The comments on the lounge "suite" are hard to understand, as two of the sofas are only 2 years old, and the third sofa is certainly old but not dirty and has been retained as it blends well with the dining furniture. The foam rubber in the seats and the webbing have recently been replaced. The cobwebs are particularly bad this year because of the wet Summer and the spiders can work very quickly to replace the cobwebs as they are removed. The linen is all in good condition, though most of it is not new. Old towels and sheets are discarded as they come to the end of their lives, and all the towels are routinely checked and none are stained or damaged in any way. It is true that we have a lot of beds, but this enables us to accommodate large groups at reasonable cost. Many groups find this advantageous.

Thank you for the favourable comments about the garden and the location, but we are a little puzzled by some of the comments on the house. The furniture is exactly as shown in the photographs, and certainly not all of it is new, but even the older items, such as a country-style sofa, are in good condition. The towels are washed in low-fragrance detergent, so they have no smell at all - possibly that is what Ben means when he says "funky". Ben seems to have different standards for himself than for us. The cleaner arrived soon after their departure and found that the cutlery had been put in the drawer undried. There was no report to us of the barbecue cover, brand new, which we found with a large hole burnt in it, rendering it useless for rain protection. As this was very probably an accident, we did not deduct the cost from the security deposit, though we could have. We would have appreciated it if they had reported the damage.

The guests arrived just as I had completed cleaning. They appeared very friendly. I invited them to check the house and tell me if anything more needed to be done. I left and very soon after they rang Eloise (the booking agent) with a host of complaints. Eloise promptly offered a full refund and they would have been able to find a replacement property easily as it was Wednesday and not high season. They chose not to take this offer up, which clearly indicates that their complaints were not as grave they maintained. The chief concern was the washing machine. We have no laundry and there is none mentioned on the website. We do however have a washing machine that is efficient but kept outside in a protected position under the eaves of the house. Textiles were another concern. I took trouble to show them the linen cupboard with large reserves of towels but they complained later they were too thin, which is inaccurate as the towels were of differing thickness. We admit that some dining chair cushions were stained, but these are usually not visible because they are pushed under the table. Admittedly most of the textiles have been used over some years and are replaced when necessary. All used textiles are laundered between lettings; pillow slips and tea towels are ironed. The unreasonable attitude of these guests was evident early on, as they walked from room to room on the phone with the booking agent seeking faults and reporting them.

Thanks for your positive feedback Jill. With regards to the BBQ, we have tested it and found there to be no problem. It was run for over 5 minutes and all 6 burners worked perfectly. The gas levels in the bottle were fine. The gas valve was found to be not fully open which it needs to be when in use, so all we can assume was that this caused you some problems. Thanks. Eloise
