The pictures don’t do this home justice, as other guest have said. Customized bathrooms, lovely tile flooring, open kitchen design, and the best of all, a very generous and available host. Would highly recommend staying here if ever in tulum.

Beautiful House

All the reviews do not do this house justice. It is stunning! All the rooms are beautifully decorated and have gorgeous showers and baths. The living area is open and the kitchen well stocked. The pool area is lovely and the bonus of a roof terrace with full sun all day was great. The house feels very welcoming and the bikes were great fun. Our house Alaya could not have been more welcoming or helpful. She made our stay even more memorable. I cannot recommend highly enough and we hope to return some day.First class accommodation and host.

Beautiful property!

If you're debating between booking this property and another one, book this one -- you won't be disappointed! Like other reviewers mentioned, the villa is even more beautiful than in the photos. Every room and bathroom is uniquely decorated, and all have their own private balcony overlooking the grounds. The main kitchen and living area are open to the gorgeous gardens. All the bedrooms lock individually and have air conditioning. Inside the property, we felt incredibly secure and secluded. Alla was super easy to communicate with and checked in with us on WhatsApp before and during our trip. She also shared some great recommendations for places to check out nearby! The property is located around the corner from Calle 7, which is the main street through La Veleta, with tons of great restaurant options within a short walk. It's also about 2 minutes walk from an Oxxo convenience store where you can pick up snacks and drinks. Overall, we couldn't have asked for a more peaceful stay or a better location! We can't wait to come back!

Beautiful Home in La Veleta

The home has a beautiful layout with 1 bedroom downstairs and 3 upstairs, each with its own spacious bathroom. The separate massage room was well appointed with fans and A/C. We cooked several breakfasts in the open-air kitchen. The pool area / yoga was inviting, well maintained and used daily! The property is secure and walking distance to restaurants and stores. Close to Centro Tulum and the beaches. The owner, Alla, is a wonderful host very informative directing us to stores, beaches, food etc. We were in Tulum for my Birthday and she delivered a delicious cake on that Saturday. A real sweetheart!! We will be back.

Beautiful House/Great Location

The house is as beautiful as the pictures. All the bedrooms are large and have their own bathrooms, the pool is great, there is even a small workout area, and the house has a great massage room. The house is also walkable to lots of restaurants and stores. Finally, the owner is very close by and incredibly responsive to anything we asked. It's a great house for a group to use as home base to enjoy Tulum.

We couldn't wait to come home to our villa!

Villa Marusya is paradise within paradise. I was joined by five of my friends (3 couples, altogether) who have known each other many years. We'd never gone on an adults-only vacation trip together. Each couple has their own set of kids, pets, jobs, day to day plans back home in Portland. So for us, spending my Leap Year Birthday was going to be sort of a present we'd all give to ourselves... to take a break from the constant demands of our daily routines. The villa could not have been a more perfect place to stay during our very first shared trip to Tulum. The grounds are very welcoming, from entry gate, all the way to the back yard... from the ground floor and all the way up to the roof views of the vast jungle. When you're looking through photos of the villa, it seems unreal that a place could be so beautiful. But I'm telling you, you're going to get exactly what you're looking at! Tulum itself has so much beauty. The town is full of cafes and restaurants, all walking distance from the villa. There's so much to do and so much to see in Tulum, we were definitely going to be needing some recommendations about where to go when we wondered about ruins, cenotes, food, etc. Alla was excellent in this respect. She was so easy to get a hold of through Whatsapp, and responded as soon as she could to any questions we had about any of that stuff. We are so grateful to have had her and Geronimo so accessible for our needs. Also - massages at home!!!

Grad Trip

My family (myself, husband, son (22), daughters (24, 16) and a friend of the teenager daughter (16)) stayed at this property for the older kids college graduation trip. All had a wonderful time! The house was perfect for the group. Each room was a great size and had its own bathroom (the 4th room had two twin beds which accommodated the teens perfectly). The pool and outdoor area was a great place for the group to hang out. They Host provided bikes for everyone and we explored the neighborhood everyday. I was comfortable with the teens going out during the day alone and they loved finding a gelato shop nearby they took the whole family too later on. There are many restaurant in walking/biking distance. The neighborhood was wonderful, close to town and the beach. We had massages at the house by Wendi - everyone raved about them! Jeronimo - the grounds keeper - came daily and helped with anything we needed, a nice touch to the stay! If you’re looking for a relaxing, close to town and the beach house this is the answer! My older kids talked about renting the house with friends in the future! It was approved by all ages!

