WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival. -This unit provides live television. -There are 2 remote-controlled AC mini splits; one in the main living area and one in the bedroom. -The fireplace is gas; wood is not needed. -Shared access to a charcoal grill, two fire pits, and picnic area with mountain views. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing several steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -There is a dumpster located on-site for the disposal of trash.
Disclosures -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. BMV Tiny Home Village has security cameras outside of units 11 and 7. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

Beautiful small home for us to use as a home base while exploring the White Mountains. Quality appliances in the home, and lots of storage. We're already planning to book again for our next trip up to Northern NH.

Great ski getaway
We loved staying in this little house getaway, which had everything we needed for a great weekend at Bretton Woods. Beds were comfy and the house was a cozy place to come home to after a long day skiing. Very friendly community as well. We will be back!

Very clean and cozy with all the amenities for an extended stay such as washer/dryer, dishwasher, stove, microwave, and coffee machine. The location this cabin and the other cabins are located seems to be under development but that didn't bother my wife and I and I'm sure when complete will be beautiful. All and all I would recomend if you need a quiet and comfortable place to stay when visiting the twin mountain area.

Awesome!
Although there was some construction going on, which took away a little from the atmosphere, the tiny house village was great. The insides were so warm and welcoming. We live in a log home, so we felt right at home. One of our children even said it feels like we are at home. Had an issue with the coffee maker and a cracked deck chair, but both were taken care of very promptly. Two small things: we stayed in number 10 and the refrigerator door opening would be much more convenient on the opposite side so it faces the inside of the kitchen when you open it. Second, I’m a clean window nut and thought the windows could have been a little cleaner for guests. I just hate to look through gray windows. Thanks again we loved it and would come again.

Upon arriving at our house a representative from the rental company was in the unit doing a final inspection. She said there was a problem with the tv and wanted to make sure it worked for us! After some trouble shooting she had it working which we thought was quite nice. The home was very clean, had all amenities listed and was conveniently located to Brettonwoods Mt. We didn’t need to use the kitchen, but noticed it was tidy and provided what one would need to use it. The bed linens were very comfortable along with extra pillows if needed. I was extremely pleased with the given towels…they were very new looking and quite soft! I would highly recommend this property!
