water outage. Obviously, neither was remotely true.

Memorable family Beach vacation

The set up of the property was great, however we were surprised how dirty the cabinets in the kitchen were especially the lower ones and island. We had to clean the windows as that is the biggest asset for the beach view and they were very steaked and dirty. There was mold and dirty spots in showers that if cleaned weekly should not be there. The evening before we left there was a storm and the bedroom behind the kitchen had a steady stream of water coming through the window. We would have thought there would be a 1/2 bath on the lower level of the pool instead of having to go up to the second floor. For the money spent I would have expected cleaner but we did have a great time. Pool area and beach were fantastic.

The home looks exactly like the pictures and the views are stunning. Over all we loved the location and the home but, there are some concerns/issues that we had. The cleanliness definitely needs to be addressed. One of the pillows on the bed had stains and hair on it and a couple of the beds had sand and hair on the sheets. We took them off and washed ourselves. The house needs a detailed cleaning. The property managment offered to have the cleaning service come back but we didn't want them to come back so we declined. The hot tub did not work the first weekend we got there. We sent a text to property mgmt and they said the pool company would be out on Monday. That was disappointing because it was cloudy that week and the pool was chilly so the hot tub would have been great to use. When they came they said the filter was full of sand which had to have been from the prior guests since it didn't work at all upon arrival. This could be easily fixed if the house had a pan to dip your feet in or an outdoor shower to rinse off when coming back off of the beach. Also, there is no bathroom on the level for the pool. You have to go all the way upstairs on the wood floors to get to the powder room. I was worried about ruining the floors the entire week. We could not use our little speakers out by the pool for any long period of time becasue there is NO oulet outside at all to charge your phone or anything else. The views a beautiful but the only way to get to the roof top deck is through the main bedroom or the other ocean view bedroom. I'm not sure why the builder didn't make the access steps from the main living level on the side of the home so everyone could enjoy the roof top deck without going through the main bedrooms. Last but not least, we had 20 guests in the home and we did not have any sort of wild party but the police were called because of "voices" we were told that was a warning. If they come again you get fined and the third time the police wait for you to pack and you leave with no refund. With that being said we heard "voices " at other propertys each night we were there but we never called the police on them. So if your family likes to hang out past 10 pm and you want to talk amonst yourselves you will need to wisper or stay inside the home after 10. I was a nervous wreck the rest of the week if anyone was outside talking after 10.

We were “Seaswept” Away

Perfect location! On the beach with a pool. We had a few rental cars, but the trolly goes right by! Ideal to get places. Also we had groceries ordered, delivered and put away before our arrival. Highly recommend for a large group, 10 bedrooms, everyone gets their own room! Roof top is perfect for the sunrise & sunsets! Which are absolutely spectacular! Thank you for having us!

Family Reunion 2021

Beautiful beachfront home! Our family of 3 generations loved our stay. Everything we needed was provided. Plenty of beach towels and beach chairs. The pool and spa area was wonderful for dinner and evening entertainment. The rooftop deck provided spectacular sunsets and sunrise views. Property management was quick to provide services or answers to any questions. You could want for nothing more when staying here.

Fun and Sun

Our group had a great time! Added benefit that everyone had their own bathroom. The pool and hot tub were very clean. Great location for walking and sitting on the beach. House was clean but refrigerator leaks on floor. When a rain storm came thru patio door and one of the bedroom windows leaked.

Amazing house created an amazing wedding

We got married on the rooftop of this property and it was absolutely gorgeous. Easy access to beach. Pretty much every room had its own bathroom which was great with covid. Unfortunately the beach was under construction so there was a huge pipe out back but the property itself was great.

Great visit with a couple issue

The overall rating for this property is good and we enjoyed our time . We had quite a few issues with electric , water pressure , ice maker, window leaks and trash wasn’t picked up from last visit and the entire week we were there. Having said that the property management was very responsive to these issue . So some room for improvement but we loved our stay . Would do it again.
