No worries! A new hot water heater and dishwasher is installed. The windows referred to usually have a/c units and they are in now and sealed so no bugs. It appears they were not shut all the way. Yes this house is old - 1950’s ranch style but we try to keep it as updated as possible! The stairs to the deck on the house just got replaced (May ‘24) and the beach stairs and deck were replaced in fall ‘22. The furnace for the house does also heat the basement area but there is a gas fireplace for supplemental heat so not sure what the issue was here. It could have been turned on.

Oh no I’m very no sorry to hear about the cleaning. Usually we get feedback that it is immaculate. We have an excellent cleaning girl so I’m very surprised. It is end of summer so it does need a little sprucing but we will definitely address asap! Our property is the lakefront so perhaps what is meant is that the house is on one end of the property and beach at the other. We don’t charge as much as other large group rentals because of this even though we have acreage and most have a tiny lot. All finger lakes require water shoes due to the small rocks and shells but it is a nice gradual walk out into the water - no drop offs to worry about and crystal clear water.

We are thrilled you had a five star stay and enjoyed the large yard with the kids! Not many places on the lake and have this much acreage. Come back and visit again David!

We just built new stairs to the beach in Sept and now our next project is the stairs you are referring to from the house to the patio. They will be done in the spring for sure.. We are also updating the binder. Check in time is 4 pm and check out is 11am. This works much better with family schedules than the previous late 7pm check in times. And we do require a couple loads of laundry to be going before vacating but not all of it. Summer is tricky with fast turnover times (only 5 hours for this large house) so it’s great if people can get it going before vacating. No pressure though! Glad you had a wonderful time and Happy 40th!!

No worries!! There are brand new stairs to the beach (done 9/1/22) and an additional 12x12 deck connected as seen in the listing pics. Sectional seating is coming. The beach has approximately 20 ft of lakefront and of course fits more than three chairs. With the gradual walk into the water and the spacious grassy lawn, it is a wonderful place for kids. Our cleaning lady is excellent and works so hard in that 5 hour window between groups during peak season. It does get major “spring” cleanings as well when there is more than 5 hours between groups. Most people tell me it is very clean and comfortable when they arrive. The cleaning fee is much less than what other hosts charge for a home of this size. I post new photos several times each year when I get new decor, rearrange furniture, or do any updating. The photos are accurate and I certainly don’t want to deceive anyone.

So glad you had a nice time at our home and thought our listing was accurate. The lake is gorgeous and has nice swimming with very little if any weeds and a nice gradual walk out into the water - I’m glad you enjoyed!!

It’s fair to say this is not a high end boutique hotel type of stay. However, we do try to very hard to make it comfortable for groups of all ages and do as much updating and decorating as we feasibly can as often as we can. We did have the clouded picture window in the kitchen replaced since this stay in between groups. It took three months for the abnormally large special order window to come in. We also have the stairs to the beach on the contractors schedule. They do tilt a little but usable. Not aware of broken fans, paint issues or clutter as mentioned so I will go check that out asap. Extra mattresses should be kept in the walk in closet so not sure why they were in the hallway except that we got a new cleaner a few weeks ago and maybe she thought they went there. People move things all over the place every week. It is suggested not to run the window ac’s on the top floor for more than 8 hours at a time - it’s ok to run more as long as they get some kind of a break after 8 hours straight- they can freeze up just like any ac if they are run too long. The rest of the house (two other levels) have central air. To get this large house clean in a 5 hour window between groups we do ask for most of the sheets to be washed. The cleaning lady can handle a few loads of laundry but when people leave 9 beds worth of sheets and 12 or more bath towels for her, it is impossible for her to get it ready in time for the next group. It sounds like overall the house worked out and the lake and yard was lovely for your stay. I appreciate the honest feedback and will definitely use it to help improve the house and make our future guests’ stay more enjoyable.

We have multiple smoke detectors on each of the three floors and two of them in the whole house out of 9 or so had dead batteries even tho we changed them all when the clocks changed 3 months ago. The dead ones were Wegman’s brand so do not ever buy those! The others are all 5 year batteries and we changed them all to that. Fixed loose door handle but there is no issue with the dead bolt. It’s a different kind than most people may be used to so must be user error.

We like to make the home comfortable for people of all ages we are glad to hear that your grand-daughter enjoyed too! I will make sure the bed descriptions are accurate in the listing. I think people do get confused by the trundle bed which can either be popped up into a king or used as two twins but I’ll double check. Come again!

We had historic flooding at this time due to Hurricane Fred dumping 8” of rain in a couple days. The lake rose almost 3 feet which is unprecedented. Thankfully my husband saved our dock and it didn’t float away like most people’s did. The water went down to normal levels after a few days and hopefully that will never happen again in our lifetime. Several rooms in the house and also the deck have views of the lake. The house sits at one end of the property and our beach is at the other. It has a nice big lawn for yard games and volleyball but it is about 100 yards from the house to the beach.

We do ask tenants to try to wash a few loads of sheets before vacating to help keep the cleaning lady on schedule between groups, but we certainly don't ask tenants to make beds. As you can imagine, 10 sets of sheets along with all the towels to wash takes quite a bit of time. We do let tenants know what to bring before coming, but I will take another look at the listing description. Thanks for your feedback.