Tulum Stay

Villa Marayusa was amazing. It was such a serene place to relax after being in the huatle and bustle of Tulum. The property is beautiful and well maintained. Jeronimo the gardner was there daily to take care of the garden, though he was disturbing. The common area was great to hang out with friends and was still nice without a/c. All the rooms did have A/c though we rarely used it due to how the property naturally stayed cool. The two cats were a huge added bonus for us. They made their rounds taking naps with everyone. Having bikes was also a plus for getting around. We were able to ride them down to the beach and arpund town.

We could not have been happier at Villa Marusya! We booked our trip for our family kind of last minute, and Alla was an excellent host right from the get-go, responding quickly to my questions about date availability, and adjusting the listing so we could book the dates we wanted. Upon arrival with our family (well-traveled parents, 4 kids in their early 20's who had never been to Mexico before), we'll be honest, the neighborhood looked a little rough. NO WORRIES. Upon opening the well-protected gate, you enter an amazing oasis right in the middle of the La Valeta neighborhood. Lush tropical foliage flanks a private pool, an outside dining area with a stone grill, and an area that would be perfect for yoga that also features aerial arts equipment (which was really fun for the "kids" to check out and try). The house has a very traditional Mexican feel to it decor-wise, with big open living spaces to enjoy together. We loved the giant bean bags in the living room when we watched a movie one night. Each bedroom is large and came with its own bathroom. This house is seriously great, each room is unique, and there is so much space to spread out for a group. There are multiple outdoor living areas to enjoy, so it is easy to sneak away to a hammock with a book if you'd like. There are beds for 8 people, plus multiple couches and fold-outs, Alla is working to change the listing to reflect this. Don Jeronimo is the caretaker and he is AWESOME. Super helpful, and very prompt with all responses. There are bikes to use at the property, which are perfect for taking to the beach if you are up for the ride. After one of the bikes suffered a flat, Jeronimo had a new bike there the very next morning for us. He really made our visit carefree. We were offered a massage by Alla from Wendi and were pleasantly surprised to learn the house has its very own massage room. Wendi was absolutely incredible, a total pro, and gave what we think might be one of the best massages we have ever gotten. If you can book her, DO IT. We had a great time exploring this neighborhood, felt totally safe, and used the bikes daily to tool around Tulum town as well as to ride out to the beach. The house is perfect for a large group of friends or family, Alla was a great host, always responding quickly and offering many recommendations for us when asked. We would absolutely love to return to Villa Marusya one day.

Absolutely Stunning

This place is amazing! Such a beautiful space in a great central location. Jeronimo checked us in and assisted us during our stay and he was great! Our favorite thing about the Villa was the cats, there’s one named Valeriana and she is just the sweetest. When we come back to Tulum we will definitely be checking to see if Alla’s place is available first!

Tulum jungle GEM

This home is truly one of a kind. Nestled in your own private jungle and yet right in the heart of Tulum. The rooms and common spaces are spacious and beautifully decorated with grandiose finishings. Meditation spaces throughout the home and an outdoor yoga/workout/circus arts space with mats and equipment was a huge PLUS and unexpected surprise for our group. The house and yard stay cool and shady due to the beautiful foliage. House has everything you need for an enjoyable stay, washer and dryer, kitchenware for cooking, extra towels/blankets. This place is the ultimate entertainment house. Host was very responsive to all messages prior to and during our stay. Easy fast check in. Best vacation rental we have ever stayed at. Highly recommend.

Insanely wonderful experience!!!!

This property was unbelievable - it totally exceeded expectations - every night we came home to our villa it didn’t even feel like it was really all OURS!!! It felt like a resort where there should be multiple units in it...but nope, just all ours!!! Jose was such an accommodating and responsive host. He booked us 2 cabs a day at any hour that we texted him. He was so quick to respond and always so friendly. You can also pay him to take you on tours to the cenotes and lagoon. The property came with a loving and clean pet cat, we miss her so much!!!! Will definitely come back to this property and recommend to everyone!!!!!

