The Cocoonr Annecy agency is pleased to offer Villa Sarmaz for rent, a sumptuous 350 m² residence ideally situated in Veyrier-du-Lac, offering an exceptional setting in the heart of lush green countryside overlooking Lake Annecy. With its six bedrooms, this villa combines the charm of wood and glass to create a warm and contemporary atmosphere.

The villa is laid out as follows:

Ground floor:
- A large, light-filled living room with double aspect and cosy furnishings
- A fully equipped open-plan kitchen (fridge, dishwasher, oven, etc.)
- A lounge-dining area with a fireplace and lake views, offering direct access to the terrace and the outdoor dining area, which also features a barbecue
- A separate workspace for remote working or meetings, in addition to the desks in each suite, with ultra-high-speed Wi-Fi 7 (fibre) throughout the house

Please note: the indoor table seats 8 people. The outdoor table can be brought inside if needed so that everyone can eat together indoors.

First floor:
- A TV lounge with a double sofa bed (Smart TV)
- Bedroom 1: 1 single bed, a desk and access to the balcony, with a view of the lake
- Bedroom 2: 1 queen-size bed (160x200) + en-suite bathroom (bath and shower), desk and access to the balcony, lake view

The whole villa is air-conditioned except for the bathrooms, toilets, utility room and hallway.

Outdoor areas:
- Several terraces are at your disposal: a sunbathing area with awnings and sofas, an outdoor dining area with an awning and barbecue, and a wooden terrace in front of the suites
- The private garden offers stunning views
- At the far end of the garden, a private jetty allows you to take a dip, go stand-up paddleboarding or even go crayfishing
- The mooring line will not be available to guests

The Villa is ideally situated close to the centre of Veyrier-du-Lac and Annecy, with a private beach.
- A cycle path runs alongside the lake in front of the house.
- Shops: bakery, greengrocer, supermarket, delicatessen, chemist… all just a 4-minute drive from the Villa.

Activities:
Go hiking on the Semnoz, cycle along the lake’s shores, experience the thrills of water sports (wakeboarding, private outings…), explore the local heritage on cultural tours (the Annecy Lake Ecomuseum…), take to the skies for a paragliding adventure and stroll through Annecy’s old town. Food lovers can enjoy bespoke gastronomic experiences thanks to our chef services (delivery, private chef…). All your activities and services can be organised by our local partner, an expert in personalised holidays.

Transport:
If you’re travelling by car, the property has a driveway with space for up to four vehicles; two cars at the top (which requires walking down the path) and two cars at the bottom in front of the entrance door. Free public parking is also available 300 metres away.

- The regular SIBRA 20 bus service, with a stop just a 3-minute walk from the Villa, provides easy access to Annecy town centre (around 10 minutes) and the nearby beaches (5 to 20 minutes).
- Geneva International Airport is about a 35-minute drive away. Bus and private shuttle services also run between Geneva and Annecy. For greater comfort, we recommend using taxis or private hire services.

- The property is entirely non-smoking
- Parties and noise disturbances are strictly prohibited
- Hotel-quality (4/5-star) bed linen and towels are provided. The beds will be made upon your arrival. Tea towels and bath mats are also provided.
