    This beautifully appointed two-story home features three bedrooms and two and a half bathrooms, ideal for families or groups. The main level master suite includes a king bed and an accessible walk-in shower. Upstairs, find a second king bedroom, a bedroom with two twin-over-double bunk beds, and a loft with entertainment options including a PS4.

    The spacious kitchen and living room open to a back patio with ample seating, shade, and greenery—perfect for outdoor gatherings. The home comes fully stocked with essentials such as linens, towels, dishes, and basic cooking supplies. Keyless entry allows for easy check-in and check-out.

    Guests have full access to the entire home and all community amenities. Coral Ridge offers two year-round heated swimming pools, hot tubs, a fitness center, clubhouse with ping pong. Parking is easy with a one-car garage equipped with EV charging and additional driveway space.

    The home includes a one-car garage with EV charging and additional driveway parking. Coral Ridge is conveniently located near major highways, making travel to nearby attractions straightforward. St. George Regional Airport (SGU) is about a 15-minute drive away, providing easy regional access.

    ‼️SPECIAL NOTES‼️

    While we keep our home welcoming, we also prioritize our guests` safety. We are committed to protecting our property and the safety of our future guests, our neighbors, and the property owners. As such, we require all guests to complete a guest verification form prior to being able to access the apartment. This guest verification form includes uploading a government ID, taking a selfie, and signing a short-term rental agreement
    House Rules
    The Guest agrees to abide by the following house rules and understands that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning, or incidental fees associated with the violation per violation incident.


    Tobacco, Alcohol and Drug Usage
    1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
    2. No illegal substances of any kind anywhere on the premises.
    3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.


    Being a Good Neighbor
    1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
    2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
    3. Be respectful of neighbors.
    4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
    5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
    6. Do not use shared amenities outside of their posted allowed time frames.
    7. Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not responsible for damage or costs incurred due to improper parking.


    Check-In and Check-Out
    1. The check-in form with attached photo government ID and photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
    2. Early check-ins can never be guaranteed prior to the day of check-in at 11:00 AM. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
    3. Standard check-in is any time after 4:00 PM
    4. Checkout is by 11:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserves the right to charge $75 for every 30 minutes after 11 AM for unapproved late check-out.
    7. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
    8. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.


    Pets
    1. Pets are not allowed, and service animals should be disclosed prior to arrival. Unapproved pets will result in a minimum $250 fee in addition to any cleaning costs or cost to replace damaged or broken items caused by the pet.


    Caring for the Property
    1. Do not leave vomit, blood, or feces in the home. Any extra cost for cleaning any of these biohazard substances will be charged to the guest.
    2. Do not flush anything other than human waste and toilet paper down the toilet.
    3. Do not put oil, grease, bones, or any other non-water-soluble items down the drains.
    4. Do not wash dishes in the bathroom sink.
    5. Run the kitchen sink disposal every time food waste goes down the drain.
    6. Plumbing repair costs will be passed on to the guest.
    7. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
    8. Any items removed from the property, broken, destroyed, or lost will be replaced at the guest’s cost. Some costs include:
    $50 - TV Remote
    $75 - Amenities fob
    $10 - Batteries from home devices such as door locks, remotes, smoke detectors, security devices, etc.
    9. Do not burn candles, incense, or any other open flames.
    10. Always lock the door. We want you and your things to be safe.
    11. Do not place diapers or other garbage on the front porch or driveway. Follow all community rules for garbage disposal.