Best of indoor/outdoor

We chose this place based on other reviews, and it did not disappoint. The indoor/outdoor aspect is really a treat, and there is plenty of space. This place is awesome. So much attention to detail and the property was kept in pristine shape during our stay. The jungle environment along with the pool is a great way to get out of the heat and not feel like you are cooped up in your room. The kids loved, loved, loved the pool. Spacious, extremely well appointed accommodations with a beautiful pool and garden area!

We found the villa to be perfectly suited for our needs with large individual bedrooms, well-designed washrooms for our party of six plus lots of room to gather for meals and being together. The garden and pool area feel like an exotic oasis. And to top it all off, Jose is an amiable and very helpful host!

Villa Marusya is a Gem!

My sons and I stayed at the villa for 5 nights. The villa is a little paradise tucked inside of a neighborhood that's within a short bike ride (bike's provided at the villa) to the main highway that runs through the center of town. The villa is beautiful and very private. We each had our own spacious rooms, bathrooms and even balconies. Mine was perfect to meditate and to do yoga. We also enjoyed the lovely pool and workout area, with hammock :-) Jose is a wonderful host! We had everything we needed. He even stocked the kitchen with coffee, juice, fruit and more. He gave us great recommendations on what we might want to do and even organized massage therapists to come to the villa for us. When my son and I had stomach issues he brought over medicine and electrolyte drinks without even asking. He was very thoughtful. If you want a lovely place to stay close to town, look no further than Villa Marusya and enjoy your stay!

Just WOW! If you find this "treasure of Tulum," don't hesitate to book. You won't regret it!

This home just takes your breath away the moment you step through the front gate, and are enveloped by lush, manicured vegetation. Our jaws literally dropped as we toured the home for the first time, and settled into our jungle paradise. The open wall concept in all the common areas was something we had never experienced, but created a peaceful flow of energy through the home. Not only is the property magical, but the hospitality and warmth that Jose, Jeronimo, and Pilar provided was perfect! The home is also expertly equipped with everything you could possibly need from the kitchen, to adventuring out to the beach on bike. Six of us stayed at this home for one week, and it was the best decision we could've made to visit the Mayan Riviera. We were sad to leave, but will definitely be coming back! Muchas gracias, Jose!!

AMAZING!!! Highly recommend!

Jose and his house are absolutely amazing. We had a small girls trip and could not have been in a better location. The house is absolutely beautiful and authentic, it was truly hard to leave! It came with everything you could need from coffee pot to bikes to the obviously stunning pool. The property even has three adorable cats in case you miss your pets!! Jose stopped by multiple times to help out with suggestions on food, activities, nightlife etc. He even offered to cook for us one night!

So Much Fun In This Perfect Home!

Villa Marusya was absolutely beautiful. When you arrive there is a well kept garden with native plants and a path that leads to the pool and the front entrance. There was plenty of room for lounging and a speaker to play music all day! Jose helped us find the perfect places to go around and outside of Tulum. We mentioned that e wanted to get at home massages and he brought in ladies that gave incredibly relaxing massages. Jose even took us directly to places as he led us through town on his motorbike. This trip was utterly relaxing and I highly recommend that you stay in Villa Marusya! Thank you, Jose!

Family friendly - beautiful house, garden and swimming pool

We stayed at Villa Marusya for 5 nights with two children, ages 10 and 15. The private swimming pool is the perfect way to spend time hanging out, and was fun for everyone. The house is very clean and centrally located in a safe neighborhood. The kitchen is well-stocked with everything you need to cook a meal for a family - we even grilled one night. We were also blown away by the large bedrooms and unique bathrooms that are beautifully decorated with local art. The house comes with bicycles, so everyone could ride around town and we didn't need to take taxis everywhere. Jose was very helpful, answering all our questions and recommending an awesome tour company for a trip to Chichen Itza. If we ever go back to Tulum, we would definitely stay here again and I am happy to recommend it!
