We trust our guests to respect our Self-Check-in policy which begins at 4 pm. Our guests receive plenty of information about that.In this case, the guest arrived between 10:30 am and 11:30 am and simply occupied the bedroom. The door was open because we were still cleaning/disinfecting the rooms and the house in general. Being a self-check-in situation, the guest assumed no one would be around, but we are in the facility 24/7. Unfortunately, we had to ask the guest to leave the bedroom and wait downstairs in the TV/Parlor room, where guests wait or store their luggage. In general, our guests are respectful of our policies, and it's unfortunate that this happened.

Innkeeper Resident onsite 24/7 but we retire at 9 pm. Please call anytime if an emergency.Please provide your direct email and phone number in order to receive our important self-check-in emails as well as emergency contact with our guests.

It was Labor Day and she was our only guest indeed, but I don't remember having an issue with the guest. She was very pleasant, and I had the impression she was pleased with everything. I'd like to clarify that it is a beautiful Historic Property built in 1893.

We apologize for the WiFi not being up to par on the top floor (room 403) during your stay. As for Cable, we mention on our Expedia listing and our own listing that we DO NOT provide cable services. We also mention that we provide ROKU or SMART TV. In this particular room (403) there is a Smart TV.We encourage our guests to always ask questions and let us know if there is an issue so that we can try and fix the problem right away.

That is correct, a bed and breakfast is not able to offer a menu, we prepare a warm breakfast on a communal table each morning. Room 204, is best suited for single occupancy and the rate is based on single occupancy, however, we do allow double occupancy for the lower rate.

Dear Anonymous, Thank you so much for taking the time to review your stay at our DC bed and breakfast. A little about the history of our building, it was built around 1893 by the masonry contractor that did the brickwork for the Old Post Office, Union Station, and many more landmarks around Washington, DC. Yes, with time the 100% mahogany wood stairway, the centerpiece of our property, has shifted slightly in one area. But no worries, our stairway is very safe and we pass inspections yearly. Come experience old world charm, homemade breakfasts and friendly hospitality with us.

We love hosting our guests, and they are wonderful people; however, we can't please everyone. We take pride in keeping our bed and breakfast in top condition not only for our guests but for ourselves personally. We have many returning guests who appreciate this and enjoy staying with us, as can be seen from their excellent reviews from all over the web. The descriptions on our website will always be exactly what you get in real life, and it is our mission to not only meet but exceed our guests' expectations for comfort and cleanliness. Our website does not say we have designer linens, but that we use all-white, non-allergenic, and high-quality linens. Our guest house is historic and we have kept it in pristine condition. We are equipped with modern facilities and the property has been completely renovated twice since it was purchased in the early 2000s. We also work with licensed, highly qualified, construction workers to maintain the working order of the facilities. When the house was purchased and remodeled, the side door to the bathroom to room 403 was left as a fire safety door but it has now been replaced. We always appreciate honest feedback from our guests and regret that your experience did not meet your expectations!

Hi! Thank you so much for your review. We agree that our location is really fantastic. We are in one of the safest, most accessible neighborhoods in D.C., Kalorama! Right nearby as you go towards DuPont Circle, there are so many restaurants and wonderful places for shopping. Next time you're in town and after you've had your complimentary glass of wine, we would love to give you our suggestions for restaurants to try!

Room 204 and 304, for example, have lower beds. We hope you were not too inconvenienced by the height of your bed in 303 and that we can accomodate you with one of our lower ones next time you are in town!
