Fully equipped kitchen with dishwasher, dedicated workspace, and gym on-site. In Santamar, a 5-7 minute drive to Akumal's restaurants and shops. Built for families and remote workers seeking Riviera Maya beach life with space to spread out.



    The Space:

    This second-floor condo gives you the best of both worlds: wake up to ocean views from your private terrace, then step into bedrooms overlooking the pool. The space feels open and bright, with enough room for four guests to spread out comfortably.



    The living area flows naturally onto your ocean-facing terrace where you can have morning coffee or evening drinks. Inside, you'll find a Smart TV for downtime and a fully equipped kitchen with everything you need: dishwasher included for easy cleanup. The breakfast bar with three stools overlooks the ocean, making even quick meals feel special. Two bedrooms, two full bathrooms, both with pool-view balcony access:



    - Bedroom 1: King bed

    - Bedroom 2: Queen bed



    NINE POOLS & PRIVATE BEACH ACCESS

    You have access to nine pools total: five rooftop pools (one per tower) and four at ground level. The largest ground-level pool sits right behind your building. The Santamar Beach Club adds two more pools, plus a quiet sandy beach where sea turtles often visit. Many guests walk down to Akumal Bay for snorkeling.



    THE LOCATION

    Santamar sits in a jungle setting that feels secluded but isn't isolated. Downtown Akumal with its restaurants, shops, and bars is 5-7 minutes by car. You're also close to world-class golf courses and major Riviera Maya attractions. A car is necessary here—the property sits down a 5-minute gravel road that makes it feel private but requires a vehicle to navigate.



    WHAT'S INCLUDED

    Free WiFi, Smart TV, safe for valuables, linens, towels, and parking. The dining table works well as a laptop workspace if you're working remotely. We provide starter supplies of toilet paper and soap to get you settled.



    You will love the cleanliness, comfortable space, beautiful views, and easy communication. Families appreciated the tranquil setting close to activities. The private beach and multiple pools.



    Guest Access:

    Santamar is tucked away in a beautiful jungle setting, accessible only via an unpaved road, so a car is necessary to navigate the road since the property is not accessible by foot.



    You'll have complete and exclusive use of the condo and its private terrace. Additionally, you will have shared access to the shared amenities of the complex, such as the swimming pool, private beach, and common areas.



    The Neighborhood:

    Akumal is truly a natural wonder. In Mayan, Akumal means The Place of Turtles, and it lives up to its name as it’s one the finest snorkeling spots in the Mexican Caribbean, and it hosts a marine research center dedicated to protecting the turtles. There are also many things to see and do around Akumal, like water activities like snorkeling, scuba, paddle boarding, kite surfing, and boating. Plus, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural freshwater sinkholes), and more. PLUS you will have/can:

    - access to amenities like a swimming pool, private beach access, and golf.

    - nearby vital amenities like convenience stores and beach activities are all within a short 5-7-minute drive north.

    - swim with turtles at Akumal Bay (3.2 km|2 mi), visit the Wellness Center or lounge, and have a bite to eat at La Buena Vida!

    - visit many eco-parks nearby with underground rivers, ancient Mayan ruins & cenotes (natural sinkholes)

    - play at golf courses nearby like Casa Club at Tulum Country Club

    - day trip to Playa del Carmen (25 miles) or Tulum (16 miles) and shop & sightsee these fabulous towns also with a large variety of dining options.



    Getting Around:

    Santamar by Tao, is about 94 km or 58.5 miles from the Cancun International Airport (CUN). The development is situated on the beachside of the highway in Akumal and is only accessible by vehicle.

    Other Things to Note:

    Please note that access to the apartment is only available via stairs. We recommend considering this for guests with mobility concerns.



    Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.



    Please note: There is a 5-minute gravel roadway to get into the development, so having a car is necessary. There is free parking at the complex.



    Wi-Fi, Smart TVs, a safe box for your valuables, bed linens, and bath towels are provided free during your stay.



    There is no daily housekeeping service but cleaning services can be requested for an additional fee.



    Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.



    There’s an extra charge for additional guests/visitors over the capacity of the property.



    Guests will be requested to sign a Rental Agreement upon booking confirmation.



    A security deposit may be required prior to arrival, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



    We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.



    Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!



    Santamar is a brand new development and there are still work being done in several units, so potential construction noise may happen



    HOUSE RULES

    - Travelers must be at least 21 years of age or older to book.

    - No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.

    - No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

    - No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

    - Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

    - Renters may be required to provide a government ID on the day of checking in or during their stay.

    - Please avoid moving furniture.

    - Pets are not allowed.



    Interaction with Guests:

    The place is self-check-in using the door keypad to enter. All the information you’ll need, like the codes, entrance through the guarded gates, and check-in instructions, will all be provided 3 hours before arrival.



    You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.

3rd time at this complex .. Stayed in A206 this time. Beds very comfortable . Kitchen stocked with everything you need. Complex grounds well kept and clean. Pool areas well maintained with clean washrooms available. Hope to return in the future !

Ocean view condo

We really enjoyed our stay here. Lots of room for a family of 4, very clean and comfortable. Balconies on both sides of the condo and nice view of the ocean. We especially appreciated the beach access via the SantaMar beach club with shower. Sandy beach was only a few minutes walk away with interesting snorkelling right off the beach. Host answered all our questions by email almost immediately!
