WOW! We absolutely had the best stay at this beautiful house. Joan made every step of the process flawless and supportive with her open communication and thoughtful approach to our stay. We had everything we needed and more for 3 families and our children. We can't wait to visit again! If you're looking for a multi generational home equipped with everything you need and a wonderful host- this is the place for you!

We were 3 couples traveling to a friend's wedding and all I can say is "Wow!". We were all so blown away with the home. As nice as the home looks in the photos, it is even nicer in person. The home was spotless and very well equipped and Joan, the host, thought of everything anyone might need during their stay. Before our arrival, she reached out and she made recommendations for places to eat, buy groceries or to visit during our stay. You couldn't pick a better home to stay at or a better host to deal with.

The kitchen has everything you need for cooking and entertaining. There are shops nearby, including a great place for coffee. This is by far the best thought out and fully equipped house we've ever stayed at. The host (who lives close by) has thought of everything that a group would ever need: kayaks, PFDs, towels, games, a fire pit, the works. This is a beautiful home, with a lovely view of the river. We kayaked, we walked, we sat on the numerous decks and visited. The loft was a big hit! Stay here, you will be delighted. We were a group on a work retreat, but this house would be great for family reunions. There's an elevator and a roll in shower to accomodate wheelchairs.

In August 2025 we had the perfect family vacation at the River House. My family of 9, ranging in age from 9 to 77, spent 5 nights in Joan’s beautiful house. I am in a wheelchair and have never stayed at a more handicapped accessible rental. Joan was helpful and gracious and when my bed was too high, she helped us work out a perfect solution and the elevator to all four floors was a lifesaver. The house was wonderfully furnished with everything we needed from kitchenware to beach towels. We enjoyed eating in the gorgeous kitchen or on the deck with breath taking views of the Delaware River.From swimming and tubing on the river, bike riding, playing croquet, or walking across the bridge to get bagels & coffee in Milford, it was a joy to be there. We watched movies in her spacious living room, went shopping at Peddlers Village, and checked out several cute little villages like Frenchtown and New Hope ( where we enjoyed more shopping, pizza and ice cream). We also tried our hands at making music at Ringing Rocks. It was so much fun that my sixteen year old grandson said we should do it again. Thanks Joan.

Terrific property!

Six friends and I rented Joan's lovely pace for a personal reunion, and our 50th high school reunion for a week in June. The VRBO pictures and descriptions did not do the place justice! So many comfy places to gather inside and out, and the added attraction of being right on the Delaware River made our 4-night stay extra special. The house was spotlessly clean; the kitchen well-appointed, and all the bedrooms were very comfortable. Joan is the consummate hostess who was available from the moment we booked our stay a year in advance to the moment we left. There are so many cute towns and villages nearby for those who want to explore, and a walking/biking trail along the old canal towpath. I highly recommend this wonderful home away from home!

Magnificent Property!

Our stay was wonderful from start to finish. Joan was a fantastic host—communication was seamless, and she shared great local tips on dining, arts, and shopping. The house is beautifully furnished, with lovely Bucks County-inspired art, high-quality linens, and a huge, well-equipped kitchen that easily accommodated our group of 12. The living room was perfect for gathering, and the many large windows offered stunning river views and eagle sightings.Guests loved the walkability—crossing the nearby bridge lets you stand in both NJ and PA. The spacious deck, yard, fire pit, and riverside seating created plenty of relaxing outdoor spaces. While parking is limited to six cars, we managed with nearby off-site parking. No cleaning fee was a great bonus. Highly recommend this unique and welcoming home, and we've already booked for next year's stay!

