    This property is in a quiet and safe residential neighbourhood. Upon entry through your private entrance you will have the full space to yourself for a comfortable stay.

    Please note that we have tenants living above, but rest assured there are no shared spaces — especially the entrance, which is completely separate so you have your own privacy.

    🔹 Parking: This home offers a free ample street parking.

    🔹 Self Check-in: Enjoy hassle-free check-in with a smart lock/keypad for your convenience.

    🔹 Quiet Hours: Please respect quiet hours from 10 PM - 7 AM as a courtesy to the long-term tenants above and neighbors.

    🔹 No Shared Spaces: The lower level are completely private, ensuring that you're comfortable. Additionally, a private laundry room is available for your convenience

    🔹 Laundry: A washer and dryer are available for your use, along with detergent.

    🔹TV: Please be aware that the TV is not a smart TV. Streaming apps (such as Netflix, YouTube, etc.) are accessed through the PS4, not directly from the TV itself

    In the spirit of a comfortable and respectful atmosphere for all, we have established the following house rules with your well-being and the comfort of fellow guests and neighbors in mind:

    Identification Requirement:
    For the safety and security of all our guests, we request that guests provide us with a copy of their ID upon booking.

    Check-in and Check-out Hours:
    Our check-in and check-out hours are essential for our cleaning team's preparations. If you require an earlier check-in or late check-out, please notify us with 1-2 days' notice, subject to availability. Unauthorized extensions may result in a $200/hour fee.

    Parking:
    We request that you park only in the designated areas listed in our check-in instructions.

    Shoes Off, Please:
    We ask that guests refrain from wearing shoes or slippers inside the house. This tradition helps preserve the cleanliness of our shared spaces.

    Toilet Use:
    We request that you only flush human waste and toilet paper down the toilet. For all other items, please use the bins provided for proper disposal. This will help prevent any plumbing issues and ensure a trouble-free stay for everyone.

    Authorized Guest Count:
    To ensure a cozy and safe stay, we request that only the guests listed in your reservation join us at the property. Please notify us promptly of any changes to your guest count. An extra guest fee of $50.00 per person per night applies.

    Recycling:
    We encourage guests to consider recycling during their stay to reduce our environmental footprint. Your participation in recycling is greatly appreciated and contributes to a more sustainable and eco-friendly experience for everyone.

    Garbage:
    We kindly ask that you dispose of and manage your trash responsibly. Excessive garbage may result up to a $300 fee for additional disposal costs. Thank you for your cooperation.

    Respecting Quiet Hours:
    We highly value your comfort and the peaceful atmosphere of our property. Quiet hours, observed from 10:00 PM to 7:00 AM, ensure a serene experience for all guests and neighbors. Your understanding and cooperation in respecting these hours contribute to a harmonious stay for everyone.

    A Smoke-Free Environment:
    To maintain a comfortable environment for all, we strictly enforce a no-smoking policy indoors. We impose a fine of $1000.00 to cover extensive cleaning and odor removal, ensuring the comfort of all guests.

    Cancellation Policy:
    Before confirming your reservation, please review the provided cancellation policy. Once your reservation is confirmed, it will be assumed that you acknowledge and accept the terms of the cancellation policy. For added peace of mind, we strongly recommend considering the purchase of travel insurance to safeguard against potential losses resulting from unforeseen cancellations.

    Maintenance and Care:
    We request that you treat our home with the same care and respect as you would your own. Our dedicated team follows a checklist to ensure everything is in order for our guests. If, during your stay, any items are accidentally damaged or broken, please promptly inform us so that we can arrange for necessary repairs in consideration of our future guests.

    Penalty fees:

    🚭 Smoking Policy
    This is a strictly non-smoking property. A $1000 cleaning fee will apply if smoking of any kind (including tobacco, cannabis, or vaping) is detected inside the unit.

    🐾 Pet Policy
    No pets are allowed unless approved in advance. Unauthorized pets will incur a $1000 penalty to cover deep cleaning and potential damages.

    🎉 Event Policy
    Unauthorized events, parties, or large gatherings are strictly prohibited. A $1000 penalty will apply for any violations, along with possible immediate eviction.

    We wish to emphasize that we hold the right to consider the immediate conclusion of your reservation if, regrettably, any of these house rules are not fully observed. Your gracious and responsible conduct as a guest holds immense value to us, as it significantly contributes to creating a harmonious and delightful experience for all our valued guests. The accommodation was comfortable, cozy and spacious. The rental was very clean and there were plenty of extra kitchen, bathroom, laundry and bedroom supplies. Such a quiet neighbourhood in an excellent location. The host replied immediately to any questions we had and was very welcoming. I would highly recommend staying at this rental.

Host was very communicative (even ordered more coffee grounds to arrive within 30 minutes of when I realized they ran out). Their stay is cozy, clean, and comfortable! It was everything we needed for a perfect stay in Vancouver.

Been a great stay. Home away from home for 10 days. Great location. Close to UBC and West Broadway. Been nice to have some space to use, having laundry in suite and functional kitchen. Private large patio entrance. Appreciate the great hosts the communication before during and after my stay. Highly recommended!

The place is a high quality build and has tall ceiling heights,along with beautiful moldings & wall panel details. It also has a top of the line laundry room. The beds are comfortable and all the towels for the bathroom is of good quality.The bathroom is also quipped with a very nice blow drier and flat iron. With everything being so nice it was surprising to see how tired and worn out many of the items are on the outside sitting space. Definitely needs a bit of a refresh. The only other visual items i saw being off was there would be large walls in the unit with a tiny picture on it which looked unbalanced. This is obviously an observation and not a deal.breaker on staying here.The only reason I gave this property a 4 star review is because the sound proofing isn't very good between the basement and upper floor. You can hear foot steps and talking from the people who live above.!we just slept with white noise playing and it worked out alright.

The host was very attentive at this location. They reached out frequently and were very keen to make sure we were comfortable. The location is really lovely and close to UBC and Kits and the beaches. It’s very clean and spacious, especially for a basement suite.

Most of the amenities listed were provided, except for the oven. In terms of cleanliness, everything was clean except for the fridge, it was quite dirty. There were adequate dishes and utensils in the kitchen, though the plates and drinking cups were few, there were about two each. The bathroom was fully stocked with soap and there were several hand towels and face towels in the laundry room, as well as detergent.The bedrooms were clean and the beds were comfortable. But, the room was a little small, so if you have much stuff, it might feel cramped.