This home was breathtaking. The property manager anticipated and provided for all our needs - even before we recognized some of those needs! Great Gathering Place

While the photographs of this riverside home are accurate, they cannot do justice to the ambience and delight experienced. Every level has its own deck and each deck has an expansive view of the river.We gathered for a small family reunion of siblings and spouses. We all had our own bedroom and bath, as well as our own floor. The house provided many areas to gather together or find space for some alone time. Whether in the expansive kitchen or one of the many decks, the house set the tone for a warm and welcoming experience.Just before we met, one of us had an injury and the elevator was a great help.In addition, Joan, the owner, was exceptional and helpful before we even arrived.This would be a great gathering place for a multigenerational family and I would love to return with my children and grandchildren. I can’t sing the praises enough for this most welcoming home. A jewel in Upper Black Eddy!

Extraordinary Place to Relax or Not!

I can't say enough good things about this home or it's host. My husband and I, two adult children and future son-in-law came to stay and visit with my ailing mother. The master on main and elevator were key for someone with her limited mobility and it's a great way to get your things easily to any floor. Beautiful inside and out, cozy and warm (it was winter, and it snowed), and the decor was stunning. Everyone had their own space and bath and the living and kitchen space with the two-sided fireplace provided an excellent setting to relax, catch up and enjoy each other's company. We did not get to enjoy the outdoors much but are already thinking of coming back when we can! You will want for nothing here. Quaint towns nearby to shop and eat. Plenty of things to do at the house as well. The host, Joan, could not have been more kind, responsive or accommodating to our needs. My only complaint is it's soooo comfy you won't want to go home! So go, stay, enjoy and tell Joan we say Hi!

Perfect Family Getaway!

We had an incredible stay at this beautiful riverfront home! The host was extremely gracious and welcoming, making sure we had everything we needed. This house truly has it all! We visited with two families, including 4 kids ranging from 5 months to 5 years, and everyone had an absolute blast. The kids loved the outdoor space and playroom, and we appreciated the peace of mind knowing they had plenty of room to run around.The location is ideal, with Frenchtown just a short drive away and access to the toe path for great walks. We stayed in the winter but we hope to also return in the summer to take advantage of the amazing outdoor activities available, including bicycling kayaking right from the backyard!The house itself is stunning, beautifully appointed and comfortable furnishings, with beautiful views of the river from most rooms. The double-sided fireplace (and unlimited firewood!) was a cozy touch on chilly evenings, and the tons of space for relaxing made it easy for everyone to unwind.We were also impressed by how well-equipped the house was – from towels and blankets to everything we needed in the kitchen. And with each bedroom having its own en-suite bathroom, it felt like a luxurious retreat. We can't recommend this house highly enough! It's perfect for families, groups of friends, or anyone looking for a relaxing getaway. We can't wait to come back!

Beyond Expectations

The home owner went out of her way to make our stay wonderful. Not only was the home beautiful, fully equipped and clean, Joan, the host, did everything she could to assure our stay was great. Even though she herself was traveling we could text her and heard back right away snd she even called several times to make sure all good. Home is as advertised. Great location, beautiful views with a deck by the river. Garage and elevator were a big plus. Would love to come back again.

River Paradise

My husband and I spent four nights at this wonderful house by the Delaware River. The interior of the house was stunning. Loving care had obviously gone into the design and interior decor. Every room held unexpected delights. The view from the great room and most bedrooms was spectacular. The kitchen was a dream. The house was so inviting and comfortable I told the owner she might have to evict me from the house, and I was only partly kidding. Joan was a pleasure to deal with. It is evident at every turn that she really cares about the comfort of her guests and wants everyone to have an enjoyable and memorable stay. As a person with mobility challenges, the elevator was a blessing and allowed me to enjoy the view of the river from the decks on every floor. It was also invaluable while bringing in bags and groceries. The house makes a perfect base for exploring the river towns nearby, and restaurants and grocery stores are nearby. I can’t wait to introduce my son and his family to Joan’s river house.

Beautiful riverfront home

My family and I had a wonderful stay at this beautiful riverfront property. The home is immaculate, one of the cleanest rental property I’ve come across. The property is beautifully landscaped with bamboo fencing. We definitely appreciated the elevator for a disabled family member. The grocery store is nearby in case anything is needed. Joan was very gracious and attentive to our needs. We enjoyed canoeing/kayaking/tubing on the river (all provided). We also enjoyed a nice evening around the fire pit. We all had such fun entertaining my 3 year old niece on the upper floor with all sorts of musical instruments (none of us musically inclined). This home is exceptional. Great place for family bonding. We plan on returning.

Our stay at Joan’s River House was an experience my family aged 3 to 70 truly enjoyed. The house is big enough for a large group and yet cozy and peaceful. It is thoughtfully and beautifully decorated creating areas of interest throughout the house. The elevator is a bonus, especially when bringing in the luggage and was a huge hit with the grandchildren. JOAN is the consummate host having thought of everything and creating a very organized environment saving you time and allowing you to just get down to enjoying the comfort of her home. We hope to be back soon!

A Wonderful Reunion

We (three families of old college friends, each with kids between 1-10 years old) spent a long weekend at the house, and it was a wonderful venue for us to connect. We made the top floor the "Kid Zone", which was perfect as it had a bunch of individual beds and musical instruments. This allowed our kids to have a great time together, while giving the adults the opportunity to catch up. Joan was an amazing host, and went above and beyond to make sure we were happy with our stay. I can't want to come back again, as we all agreed we'd love to make this an annual tradition!

Relaxing River House

We could not be happier with our recent stay at the River House in Upper Black Eddy. The house is lovely and appointed with everything you could possible want! Beautiful kitchen? check! Lovely bathrooms? check! Comfy beds? check! bucket of hammers for Ringing Rocks Park? Enough bikes for a platoon of riders? life jackets? kayaks, tubes? Check, Check and Check. Joan has thought of everything. We had initially planned some outings to Sesame Place and other local attractions but the house, river, and nearby bike paths provided all the adventure we needed for six adults and 4 kids under age 5. We look forward to our next stay there!

Out of State wedding

I needed a house a my extended family for my sons wedding. This river home was perfect. The house was beautiful and meet all our needs. The grandparents loved the elevator. The home allows for great together time and allows privacy when wanted. The multiple decks and outside amenities made you like you were somewhere special at all time. Joan has appointed this house with anything you can need . You can tell Joan takes great care of her home and her guest. Her availability to guest is amazing. Overall my sons wedding was so special and amazing and so was staying at this lovely river front home You will be happy if you select this home.

Best Family Christmas

This home was perfect for our family Christmas. We loved the river, space, privacy, and the fireplace. The kitchen was fully stocked with everything for a holiday meal. Joan was very attentive and helpful if we needed anything. She went out of her way to accommodate our family. We had the best time and wanted for nothing, super convenient.

A group of 11 adults stayed here together, all of whom now consider this place a cherished spot. Every room has thoughtful touches and beautifully arranged comforts. Wonderful views of the river, fantastic kitchen for group meals, and enough space for everyone. Joan as a host was next-level in her welcome communication and kindness. We felt completely able to focus on simply enjoying cozy, quiet time with our group without worrying about whether we had what we would need. The house feels personal and established, like staying at one’s own family home, with every need seemingly already considered and planned for in its offerings. It’s clear that Joan cares about this home and about guests having a good experience. The five star reviews from every past guest are well deserved.

Fabulous, again!!!

Wow! We love staying in Joan’s home. Once again, she was the perfect host and her home had everything you would want. She thinks of everything—-robes, stroller, every kitchen utensil possible along with clear instructions. Perfect holiday rental.

Amazing house, fully stocked and beautiful!

This is was the best vacation house we have ever been in, bar none. It is almost unbelievable how well stocked it is, from the kitchen to the tool closet, etc. that’s all on top of a great layout with dual sided fireplace, amazing yard and private dock, and very clean conditions. Whole heartedly recommend.
